I purchased a property through Romans and had the pleasure of dealing with Will Baggs. The process did drag on but this was due to the solicitors as with any purchase. We did find areas of concern but some how with Wills help in reaching a compromise with the seller everything fell into place. I would recommend Romans based on the customer service and satisfaction I recieved. Update: It’s been 6 months now and I thought I would update my review. I was sold this house as completely renovated property inside and out. I feel compelled to re-write this review as I’m at my wits end. This is my situation, I have a family, a baby and wife. 1) Upon moving into the property there was no gas supply, as the gas meter had been removed. No help from Romans. 2) During the contract negotiations, I noticed damp and a this was meant to be resolved through damp proofing injections which we were told came with a guarantee. When moving in and noticing there was still damp contacted the company that did the works and told us the warranty was void due to owner not listening to advice that the re-plastering needed to be waterproof plaster. No help from Romans. 3) The location of the stop-valve. I needed to cut off the water supply. Owner had tiled over the stop valve and assuming council had paved over the outside but again it could have been this evil sellers’ workers. 4) When viewing the property, we noticed a damp patch on the ceiling and was told by Will that the owner will repair this likely to be a broken tile. What I now realise is they just painted over and no repair work had been done. Which has meant more expenditure which I don’t have. 5) When viewing the property, we noticed carpet cut out in the middle of the lounge with tools on it. When quizzed Fraiser from Romans he said the workers must have left it behind, but he’ll have it removed. When moving in it was still there. When I removed the carpet, I realised why they had left it behind because they were hiding the fact that the flooring was dangerously uneven in the middle of the living room space. 6) Soon after moving in, wife used upstairs bathroom to give baby a bath. I was watching telly and noticed a brown patch. The upstairs bath was leaking into the ceiling. Another cowboy job by the seller. Contacted Romans no help. Another additional cost on a completely renovated inside out property. 7) The boiler was sold as new, but all the other parts connected to the boiler were re-used from the old boiler. When the boiler stopped producing domestic hot water 2 weeks into the move. I contacted the manufacturer as the boiler I was told by Romans was under warranty. It was not, as the gas safe engineer that also installed it did not bother to fill out the warranty card within the correct time frame. Contacted Romans no help. I contacted the installer who was making excuses but agreed to send someone out to repair the boiler, this also so-called gas safe engineer then ignored my calls and texts. He also not licensed, and I couldn’t see at the time of work being carried out that he was licensed to carry out the work. Another expensive bill for repair work. 8) (Bathroom locks), purely display no locking mechanism. Replaced. 9) (Stairwell), the risers are way too high. 10) Flooring needs replacing throughout the property. I honestly feel I have been severely conned, there seems to be no accountability in the housing market. Complete cowboys. Please be warned if you come across a house sold by the following Ashwini Kumar Sood (Bristol) run a mile and if you have a boiler and the work has been done by Charan S.Bahra (Slough) run a mile Complete and utter cowboys and lowlifes. I can understand people reading this and thinking he is angry, but behind this catastrophe I am feeling suicidal. It has put enormous strain on my marriage and mental health.
Absolutely horrible experience! 1) The flat was not professionally cleaned when we moved in, so I had to clean it myself for a week! 2) The agency did not bother passing my contact details to the property management company during a year of tenancy, therefore I have never received any correspondence regarding any change of gate and door codes. As a result, have been locked out of my own building and flat quite a few times with my little 3 year old child. 3) We have been forced to pay a water bill that did not belong to us, as we have not even lived there at that time. 4) We have been forced to pay a water bill that was not even on our name IMMEDIATELY. The agent came over to the property telling us to pay the bill, which made us feel extremely uncomfortable. 5) They have failed to let us know that the bikes and pushchair storage was being cleared out, and as a result of their in professionalism, we have lost our child’s £1400 pushchair. Very very very poor service.
Absolutely HORRIBLE estate agent. The property we rented from them had paper thin ceilings so we could hear every footstep the neighbour upstairs was making, kid running etc... The estate agent failed to mention this at check-in even if the estate agent knew about the issue, issue that made out stay there a nightmare. They claimed a professional cleaning was made at the property before we moved in but found dirty curtains, oily extractor Fan and rubbish under the sofa, absolute disgrace. Now at check-out, they are claiming almost £300 pounds in cleaning costs, when the property has been returned in a cleaner state than when we found it. Complete crooks with which I will NEVER deal again.
RIP OFF AGENT. THEY WANTED 3% FOR SELLING MY HOUSE & TOLD ME THAT'S THEIR STANDARD FEE. I WONDER HOW MANY PEOPLE FALL FOR THIS. OBVIOUSLY I ENDED UP NOT USING THEM. Just looking at their response, it's the good old 'we have no records' answer.
Absolute con merchants. Problem after problem & will never rent another house again thanks to the experience with the team here. If you are looking to rent from these guys I would steer clear.
Romans are a dreadful property manager and always take significantly longer than expected to deal with any issue. It took a year to get new windows for our house, a month for them to refund me for a washing machine that I bought when the one at the property broke (for the 3rd time in 8 months, the previous times each took a week and a half or more for them to get someone in to fix). Whenever there is an issue they need to be chased or they will not move forward with the issue for several days after it has been reported. It takes so much more effort to get any issue resolved by dealing with this "managed" property than if you were to deal with the issue yourself. The only problem with that is that they would then take a month to repay you if at all. We have had constant issues with them with not a single issue being handled in a reasonable amount of time despite the fact that we have a baby and a toddler in the house.
Very limited customer service. Didn't even bother to call to inform us of the exchange for two days.
AVOID! Worst experience - They lied about the flat coming with parking, and only found out the truth 5 days before moving in. We are currently proceeding the matter legally. Beware and use someone else!
The letting steam have been dealing with a broken boiler issue; we have had no heating for a while I was expressing my concern about this, the property manager actually suggested to me that we put a jumper on. There is two very little children in the house, one still an infant.
