Easy to deal with but sometimes slow at replying. Tenancy was not explained fully when Moved in so didn't understand reporting issues. Was left without hot water for 2 days. Never did any visits to property in the 8 months I lived there. But invoices always sent to email which was handy

However, since your tenancy was fully transferred to us from the previous estate agency just five months ago, the previous agency was still responsible for providing an explanation of the tenancy contract and conducting inspections up until the completion of the transfer. Did everything they wanted with approval ect ,once the property was not available they just dropped us and wasn't really bothered with finding another property.

My in-laws rented a property through Horizon at an assisted living property. While they were quick to respond to issues and rectify. The condition of the property before moving in itself was unacceptable. It was poorly maintained, with worn décor and carpets in such bad condition they were a clear trip hazard. Especially considering this is place for older residents many with poor mobility. We were advised that the landlord, (Fairhavens solicitors), refused to carry out the necessary work to make the property safe and fit for purpose. We had to replace carpets and redecorate at our expense. During what was already a very difficult time, when my father-in-law had to move into a care home, so he could be with my mother in law who was already in the same care home. The rent was accidentally overpaid. Rather than simply refunding the money, Horizon chose to deduct a £15 “admin fee.” They initially blamed and insisted it was due to bank charges, which when proved to be incorrect. Then admitted it was simply a charge for their time. This felt petty, opportunistic, and completely lacking in empathy given the circumstances. We had been considering instructing Horizon to value and market our own property, but after this experience, there was zero chance we would use. Hence why we used Amos who were excellent in every aspect. Updated: We did raise our grievances with you at the time, including our request for the property to be redecorated and the dangerous carpet to be replaced. That request was refused, so please do not attempt to suggest that these issues were not raised or that you were unaware of them. You were fully aware of our concerns throughout. I note your acknowledgment that an administration fee was being charged, as there were no bank charges. This was clearly established during our telephone conversation. When I challenged a member of your team on the claim that these were bank charges. The explanation immediately changed and admin fee was introduced to the conversation. This is deeply concerning and raises serious questions about the accuracy and transparency of the information being provided. Given that you received over £30,000 in rent on behalf of your clients, which was always paid in full and on time, it is frankly astonishing that you have chosen to impose an administration fee in these circumstances. Quite honestly, the administration fee comes across as nothing more than a petty and transparent attempt at one last jab. It’s not about the amount of money involved; it is about the principle and the way this has been handled. We find the decision to levy this additional charge particularly disappointing and difficult to justify. I expect you to reconsider the charge and donate the fee to the Alzheimer’s Charity.

It’s a shame that you did not raise your grievances at this time. I have reviewed the file, and I can see that your parents requested to replace the carpet and decorate at their own expense prior to moving into the property and the landlord agreed to this. Unfortunately, regarding the charge of £15.00 this was to cover bank charges and an admin fee for us to correct and reimburse your parents for an incorrect payment that they had made. I contacted this agency to arrange a viewing for a property and was met with extremely unprofessional behaviour over the phone. Instead of discussing my current enquiry, the staff member focused on a viewing they claim I missed back in November — something I genuinely do not recall. I was spoken to in a hostile and confrontational manner, and the tone of the call felt more like being told off than being helped as a prospective client. Even if an appointment had previously been missed, that does not justify speaking to people disrespectfully months later when they are making a new enquiry. Customer service should be polite and professional. This interaction was neither. It left me uncomfortable and unwilling to deal with this agency again.

Missed appointments have a direct impact on our landlords and other applicants who may have wished to view the property, which is why this was raised during the call. We always aim to communicate professionally, even when addressing missed appointments, and your feedback has been noted.

We went through Silver Oak to purchase a property and got led on and lied to to be quite honest. multiple parties were interested in the property, the estate agent Greg said that he didn't want to start any bidding wars and asked the parties to present one final offer for the owner to look at. Our offer initially got accepted by the owner and we started the legal process to secure and purchase the property. We then received a message a few days later saying that someone else had offered more. We offered higher and it went back and forth like this for a few days. The agent created a bidding war which he initially said he did not want to happen this led us to extreme stress and upset as we didn't have long to find somewhere to live. I would not recommend this agent. I hope other first time buyers find this helpful.
