Paul hubbards service is AWFUL, especially after sales. No one on hand to deal with your complaints or chasing up of sale, our property was sold to buyers who weren’t chain free when we instructed them to only take offers of this nature, Natalie was unhelpful and rude, no updates throughout the whole process without being promoted and phoned constantly. On completion nothing was said from Paul Hubbard, we had to issue a deadline to even get a completion date on the sale, we will never ever use them again, stay away!!

Below is my review which I posted of this corrupted letting agency. I moved into a flat on beresford road saturday 20th may. And within 24 hours the bedroom window broke when I opened it. You could not close it. It needed replacing. I had to slam the bedroom and living room doors to close them. I could not even have a shower because it was scolding hot. I was lying in bed listening to the vibration coming through my bedroom ceiling from whatever was going on upstairs. The place had scaffolding around the building. I left my property in great yarmouth because the landlord wasn't interested in carrying out the repairs from the constant pipes banging and vibration of the boiler coming through my bedroom ceiling from the flat above me. And I again have no peace after moving into this property.The seals on two of the living room windows had broken down. So they got replaced. Then the bedroom seal broke down and that will soon be replaced. And now another living room window seal has broken down. Three of the living room windows have privacy film covering them. And in my opinion this was put up to try and hide the condensation inside them after the seals had broken down. All the windows in the property need replacing. There is quite a big gap in the bedroom door now since it was planed down yesterday. The living room door is still yet to be repaired. I emailed this agency today to ask to personally speak with the landlord, but I was refused. And I've been told that the landlord will not be replacing the windows. I paid the deposit and 6 month's rent in advance to move in. Almost £4000. I have uploaded 4 photos. One of the living room windows with the privacy film trying to hide the condensation inside because the seal has broken down. One showing the seal split on a different living room window. And two of the bedroom door where you can clearly see the gaps at the top and bottom.I have contacted a solicitor, and environmental health. There should not be any problems at all when moving in to a rented property. I know that sometimes letting agencies do not even bother to tell the landlord about the repairs that need doing. And this is why all landlords should inspect any property they are going to rent out. They then of course can see for themselves (if any) the problems. And hopefully get them sorted before the tenant moves in. Some female by the name sophie colk tells me broken down window seals will not make any difference to my energy bills. Is she for real? Or just very uneducated? I've uploaded her email. It just shows you how corrupted this letting agency really is.

PAUL HUBBARD ESTATE AGENTS THIS ESTATE AGENT ARE LIAR'S, MISLEADING BUYERS AND SELLERS. THEIR MANADER JAMES IS VERY RUDE. PAUL HUBBARD DOES NOT DISCLOSE IMPORTANT INFORMATION, EMPTY PROMISES. JOLENE SHOWED US AROUND A PROPERTY WE EVENTUALLY BOUGHT CLAIMING SHE HAD LEFT CONSERVATORY KEYS AT THEIR BRANCH. LIE...! THERE WAS NO KEYS. TARA FROM AFTER SALES WAS LYING, MISLEADING. HOWARDS ESTATE AGENTS HAVE NOW INFORMED MYSELF THIS IS COMMON PRACTICE FOR THESE SCAMMERS. PLEASE DO NOT BUY OR SELL A PROPERTY FROM THIS SUPPOSED ES- STATE...! AGENTS. THIS AGENT TELL BLATANT LIES TO GET THEIR COMMISION. THEY ARE AN UTTER DISGRACE. BRINGING MISERY TO HOPFUL BUYERS AND SELLERS. I SHOULD HAVE TAKEN THEM TO COURT FOR DISCLOSURE ISSUES. Incredibly unprofessional, and lacking any kind of empathy. Section 21 issued a week or so before Christmas as the landlord wanted to sell the property. Paul Hubbard's then signed off email with "have a lovely Christmas". How dare you? Teach your staff to communicate correctly with those in distress or who have received bad news. Roll forward one month, we are glad to get out. Found a new place, handed keys back to their office with photo of keys and signed confirmation. 2 days later, I receive a voicemail: "Hi there, just wanted to see if you are still living in the property?". I should hope not seeing as it was YOU that I handed the keys to. They also stated, "oh we will help you find somewhere, it's in our best interests to help you and we want to help you". No, no you didn't. You did not offer to help, we asked to be put into the mailing list for new properties, and you failed to do even that. First impression with yourselves and it's shoddy to say the least. I will avoid your company, and have no intentions of using you at all.

