We have rented from Belvoir! for a couple of years, and the process of getting in is more expensive than most, so you expect better service. They do not actually provide good service though. Contacting Belvoir for any reason leads to a long wait on a phone line, followed by being cut off. When leaving Belvoir, they will take everything they can off you. We were told that they wanted to take away 80% of our deposit, so called the landlord, who said that he had told them that only 15% is was he asked them for. They then took it upon themselves to start charging us for other things that the landlord did not see as an issue, just standard wear and tear! Stay clear of these guys, *.
I used Belvoir as a first time landlord. Initially everything was fine, but then one day I got a call stating that the cooker spur lead to the meter would need replacing at a cost of around £1,500 + VAT. I got a second opinion from an electrician, and they tested the lead, and found the problem was with the hob itself - solution replace the hob. At the end of the tenancy I paid Belvoir to put the property back in the condition it was at the start of the tenancy - this included the garden, but "due to the weather" this wasn't done. I had to pay another gardener £200 to sort out the garden which Belvoir have never reimbursed me for. They took the money and never organised the work. Belvoir use a property management company - Westone - The directors are the same 2 directors as Belvoir, but this conflict of interest is never pointed out to you. *
I arranged to meet them at a house. After an hours drive, I arrive and wait and no one shows up. I call them and explain what's happened - the first time I ring the person on the other line pretended she couldn't hear me. I then again on a private number and ask if they can hear me first and they said yes, so I explained again what happened. The woman told me that they tried to phone me earlier as the property was actually already sold and I had just come this way for no reason. She didn't even say sorry once, she didn't try and give me any other viewings she just said that someone tried to call me. I had no missed calls and no voicemails - so she was blatantly lying. So they arrange to show me a house, and when they don't show up they lie to the me about trying to contact me and what makes it worse it they don't even apologise.
Absolutly appailing, when the end of ennancy was up, the amount of things that they tried to charge us for and the amount of money they quoted to do the work was absolutly disgraceful, and completley unecessery by anyones stretch of the imagination. they find it extremley difficult to communicate takes 2 days to respond to an email and even then they just keep repeating themselves !! They quite clearly only give a damn about the tennant when your paying the rent the minute the tennancy is over they dont care less and want to screw you for every penny that they can. distgusting service and attitiude by all staff involved. if it came to needing somewhere else to rent and Belvoir were the only agent that had property available id prefer to sleep in my car, they are that bad.
DO NOT use this letting agency. Slow to response to house maintenance problems or issues. Not Tenant-friendly. It will take a long time to refund back your deposit and will give you excuses when you call them to inquire about your deposit. The agency expect you to abide with the Tenancy Agreement but they don't abide by it and disregard the Agreement when it's to their advantage. Stay clear and find some other letting agency.
From day 1 these are the problems encountered - after two months, nothing has been rectified: 1. the damage to walls, 2. damage to the stairway ceiling, 3. stained ceilings in the bedrooms and kitchen, 4. leaking kitchen sink drain which necessitated a plumber to replace the drain connection on Tuesday 14th October. 5. holes in the lounge room floor, 6. loose outside garden fence (behind the garden shed), 7. missing instructions for the boiler programmer, 8. missing cover from the boiler programmer, 9. soiled kitchen walls (sticky grease that we had to spend 1 ½ hours removing), 10. peeling wall paper in the kitchen, 11. peeling wall paper in the stairway, 12. peeling wall paper in the main bedroom, 13. heat discolouration/damage to ceiling in cupboard in main bedroom, 14. broken right side hinge of the toilet set and cover, 15. loose towel rail and toilet roll holder wall fixings in bathroom, 16. loose staircase banister, 17. painted bathroom tiles, 18. loosing central heating temperature control unit in the lounge, 19. noisy central heating pump (which the Belvoir representative who visited on Thursday 16th October said is due to the pump requiring replacement), 20. radiator leaking in childs bedroom causing dampness in carpet, floor and in childs cot legs. 21. Garden shed leaking so that the place is soaked. ... and a new problem - mice droppings in the lower cupboards. Belvoir take the money but do nothing to fix any problems. The landlord said some nice words about being a responsible landlord, and does nothing.
Very quick and efficient in getting viewings and application sorted out. However found that after you receive the keys, they do not want to know. There was mould in the fridge, dust from works, both extractor fans broken, including above the hob (all still not fixed after 6 months), lights/fixings not working properly (had some bulbs missing and some already blown), a door handle missing and no instructions on how to use the appliances. This is how I was given the property, and had people ignoring my emails, and not around when I rang them, when I tried to get them to sort it out. It took nearly a month for them to sort someone to fix these issues, with the exception of the extractors. After persisting I was given a small amount of compensation but the vouchers I was promised never arrived! On trying to move property, they were more than happy to provide the referencing (eventually) once I had paid and were extremely keen on getting viewings in so they could re-let ASAP. I have heard very little about the checking out process and has taken persistent complaining before they would contact me back with a time/date. So essentially, they are only interested in money and show a real lack of care and interest once they have handed over the keys. I am appalled at the way they operate and have had nothing but problems, excuses and stress from the extremely poor communication and care from the office as a whole. Would not recommend to anyone, at all. Also, I have tried leaving customer feedback on their website, however they will not post it online as it will ruin their selective but high rating they show!
Can't speak about Belvoir in the rest of the country but the Peterborough office is a real cowboy outfit, do not use them. I had a problem with my boiler which took them months to fix despite numerous calls resulting in huge water bills which they refused to help me with. I had to change the agreement half way through the tenancy when my flatmate moved out, was told she had been removed from the tenancy agreement when she hadn't. This resulted in me losing my deposit to her even though she hadnt lived there for 9 months. When i was a little late with rent for a month they told me the landlord was losing her house because of this, however when i spoke to her it turned out she had landlord insurance from belvoir and it was them who werent paying !! Took longer than 10 days to even call me back or notify me of what was going on. The check out agent is arrogant and rude and thinks he can talk to anyone however he wants. Had problem after problem with them, if you value your money do not use this branch !!!! They are awful.
