Didn't view Parsley Close in walnut tree despite having a decision in principle. Because I wouldn't tell them my price range I am looking at houses at. I explained I am looking at a house within my affordability and not prepared to disclose that. I said we are not going to see eye to eye on this or progress so let's leave it. I definitely wouldn't sell with this company, and now wouldn't view with them. Sorry I didn't fit the box tick process, I hope the future vendors are aware.

Angela was very kind and helpful where her manager is extremely rude person incase you don't wanted to insulted and bear a big loss refrain from dealing with proffitt and holt

Reply from EweMove Leighton Buzzard: Vinita, we don't have any record of you on our database and no staff member, at any office, has any recollection of the name or of dealing with you. If this is a genuine review, I would ask that you make contact with the office and we will gladly looking in to any issues you may have.

I had very bad experience with them , open viewing and dealing they was so positive and once we served our offer , they accepted our offer as well , officially even I have proof , and I have done all the process for next buying steps from my side, and suddenly they’re saying another party wants to put offer also in the property where you interested in , we feel it totally fine and we did increase our offer rate to buy our dream house and , the roll me up for 2 days for wait and then they said the owner of house wants to sell to another party which offer less amount than us even , and sales negotiator Cheri mollison started urging with us that , we will give chance To be honest really really bad experience and so unprofessional staff , there’s only protection on email when it comes to work , they’ll decide to sell you property in the morning and they’ll give to someone in the evening that’s what i experienced from them Never even imagining to go back to them It is an honest review thanks

Reply from EweMove Leighton Buzzard: Dear Monika, Thank you for taking the time to speak with me. I am truly sorry that your offer for the property in question was not successful, and I completely understand how disappointing this must have been for you. Following a thorough review of the situation, I am confident that we handled all offers, including yours, in a fair and consistent manner. Throughout the process, we also remained focused on acting in the best interests of our seller. Unfortunately, we were unable to fully validate your offer before other viewings were completed. I appreciate your feedback regarding communication. You’ve expressed that you were not informed of the urgency of submitting your validation documents once your offer was accepted, and for that, I apologise. It should have been made clearer that viewings would continue and that the property would remain on the market until your offer was fully validated. Once again, I’m sorry for any frustration this caused. If there’s any way I can assist you further in your property search, please don’t hesitate to reach out. I wish you the very best as you continue looking for your new home. Kind regards, Chris Naylor Sales Director Ewemove Leighton Buzzard

After taking time off work and driving over an hour to view a property the viewing was cancelled just as I pulled into the property. This was a waste of my time and annual leave. Although this may have been due to unforeseen circumstances, which I completely understand, there was very little apology from Ewemove or consideration into how this had wasted my time. I instead received a rushed aggy call from Ewemove stating that the circumstance was out of their control with no apology, as if I was being silly to even raise the fact my time had been wasted, despite not knowing what had happened- which I was very understanding about when I learned.

Reply from EweMove Leighton Buzzard: Dear Josh, Thank you for your feedback, and I’m genuinely sorry for the inconvenience caused. As mentioned in our earlier communication, the viewing had to be cancelled at very short notice due to a highly sensitive issue that we became aware of upon arriving at the property, just minutes before your scheduled appointment. It was entirely unexpected and extremely stressful for all parties involved. My team had to respond quickly and carefully. It was me who made the admittedly agitated phone call to you. We were still in the midst of managing a very difficult situation at the property, and I just wanted to explain what had happened — not to excuse it, but simply to make it clear that we had not set out intentionally to waste your time. Emergency situations like this are extremely rare, but when they do arise, our priority is to act swiftly and with sensitivity. We completely understand your frustration, and I’m very sorry your time was impacted in this way. Thank you again for taking the time to leave your review, and I do hope we have the opportunity to show you a more typical experience in the future. Kind regards, Chris Naylor Sales Director EweMove Leighton Buzzard

Be careful who they use I used Ewemove to sale my flat First meeting great, photos and marketing great Communication about viewings, offers response to offers great. Problem is (and i was not made aware of this at any point) is they farm out their final bits of the sale to a company called complete ASAP, who were woefully rubbish and almost cost me my onward process. Then when i came to moan about complete ASAP they just sat their and blamed others, curious what quality control is used in picking their partners would appear to be none. In the end it was the estate agent I brought from and myself who ended up doing ewe move & complete ASAP's job for them. Ewe move didn't even seem to have a clue what was going on regarding the progression of the sale as it was me who ended up telling them all the exchange and completion dates. Seemed clueless and or didn't really care what was going on so long as they got paid

Complete time wasters. Avoid them by any mean. They will require you to fill up several forms online, before even showing you the property. I completed the form for the main applicant and they returned asking filing up the forms for my partner and a 4 years old child.

