AWFUL ! I lived in 3 different student accommodation and dealt with 3 different agencies and I must say this one was the worst , the communication was horrendous nothing was being done or even communicated to me as to when it will be or what is happening , I had to chase up my refund for about 3 months and only received it the day after they said it would arrive , I whole heartedly do not recommend unless you enjoy chasing up the same thing 15 times And I never leave reviews so this has taking a lot for me to write this review
Absolutely horrific experience, WEAPONISED incompetence. I would give them zero stars if I could. Completely incompetent staff, consistently made accounting mistakes without rent payments and tried to get us to pay THOUSANDS more than we were meant to - took myself calling every day for 3 months and sending countless emails to fix this issue. The house was not clean when we moved in, and the bathroom sink was blocked which they charged us for (£150 to unclog a drain by the way) even though we'd just moved in - bet they charged the previous tenant too by taking it out of their deposit. Old, broken boiler when we moved in - didn't get fixed until 3 months into the tenancy. Consistently didn't tell us about 9 am house viewings until either late the night before or the morning of, and then sent emails complaining that it wasn't spotless despite the lack of notice. Took £560 of our collective deposit just for cleaning - even though we thoroughly cleaned the house. Prolonged the deposit repayment process - I phoned multiple times while waiting for the process to continue and every person I spoke to blamed it on someone else in their department. Again, weaponised incompetence - the length of time taken meant my house had to accept the charges as we needed the money back and they were deliberately taking advantage of the fact that we're students and don't have the money to let the deposit issue go on for as long as they tried to make it. Please please never use this company.
As the other reviewers have pointed out, I'd give this a zero rating if it were an option. The place is an absolute joke to deal with, there is no professionalism from any of the staff members. Every single maintenance issue requires weeks/months of back and forth before they admit there is an issue and fix it. We had this on multiple occasions where I'd get the rudest responses from Michael, the recent university graduate that works here and speaks on behalf of the landlords without communicating the issues to them. They never answer the phone or respond to emails and honestly, we can't wait for our contract to end in the coming months so we no longer have to deal with them. Landlords - do not use this place to rent out your properties and for prospective tenants, trust me - it really isn't the year long headache.
We lived in a property managed by Nicholas Humphreys this past year in Southampton. They have without a doubt the worst communication possible, the phone in their office is never picked up and emails take weeks to be replied to. When we moved into the house it was in a disgusting state and throughout the tenancy it was tricky and time consuming to get the smallest tasks carried out by the agents. The end of our tenancy was stressful to manage with our questions taking weeks to be answered and unreasonable charges were given to us. Overall disappointed and made sorting the house out another unnecessary stress during uni.
SCAMMERS!!! I would not even rate them 1 star. DO NOT RENT WITH THESE PEOPLE! They have absolutely ripped us off. First, they left us with no hot water or heating in the winter for over 2 weeks. Legally you are entitled to a 25/50% reduction on your rent when you have no hot water or heating longer than 2 days. They did not give us a discount and completely dismissed our needs. Secondly when we move out we left the house exactly how it was and they are refusing to give us our deposit back due to uncleanliness and broken things, WHICH WERE WHEN WE MOVE IN. Th have even gone so far to say the light switches were filthy which is a complete joke. They have also used old photos for the inventory, the first one there are completely different light shades, desks and chairs which we obviously would not replace. They are also not getting back to us because they are SCAMMERS!!!!
All good reviews here are fake and written themselves. I Rented for a year and found that If you want any maintenance issues dealt with or any help getting your deposit back after tenancy, they will simply deflect the blame and make no effort to help you. They always make up and excuse to call you back later.. AND NEVER DO. They also work with landlords who are prepared to lie about damages and charge you for things you haven’t done. My guess is they work together with the landlords to mug you off at any opportunity.
Unbale to rate as ZERO. Just don't waste your time with them. Every member of staff I / We dealt with are incompetent, untrustworthy, unprofessional, unorganised and dishonest. I only wish I could post all of the emails and messages I have received from them over the past year. Their excuses and apologies mean nothing. A genuinely awful, awful service. Thank you all for a truly terrible experience. Oh, if you do get a property from them firstly - I'm sorry. Secondly TAKE PICTURES of everything and I mean EVERYTHING, walls, carpets, mattresses, floors, everything and preferably with one of them as a witness. Just in case when, you leave the property you have a recent record of the state of the property when YOU moved in and not old pictures taken a long while ago when the property was at its best. I'm not saying that they'd use old photos to compare the before and after state but just in case they do, you might have a bit more of a case with them when you try and get your deposit back. I will be expecting a reply saying the property was not managed by them and I should contact the landlord. I am however not expecting to be contacted by them to discuss their failings.
I would honestly give zero starts if I could. Renting a place with this agency is an absolute joke!! Communicating with them is honestly impossible, you’re on the phone with them getting told that things would get done straight away and then you find yourself waiting for another week or two to receive something as simple as a report!! Not to mention the fact that I’ve moved out exactly one month ago and still don’t even know anything about my deposit!! All they keep telling you is that they’ve got nothing else to do with it and it’s over to the landlord, when in fact they’re the ones holding everything up. If I knew, I would’ve NEVER rented a flat with them so please stay away!! P.S: There’s no need to lie and say you’ve got nothing to do with the deposit as I’ve contacted the landlord directly and been informed that they’ve contacted you on the 25th of November and you’ve told them you’d be contacting me as soon as possible with the amount that’s getting deducted from the deposit. You are the ones who are supposed to deal with that and you know it, the landlord keeps the deposit but you are the ones who agree with me on the amount that’s getting deducted before the landlord releases the deposit!

The only thing consistent about this agency is their consistent lack of communication and disregard for any request you send them regarding the state of the property. On the subject of the state of the property, our arrival into said property did not meet the standards set by the agency themselves in our own tenancy agreement. There were no spare keys for the bedroom doors on our property - a fact only made known to us when somehow one of the doors on our property locked itself and we had to pay out of our own pocket for a locksmith. Perhaps due to the fact that we were mere students renting the property, but the decided lack of care from the agency and feeling of inconvenience we felt at the simplest requests was a running theme throughout the year. It was an unnecessary added stress to our final year at university, and the only time we were shown a modicum of care and attention was, of course, when we were viewing the property and preparing to sign contracts. Overall, it was an awful experience and I would not recommend anyone rent from this frankly lazy and incompetent agency. I would give no stars if I could.
If Only I could give zero stars.. Honestly I should have sued them. It took them almost 7months to give my deposit back, I had to make thousand phone calls and send many emails to be able to get it back.
