Bitterly disappointed as to how they blatantly try to rip of Tenants. I called to query the return of my sons deposit as they decided to withold money for damage to a bed and to clean the Flat. Defense: The Flat has a problem with a lack of Hot Water which has never been permanently fixed and this was a issue with the previous tenants as well. I asked Ashley for photos showing the damage to the bed as it was broken when my son moved in so he taped it to hold it together. Apparently they cannot send me any proof because of GDPR. Lol. When i said i would visit the property to check he said i cant do that as they have now bought a new bed. Not bad going in a week. Don't use this agent as they tell complete lies. They have said they will now pass this to the Adjudicator and i will let you know the result. I will also add the photos we have off the Bed, Mattress and Microwave so you can see the quality of their properties. Very poor Letting Agents that would never survive in the real Private Rental Sector

AVOID AVOID AVOID if you are a tenant. Refusing to own up to any responsibility - our student house is INHABITABLE, impossible to get hold of the landlord too. Rented a student house in Nottingham - there were maggots, mould all over the wall and blinds, dirty mattresses, paint droppings and litter all over the floor, dirty UNDERWEAR and bedding in the drawers, countless broken furniture, grim dirty surfaces, 20 bin bags dumped in the garden of grass cuttings which haven’t come from the garden as it’s concrete, rubbish everywhere, no lights in rooms - there is a lamp in the kitchen and a no handle on the oven. Unless you want to get ill from mould and have to go through an agonising process of contacting the uni, housing body and council as well as losing lots of money I’d recommend staying far away from Tristrams and going somewhere else!!!!

Went into branch today to terminate a tenancy which had been agreed by another member of staff with a fee of £775. I tried to pay yet Binta said this is not possible unless we wanted to pay double! She then proceeded to say that we still need to pay for all bills and council tax. When I explained we had cancelled them due to moving she said she’d get in contact with them without my permission to do so. It later transpired that she gave misleading information as the branch manager did confirm it was £775 cancellation fee. The manager Nicole was very helpful and my partner would recommend speaking to Nicole in the future . Binta made my partner feel undermined and belittled as she wouldn’t let her finish her sentences. She also made me feel very uncomfortable as she addressed this matter in front of all of her colleagues in a public area . I thank nicole for sorting out problem out very swiftly but would avoid binta as she gives misleading information and does not speak to you in a nice way!

If I could give half a star I would! Awful, awful lettings agency. Moved in to a property in February, in a mixed home of studios and rooms. No information given that you HAVE to travel to Nottingham to pick up keys and cannot use the outdoor lockbox provided. Advertised as a professional let yet living with students. Lockbox in the kitchen left open and full access to all keys until us tenants found the correct way to lock the keys! Another housemate was then given incorrect keys and made to travel back and forth from Nottingham to Derby twice. Shared bathroom with one other tenant - no lock, a sliding door instead. Asked twice for a lock to be added and was told no, it was not an 'essential need'. Reported one of their handymen to Tristram's as they had been sending another housemate very inappropriate messages and told this to Tristram's with accompanying screenshots - they told us initially that this person would not attend, then proceeded to let him return to paint a wall that was not essential, and did not respond when I queried this as we had been told the incident had been logged. According to the house profile, we had a gardener, a cleaner, and a shared space. Cleaners attended maybe once a month, didn't hoover and didn't clean the bathroom as described in the contract. Also spent the two hours loudly on the phone talking and disturbing everyone. No gardener ever showed and the garden is an absolute mess of overgrown bushes. I reported in the first week of moving in that the sink in the shared bathroom was blocked, and I was told to correct this myself. I responded and said that this was within the first few days of moving in, and was likely a blockage further down and they replied saying it was probably blocked with hair yet we did not use it for hair washing! This was then deleted by the management on property file, so I reported again. When they finally replied, they had said I would be charged personally if a maintenance person attended and there was found to be nothing wrong, despite the issue having now been months long. During the moving process, I asked to be contacted via email for viewings as I work a lot of nights. At work one day, my housemate notified me to say there were people in my room conducting a viewing and I had not been told. I checked my voicemails, and I was told in the voicemail that if I did not respond they would rearrange. I did not respond yet they went ahead anyway, and when I contacted them to discuss this they were incredibly rude, patronising and passive aggressive on the phone. I was not given adequate notice, nor have they ever listened to paying tenants when discussing an issue. I then reiterated that I should be given 24 hours notice minimum and that they should confirm in emails as this is how they had always communicated before. Overall, this was a terrible experience! You speak to 10 different people as the staffing is always different, and when picking up the keys they beg you for a positive review (I have swiftly deleted mine since!) and make you feel unwelcome. I now rent a property from someone who used to work for Tristram's, who knew the maintenance person in question by name as soon as I had mentioned the issue, and had confirmed they had several issues with them before! I would not rent from Tristram's again, especially as my room price has now been raised by £50 a month, yet the price of a studio in the same house remains £600 - now exactly the same for the smallest room in the house. It is no wonder that of all the people that moved in when I did have all moved when the tenancy ended, and the rooms remain vacant. Tristram's did not care for its tenants at all.

Do not use Tristrams. Our student property was in a bad state when moving in, we experienced a serious mould problem for months which was poorly dealt with, so much that we had to get the council involved to help us. We had an electric circuit which was described as being one of the most dangerous ever seen - no real apology from Tristrams or the Landlord. Landlord tried to claim £1500 (our full deposit) by forging receipts which were linked to his own companies. We had a few issues that never got fixed eg a bathroom sink smelling of sewege, the mould never got fully fixed. Tristrams and their associated landlord who owned our house, just want as much money from their tenants as possible. Would not recommend to anyone!

I also got email from Vouch(Company they use for tenancy applications) saying the application is complete. The day before my move in date, they have decided to not give me room because landlord gave it to someone else. I was furious but i said okay show me what else is available and person called luke was supposed to show me the house. I went there no one turned up. Something like that happened when i went to view other properties through this agency. Once they didn't have keys to the property and were turned away. The company ask for reviews before you even apply and they put you in very awkward position not to leave a review. Most of the positive reviews are from landlords. If you students, avoid this company at all.
