AVOID!! HORRIBLE AGENCY!!! Jessica Castledine is the MOST RUDEST and most UNPROFESSIONAL tenancy manager we have ever known!!!!! We rented a house from this agency for a few years and never had any problems until Jessica became our tenancy manager - the amount of problems and stress she has caused us simply because she had a personal hatred towards us was unbelievable. When we raised a complaint against her we heard nothing back - the agency does not care. Emails not getting answered, complaints neglected and not taken seriously. The agency is never supportive of tenants either, they only act in the interest of landlord. WOUDL NOT RECOMMEND RENTING WITH THEM, AVOID AT ALL COSTS!!!!! Disgusting service!!!!!!!

Extremely unprofessional who do not protect their tenants, do not follow mandatory code of conduct. In breach of Section 8, Viewings (8a) and Access to Premises (8e). Tristram's Estate Agent forced the live in tenant to do their 3 monthly house checks even though when told that we did not feel comfortable undertaking this frequent checks, we felt unsafe around random people coming into our house as they wish - not once but multiple time until this was challenged by me. The reality is that you ignored her wishes and instructions. Surprisingly, they claimed to have maintenance manager that is not proactive to maintenance issues. All they do is to encouraged landlords to increase rents. How do i know about this - Tristrams mistakenly sent me the copy without knowing. Disgusting, money hungry Estate Agent. Stay away from them. Hopefully like their other estate agents will shut down soon.

I'm convinced they're either buying reviews or I was just impartial to their "excellent customer service" for whatever reasons. Would not recommend trying to rent out a place with them.
The worst experience trying to rent. I viewed a rental property with Tristrams on the 17th august and was shown around by a lovely lad called max which was the only good part of this whole experience. I filled in my application for the property the same day and payed my holding fee and was assigned a property agent Called Thomas who would be helping me with everything and getting moved in. I explained to Tom I couldn’t provide a guarantor for the property, but if the landlord was happy with it, I could provide a company guarantor instead. He said he’d speak to the landlord and “call me back”. Fast forward over a week later, I’ve not heard anything from Tristrams so I call back and Tom still hadn’t spoke to the landlord about the guarantor situation at all. Finally after a few more days of chasing up Tom because no one from Tristrams seems to bother ringing you back or emailing you back with updates when asked too, I get the green light to apply for the company guarantor from the landlord. I fill out everything required for the guarantor and send Tom the last thing and he takes it to the landlord so I can secure the tennancy - it is now the 12th of September at this point. I express to Tom how I’m wanting to get moved in urgently as possible - he tells me the landlord is being funny about the move in date.The next morning I wake up to an email telling me my tenancy offer has been cancelled with no explanation or courtesy call. Only after emailing Tristrams asking what is going off and why the tenancy had been cancelled, I was told Tristrams don’t accept company guarantors despite telling me it shouldn’t be a problem. I asked for my holding fee back, and was sent an email implying that I don’t earn 22k a year (I could provide a contract from my employer proving this if Tristrams had bothered phoning me back ever) and that I actually earn 16k a year - again, haven’t a clue where they have pulled this figure from. And because of this they will be “retaining” or as I like to put it stealing my holding fee that they kept longer than the legal time period they could anyway. I feel as though for the past month, I’ve been having to do Tristrams job for them, chasing them up constantly, emailing them. All for them to send me a cancel email, refuse to return my holding fee, and not even have the courtesy or common decency of ringing me to explain things. Communication was dire throughout the whole experience and I wouldn’t recommend anyone let from them, better off with other local estate agents like Wallace and jones that actually pull their finger out. Landlords - do you really want to let these people handle your money and tenancies?
Don’t use this agency. Booked house in January 2023. Called in June 2023 to confirm all was okay. 30 days before contract started, told we could no longer move in as landlord did not have permission to rent the house with 7 bedrooms. How can a competent estate agent not check this? Albeit we were given our deposit back, we never received compensation for the costs we incurred in cancelling ancillary contracts which we had signed on the say so of Tristram’s - I.e. gas, electrics water etc.
Saw on tiktok how terrible a state the house was left in for new tenants moving in. mould everywhere decaying walls and hundreds of rubbish bags in the garden. Maggots had infested the house
I had previously left a good review but that was about simple matters. Due to an admin error which Tristram's admitted (they hadn't applied for a landlord licence on my behalf) and a poor inspection after fire damage, I got my home back later than expected and in need of much repair. The rent deposit scheme adjudicator mentioned in their statement that they would have awarded more than the deposit if they could(which says a lot). Additionally, the compensation offer from the owners of Tristram's was derisory in view of the situation and in no way covered my emergency short term housing costs(I accepted the offer as I did not want to pursue through the ombudsman). Office staff maintained regular contact and were courteous but kept having to refer matters to the owners who did not contact me when promised(crucially just before a weekend when I had to make a decision on looking for more short term accommodation, which they said they would assist with). I never did hear from the owners. #a few days later after posting the above# Received a voicemail from what I believe is one of the owners, asking to discuss why I had changed my review. Where was my call in April (4months ago) ? Ask yourself if this is good enough?
