Not reliable The whole process started very well and they were very attentive and friendly. Then they asked me for the deposit saying that if it wasn't approved they would refund it. They approved and after a few days they asked me for a guarantor and I don't have it and they canceled the entire process and didn't return the deposit.NegativeResponsiveness, Professionalism
This is Richard James main office. My experience after having a flat rented with them is that they are very professional and very expensive. But I am disappointed after seeing how protected the landlord is by the agency and how hopeless the tenant remains. I received seversl documents to sign saying that I'll have to pay if I just screw up a bit. I am ok with that, it's how it works. But from the beginning, they insisted me on paying NON RETURNABLE 300£, cause they had to take the property out the market while we were dealing with papers. The fact is that I had to agree with everything I was offered later, otherwise I would lose the money. And after one week dealing with them, before signing the contract, I still could see the property at rightmove.co.uk for rent. Also I told them that my wife would come to the property 4 days after me and they said that I had to pay 60£ extra. Another thing is that as a foreigner, I don't now for example bin collection stuff or where is the gas counter or what is my parking place if I have one. I asked those things and was told I should receive an email with this information and I didn't receive anything. I think I've been deceived from the beginning, cause I didn't have any chance to change my mind (or I would loose 300£). Also I had to go to the agency four times even after I told them that I had to be at work. Not even once they would let me another choice like ping to a different office or meeting their staff in a different place. My advice: look for a decent agency or for a non agency property.
My experience with Richard James has been extremely disappointing. In my opinion, their approach to maintenance—especially long-standing issues—is unacceptable. The radiator problem in the property had been ongoing for years, and despite repeatedly raising it, it was never fixed during my tenancy. Because of this, I couldn’t use an entire room throughout the winter. It was simply too cold to be in, which is ridiculous for a property I was paying full rent for. What frustrates me most is thinking about the next tenants. I genuinely feel sorry for whoever moves in after me, because they will likely face the same issue and, based on my experience, probably won’t even be told about it beforehand. Based on what I went through, I would not recommend renting through Richard James. You might find yourself with a lot more headache than anticipated with them.
Extremely poor experience with Richard James (North Swindon). As a landlord, I experienced repeated mismanagement, lack of communication, unauthorised decisions, and unresolved maintenance issues that caused both financial loss and significant stress. I went thought the official (in house complaint process) and now have an open case with the Property Ombudsman. I would strongly caution others to avoid entrusting their property to this branch.

We have just completed a tenancy with Richard James and have asked for a manager to call me to discuss issues but have not received a phone call in the last 2 weeks. Problems were not fixed, we didn’t have a garden fence for 2 months. Communication was poor. We ended out tenancy early as we had moved out and they had a new tenant but Richard James still made us pay until the new tenant moved in, even when we handed the keys back 2 weeks prior. This was not discussed, so our refund of extra rent was 1/2 what we expected as we were paying for a property we didn’t even have the keys for. We had a professional cleaner in to do our end of tenancy clean and the staff member who hosted the check out report was extremely rude about the cleaners and charged us for further cleaner. The cleaner list for check out sent after we had paid for an end of tenancy clean externally and handed our keys back. Apparently this is ‘guidelines’ but they still referred it to when deducting money from our deposit. We were good tenants, always paid rent on time, fixed any minor repairs ourselves and accommodated their request to move out earlier as they found a new tenants, but felt money is too important to them and it’s Richard James’ way or the highway.
