*DO NOT UNDER ANY CIRCUMSTANCES RENT FROM 18 PREMIER ROAD* the landlord was totally incompetent and failed to sort out the countless issues we experienced whilst living in this house in a timely manner. We have waited 4 months for a final decision on our deposit, this was taken to the DPS where the landlord scammed all tenants out of their deposits. Tristrams were also very unhelpful and unprofessional in their ways.

As discussed you were aware of all maintenance being dealt with on the property you applied for and my team were working with you and the landlord to get all resolved prior to move in. You were offered a viewing the day before move in to confirm you are happy with the condition however declined this and decided to withdraw from moving in to the property. Started off well, but soon ran into multiple issues where the agents were the opposite of helpful. Mould was spotted in the property, after 5 days of emails the landlord finally agreed to send a roofer round. We were then informed the hole in the roof would be fixed a month after we moved in, with no negotiation of rent for that month. When asked if the wall in the main bedroom had been treated and cleaned, one agent said it had, then another said that it hadn’t. We asked if the landlord would do this before moving in, and were informed that if we were too difficult the landlord might pull out. Despite raising the mould 10 days before our move in date, it was all forgotten about until the day before, essentially causing all the unnecessary stress. It then came to light that the landlord had known about the mould for 2 months, so we were forced to not proceed with the property, losing our holding deposit through the agencies lack of organisation and communication.

Really bad experience with Tristrams. There were a few properties that I was interested in viewing, however tristrams would only offer zoom viewings. This wouldn’t be that much of an issue, however zoom links were never emailed over and I was never contacted. Such a waste of time when you have cleared your afternoon to view 3 different properties over zoom. The one property I did get to see in person was terrible. The lad showing us around was great but he was late. I had to call Tristrams after 10 minutes of waiting outside the property in the rain. Eventually he turned up with another couple, so I assume they thought they would join our viewings together? Again, fine, but no heads up of a change of time or that the viewing would be in a group is not professional at all. Once we went into the property the key for the room to let was not there. A tenant in the house had to tell us that one of the other Tristrams workers had taken it a couple of days before. Again, very unorganised and unprofessional and a big waste of everyone’s time. We then went to look at the communal areas and walked to the ‘living room’ (a room with nothing in it in a ‘furnished’ property) and found that the floor was flooded with water. The overall condition of the house was shocking. Wall paper hanging off the walls, paint marks on the carpets, dust absolutely everywhere. The room they eventually showed us to (not the one for let?) was terrible and nothing like what was being advertised. The light didn’t work so one of the other people viewing had to put his phone torch on for us. The room was honestly terrible and the en suite was disgusting, shower doors were hanging off and it was just generally filthy. As I’ve seen from the other reviews, it seems that Tristrams make people write positive reviews for them when submitting their tenancy applications. I was shocked when I saw an overall 4* rating for this company, but I guess this would explain it.

AVOID!! HORRIBLE AGENCY!!! Jessica Castledine is the MOST RUDEST and most UNPROFESSIONAL tenancy manager we have ever known!!!!! We rented a house from this agency for a few years and never had any problems until Jessica became our tenancy manager - the amount of problems and stress she has caused us simply because she had a personal hatred towards us was unbelievable. When we raised a complaint against her we heard nothing back - the agency does not care. Emails not getting answered, complaints neglected and not taken seriously. The agency is never supportive of tenants either, they only act in the interest of landlord. WOUDL NOT RECOMMEND RENTING WITH THEM, AVOID AT ALL COSTS!!!!! Disgusting service!!!!!!!

Extremely unprofessional who do not protect their tenants, do not follow mandatory code of conduct. In breach of Section 8, Viewings (8a) and Access to Premises (8e). Tristram's Estate Agent forced the live in tenant to do their 3 monthly house checks even though when told that we did not feel comfortable undertaking this frequent checks, we felt unsafe around random people coming into our house as they wish - not once but multiple time until this was challenged by me. The reality is that you ignored her wishes and instructions. Surprisingly, they claimed to have maintenance manager that is not proactive to maintenance issues. All they do is to encouraged landlords to increase rents. How do i know about this - Tristrams mistakenly sent me the copy without knowing. Disgusting, money hungry Estate Agent. Stay away from them. Hopefully like their other estate agents will shut down soon.

Thank you for your review, we have reviewed your file and we are unsure as to why such a negative review has been left. You were on a joint tenancy with 2 people residing at one of our lettings properties, you requested to terminate your tenancy, and asked that the second tenant could remain at the property as a sole tenant, after we looked into the possibility of this, it came to light that the tenant wishing to remain at the property would not be in a position to meet the monthly rent payments which would have had a negative impact on not only the landlord but also on the remaining tenant as both parties would be open to financial difficulty if the rent payments could not be met. In the interests of all concerned, a section 21 notice was served to bring the tenancy to an end, yourself and the second tenant decided to vacate the property prior to the expiry date of the section 21. On collection of the keys that were left inside of the property by yourself and your written confirmation that you had both vacated, we promptly ended your liability and conducted the final inventory. We are happy to discuss this further with you and answer any questions you may have.

I'm convinced they're either buying reviews or I was just impartial to their "excellent customer service" for whatever reasons. Would not recommend trying to rent out a place with them.
