Moving in was absolutely fine and I had no issues at all. Unfortunately, moving out was a completely different experience. They tried to deduct as much as they possibly could from my deposit, charging extremely high prices for things that were honestly ridiculous. They even attempted to take utility bills from my deposit before they had been emailed or sent to me, and before I was even aware of the amounts. I ended up winning the appeal, which says enough. I was recommending them at first, but the way the end of my tenancy was handled has completely changed my opinion. I understand contracts and fair charges where things are left behind, but instead of being honest with pricing, they go straight for the highest charges. Overall, I’m extremely disappointed with how they tried to get money out of me.

We had a horrible experience with this agency and would strongly advise others to be very cautious. We viewed a rental property through David Evans & Co and everything seemed fine at first. After the viewing, we made an offer which was accepted by the end of the week. We were then asked to go through the usual reference checks — involving my previous landlord and my workplace — and we complied quickly. Given the offer was accepted, we stopped searching and turned down other viewings, thinking we had found our next home. Weeks passed — one week for the reference checks, another just waiting around for a response from the landlord. During this entire time, we kept following up with the agency, but they were evasive and never gave us a straight answer about the status. Then, out of nowhere, they came back saying the landlord wasn’t happy with our pets. This was incredibly frustrating because we were very clear about having pets — we mentioned it during the viewing, in our offer, and even attached photos of them. It felt like a flimsy excuse, and honestly; Personally, it seemed like they had a better offer and were just looking for a way out. As a result, we lost two critical weeks in our most vulnerable state. We had no time left and were forced to rent a worse place at a much higher price, simply because we were backed into a corner. In my view, this agency was either completely negligent or just plain dishonest. Either way, you’re better off avoiding them altogether.

Hi Aref, we are sorry to hear you arent happy, but you should have contacted us first before leaving your one star review and given us an opportunity to explain what happened! Also why did you wait so long to post a bad review if you weren't happy??? You said you were interested in renting the property but you didnt make an 'offer' so there was no acceptance of one, no deposit was taken and you were not given any assurance whatsoever that the property was being held for you. We just said we would initially credit check you, which is normal procedure (at the landlords instructions/expense) We were waiting for the landlord to decide what they wanted to do and we told you this on several occasions, we were not 'evasive' at all, and we can't do anything until the landlord/client instructs us. The landlord was aware you had cats and in principle they were ok with this, however just as they were about to go ahead, they discovered their rental insurance policy would not cover cats being kept permanently indoors, due to the risk of damage/soiling, so they had no option but to let the property to someone else. It was NOT a better offer it was exactly the same rent! Ultimately the decision to let always rests with the Landlord/client not us, we merely carry out their wishes. We are sorry this property didn't work out for you. We were just doing our job, and as you can see from almost every other review, we seem to provide a pretty good service. As a landlord, I approached Frost with the intention of letting out one of my properties, believing they had a solid reputation in the area. Unfortunately, my experience was completely soured by the unprofessional conduct of Pooja Shah from the sales and lettings team. From the beginning, communication was poor. Pooja was unresponsive to emails, slow to return calls, and showed a complete lack of initiative when it came to progressing anything. I had to chase her constantly for updates, and even then, I was met with vague answers and little to no follow-through. It felt like she simply wasn’t interested or bothered. Her disorganisation and lack of urgency not only delayed the process unnecessarily but also made me lose confidence in the agency as a whole. It’s a shame, because I was genuinely prepared to work with Frost for the long term, but this experience has put me off completely. If this is how they treat landlords trying to give them business, I dread to think how tenants are handled. I won’t be using Frost again, and I certainly wouldn’t recommend anyone deal with Pooja Shah. ⚠️⚠️⚠️

I had a very disappointing experience with this estate agent. As a self-employed individual, I was told my cash income wouldn't be considered, even though I provided all the necessary documentation. They insisted on bank transactions only, which is unrealistic for many self-employed people. I even offered to pay 12 months' rent upfront, but that was rejected without a clear explanation. This agency feels unprofessional and seems to be trying to trick innocent tenants and waste their time, especially if you are a foreigner. I’m still waiting for a refund of £311. If this isn't resolved soon, I’ll escalate this to the authorities. Be cautious when dealing with them. This review to people like me of foreign background just don't waste your time with them, and for you Frost management just put a sigh on your doors ,we don't deal with foreigners simple.

When you offered on the property you were sent our “breakdown of charges” which you read and signed. This document clearly states that if you are unable to demonstrate you earn the required salary to pass referencing you will forfeit your holding deposit. Whilst you may well earn £45,000 as both earn cash in hand there is no way you are able to prove this, and you failed referencing. We act on behalf of the landlord, and they have insurance that will not be issued unless there are passed references and why your offer of 12 months in advance was also refused. Lastly and most importantly The Frost Partnership absolutely refute your accusation that you were discriminated against as you were a foreigner. The only reason you were not able to proceed with the property you offered on was down to you earning cash in hand and thus not being able to demonstrate your annual salary. The Frost Partnership will have no hesitation in taking action against you if you continue with your allegation of discrimination.

Our experience with Frost Estate Agents has been extremely disappointing. As foreigners, we felt misled and defrauded by their practices. Despite my husband explaining that he has been self-employed for over 9 years, meaning rent affordability was not an issue, their agent, Nabid Rahman and Pooja shah, encouraged us to apply for a flat. However, it became clear that they knew from the beginning that our application would not be successful. This appears to have been a tactic to collect the £311 application fee, with no intention of actually offering us the flat. We believe that this behavior is not only unethical but also discriminatory towards foreigners. We feel scammed by Frost Estate Agents, and we want others to be aware of this experience before considering doing business with them. We urge others, especially those who are not local, to exercise caution when dealing with this agency.

At the end of the rental period, we cleaned the house and left, the house was empty for a few weeks after we left, it may have gotten a little dusty in the meantime, the real estate agent told us that cleaning would be done, we accepted it but they charged us 340 pounds, even for the London area, a very high amount of money for cleaning service. I asked the cleaning company for the invoice for this service, they did not send it. We also left an extension cord, a clothes drying rack and a few items for the next tenant, and I was charged 150 pounds to remove them from the house, I do not find these actions fair at all. Thank you for your comments, we use an independent professional inventory clerk to move you into the property and to move you out. Any difference in condition (aside from fair wear and tear) you are liable for. The property was not clean and you have left items in the property. These needed to be resolved so that the new tenants can take the property in the same condition as when you took it. Therefore you were charged.

Avoid This Agency – Poor Service and Unresolved Issues I had a very disappointing experience with this agency. Over the course of a month, we dealt with a severe water leak in the property, which was not addressed despite multiple complaints. The living conditions were unacceptable. Additionally, they withheld our deposit without providing clear justification. The terms in the contract were confusing and did not seem fair to us as tenants. I would strongly recommend others to be cautious and avoid this agency if you value clear communication and good service.

Useless company So robotic and inhuman, they are not half as easy to use as they market. Good luck trying to contact them and if or when they do reply be ready for them …