My wife and I are retired. We have worked hard all our lives and saved. We felt it was time to sell the family home and buy a dream flat near the sea, we found a perfect flat on a new development in the Marquis of Lorne with Paul Hubbard Estate Agents. We were told of how all the original features were being maintained and the flat would have all sash windows in keeping with this. We were so excited it was perfect,  just what we had wanted. So we paid £2000 deposit on March 10th, we soon found that we were receiving no communication from the estate agents for weeks and months and when we telephoned for questions about the progress we were fobbed off. We were told approximately the middle of June we were not now having any sash windows, but two windows that only opened into the flat and one which did not open at all. We had a talk with Paul Hubbard and told him we were not at all happy about this. We discussed making the third window to open and I would pay towards it. He then said he would get me an estimate for the cost. At this time the windows had not been fitted. We never got an estimate. We then found out from the builders that the refuse bins for all the flats was being moved from the rear of the building to the car park at the front and my allocated parking bay was immediately next to the refuse bins. We sadly decided that with the window situation and the car parking we would have to pull out of the sale of the flat. At this time the sealed window had not been fitted, at no point did Paul Hubbard inform us of any changes. Paul Hubbard has now kept our £2000 deposit which he said £1000 was for the alteration to one small window. Our savings will be eaten up with this and tge solicitors bill which now means we can not move.

Dear Mr Saunders, It is disappointing that you have decided to leave this review. Throughout the process of selling we were in constant communication with multiple meetings to discuss the property and the process of buying. You withdrew from the purchase more than once and were offered a full refund of your deposit, however following a meeting at the property you requested to continue purchasing and made it clear you were happy with the windows at the property, even requesting the seller to change them at considerable expense. Following the agreement, you withdrew and cited issues of which you had previously agreed were acceptable. Unfortunately your issue is with the seller of the property and not with us as an agent. Really difficult website to use

I'm sharing this in the hope other buyers see this and don't go through what we went through. I'll start with the Positive, the team are very friendly and easy to chat to... Unfortunately that did not balance out the amount of lying we had to face which has now left us in a very difficult living situation. Initially after viewing the property I was told there was private loft access and assured this was the case when putting in an offer. I asked several times to book another viewing to see this and was ignored for many weeks. In the meantime I had taken matters into my own hands and paid a visit to the neighbour who very kindly showed me the actual situation. I asked several times to view the property with a surveyor which again was ignored for many weeks until right the end few weeks, I also asked to speak to the vendors several times and was told it was 'standard procedure' not to allow this. For me buying a house is a big and personal decision and not being able to speak to the person who's house it is just doesn't make sense to me. I had a builder view the property with me when I could finally get access and he found some damp. I was told very categorically (and still have the emails) saying there is no damp in the property. After persisting for many weeks and going through many sleepless nights I finally got to speak to the vendor who confirmed there was some damp that had been 'repaired and drying out'. Because I am a good and honest person and I expect others to hold the same values I took his word for it and because the damp was so covered up and bodged there was nothing else apparent at the time. Things had progressed so far with the solicitors at this point that it would have been more costly to back out at this stage (and we really wanted the house). Since living in the property a few weeks I can now confirm everything that was said was a complete lie and both the vendor and Paul Hubbard had been lying and covering up through the whole process just to get a sale. There is serious damp in the house which is now going to take a lot of cost and professionals to rectify what has been covered up. When I spoke about this with others the general consensus was 'That's what estate agents do, they lie to get sales' and I want to publicly and categorically state THIS IS NOT OK and if we don't start speaking up then nothing will be done about this very broken industry (which is broken as a whole in terms of the whole house move process). If you are reading this and considering or are already using PH please consider what you're being fed just to get the sale.

Very lasy, Rude on the phone! Aspesially when you ask for information about deposit return. I am waiting for over one month already, Everything is ok when they want to get you into a property but once your in that's it. Beware when you move in take photos of everything! Because when you move out they'll say it was like new! Even if you had to spend weeks clearing and painting, then when you move out they won't do an end report with you there! And keep most of the deposit!!

I understand that the Lettings team are still actively working with you and have tried to explain that the process does take time as its done via a third party and not within our speedy team time frames. If your landlord wishes to dispute your deposit we have advised you to contact DPS, you can raise a dispute against any deductions. We are always here to help and will be continuing to do so.

Having terminated the contract (signed at my home) with PH, well within my rights, they threatened me with multi-agency fees should I sell through a different agent. Be aware that no matter what they pressure you to sign, at home, the 14-day cooling off period applies to estate agents and there are very few businesses that are excepted from it. They also lost my buyers by giving them the impression we would be involved in a lengthy chain (no, it would have been a short one) and therefore put off my buyer's buyers. I've asked them in person to stop marketing my property and they are still marketing it. Wasting more time and money. They have a very threatening attitude once you no longer wish your home to be represented by them. I'm not prepared to waste any more time dealing with them and this is my last word on the subject... what a waste of one star.

Bad experience as a seller and a buyer. I dont like leaving bad reviews but Andrew is very rude cutting me short whilst I was explaining my experience viewing the house and was just demanding my offer. He then said he will not put my offer forward as its too low. Twice I was told I would be called back and he never did. As a buyer I wasted 6 months of them not telling viewers I had no back garden. All I kept hearing from viewers was, wheres the back garden. Be careful with the documents they provide to prove their 'the best in the area' reading. 'For office use only' Sorry to leave a bad review PH but I hope this helps you to improve.
