Extremely unprofessional who do not protect their tenants, do not follow mandatory code of conduct. In breach of Section 8, Viewings (8a) and Access to Premises (8e). Tristram's Estate Agent forced the live in tenant to do their 3 monthly house checks even though when told that we did not feel comfortable undertaking this frequent checks, we felt unsafe around random people coming into our house as they wish - not once but multiple time until this was challenged by me. The reality is that you ignored her wishes and instructions. Surprisingly, they claimed to have maintenance manager that is not proactive to maintenance issues. All they do is to encouraged landlords to increase rents. How do i know about this - Tristrams mistakenly sent me the copy without knowing. Disgusting, money hungry Estate Agent. Stay away from them. Hopefully like their other estate agents will shut down soon.

Awful, dishonest and unprofessional. Just a scroll through these reviews and their responses will show you how rude these clowns are and how little they care. Rented through them but wasn’t told that I was actually renting through a company called housing 35. The building was still half finished when I moved in, constant building work and no wifi at all for the whole year despite this being advertised. On top of this, the building was unsafe to live in. The building work meant that the main door to enter the building would not shut, therefore anyone off the street could walk in (very dodgy area too so I ended up staying at home over 2 hours away for weeks). Also, a whole window fell out (completely off the hinges) when I tried to open it. Nobody responds when you need something but they bombard you with calls asking if they can book viewings in your flat 24/7. Also sent me a very interesting rental contract AFTER I paid deposit saying I wasn’t allowed overnight visitors. Avoid at all costs unless you want to be scammed. CIRCUS SHOW!

Awful experience whenever I try to get any problems managed by the team regarding my tenancy/property issues! Today after ringing to resolve an issue that hasn’t been dealt with for months, one lady I got through to was very rude and gave me an attitude when telling me my problem isn’t her job and I shouldn’t of rang, then proceeded to put me through to someone who could help but then said that they will have to ‘call me back’, I have been told this dozens of times and never heard back.

I wish I could give Tristrams a better review, but unfortunately, my experience with them has been less than satisfactory. Despite their claims of being a fair and impartial mediator between tenants and landlords, they consistently sided with the landlord, even when it was clear that the landlord was in the wrong. Upon moving out, Tristrams falsely claimed various issues on the inspection report, despite knowing full well that they were untrue and non of our responsibilities. It seems that they are more concerned with pleasing the landlord than providing accurate and honest assessments. When it came to discussing legal matters, Tristrams would often lecture us on the law when it suited their agenda, but they were quick to forget about legalities when it worked against them. They would attempt to guilt-trip us into feeling empathy for the landlord, while offering no such empathy to us as tenants. Most shockingly, Tristrams served us with a Section 21 notice without any prior discussion or consideration of our situation or alternative housing arrangements. When it later turned out that the notice was invalid, they suddenly shifted gears and expected us to sympathize with the landlord's situation, rather than addressing the legal issues at hand. To top it all off, Tristrams failed to ensure that their property had the appropriate selective license in place, a potentially serious offence. Given the numerous problems we encountered during our tenancy, this lack of due diligence was not surprising but certainly disappointing, and I'm certain there will be consequences. In conclusion, I cannot recommend renting with Tristrams. My experience has shown that they prioritize landlords over tenants and fail to uphold important legal standards. If you're looking for a trustworthy and tenant-friendly agency, I would recommend looking elsewhere

The perfect letting agency to go for if you love being messed around and having your viewings cancelled and rearranged every half hour! Tristams give you absolutely no chance of organising viewings to fit within your schedule, instead you’ll find yourself cancelling and rearranging every facet of your life just to try and make it to a viewing that will no doubt get cancelled within a few hours. I understand that things cannot always run smoothly, but the amount of cancellations we’ve had is well beyond reasonable. Tristams? Lol more like pisstams :/

They are terrible at communicating anything to you. Their staff come across as lazy and do not want to hear about any problems. They are patronising over the phone and do not show any empathy. They have told us we have viewings/inspections and have failed to show or even notify us that it will not be going ahead 5 TIMES IN A ROW! The estate agency is shambles and if you have the opportunity to use someone else, please do it! Completely unprofessional and untrained staff, seems like they’ve dragged random people off the street to work for them…

I don't understand how they have such a high rating. They are so slow and uncaring. It takes them such a long time to respond to issues such as the boiler breaking, leaving us without heating for several days. When we first moved in, there were a lot of problems with the place. We reported all the issues on their app and after several months they just deleted all our reports without addressing them??