Reply from EweMove Leighton Buzzard: I am disappointed to read this review and sorry that you felt the need to leave it. As we explained to you, and to all prospective tenants who are interested in viewing a property, we ask you to provide some general information to assess whether you meet the affordability and referencing criteria before the viewing is arranged, this is common practice within the industry and is there to save time and speed up the process for everyone. All applicants who will be on the tenancy agreement are asked to fill in the form but as you are aware, we certainly do not require young children to do so! I am sorry you feel you have had a bad experience with the firm and I hope you will find a property to rent soon.

Very poor experience with Proffitt & Holt 's Watford branch. Made a second offer on a house and never heard back. What a rude and unprofessional behaviour. I was dealing with Phill M.

Reply from EweMove Leighton Buzzard: Veronika, I was obviously disappointed to read your review and understand that Phill has already been in contact with you to explain why there had been no response to your offer, our clients were away and were still considering the offers they had received. We apologise for the delayed response but had understood everyone was aware of the reasons. I hope we can help you again in the future.

**Edited because of the jarring changes in their attitude. I would strongly advise against renting through Proffitt & Holt Partnership Letting & Estate Agents due to their aggressive, misleading, and legally questionable conduct. My experience with them has been frustrating, manipulative, and entirely disrespectful of tenant rights. 🚨 Key Issues I Faced: 1️⃣ Misleading & Deceptive Practices Around Tenancy Renewal Initially, they suggested that a periodic tenancy might be possible while the landlord decided. Later, they claimed that the landlord never intended to renew, despite their failure to provide clear and timely communication. They issued a Section 21 notice on February 4th, then acted as if my challenge to it was unreasonable, despite their own poor communication and lack of transparency. 2️⃣ Harassment & Illegal Entry Threats Immediately after I sent my first email about the Section 21, I received a call from their sales team with less than 24 hours' notice for a property viewing—completely unreasonable and unacceptable. They insisted they had the right to enter the property for marketing purposes, despite my explicit refusal and the fact that tenants are legally entitled to quiet enjoyment. When I rightfully declined access, they escalated their threats, falsely stating I had "no right" to refuse and even threatened to use management keys to access the property without my consent. 3️⃣ Intimidation & Legal Misinformation After I stood my ground on access, they doubled down on aggressive and misleading legal threats. They insinuated that refusing access was a breach of contract—it is not. Viewings require mutual agreement, and I am well within my legal rights to decline them. They then threatened legal consequences, court action, and rental history damage, as if I wasn’t already aware of the actual legal eviction process. Instead of resolving issues professionally, they resorted to threats and intimidation tactics. ⚠️ Final Verdict: AVOID AT ALL COSTS Proffitt & Holt Lettings show a clear disregard for tenant rights, use misleading legal threats, and prioritize landlord convenience over ethical treatment of tenants. Their bullying tactics, poor communication, and outright dishonesty make them an untrustworthy and stressful agency to deal with. If you value your legal rights, professionalism, and basic respect as a tenant, stay far away from Proffitt & Holt Lettings.

I know there are minimum expectations of estate agents in this country, but the sales team at the Watford branch of Proffit & Holt provides a ridiculous service by any low standards. On completion, there was confusion about releasing the keys, and even then, one key was handed over - go and find everything else on your own. No one knew where the rest of the keys were, where the gas and electricity meters and mains fuse box were, or where the internet and CCTV were connected to, and their response was, "We can assure you everyone is as bad as us in this industry". This chap, Phill, is rude enough to claim we were disappointed because we were first-time buyers. Not true. Do avoid. Even the dream house isn't worth dealing with the likes of Phill.

Reply from EweMove Leighton Buzzard: Ali, I was very disappointed to read your review and the comments you made. I have now investigated the matter thoroughly and listened to all 7 phone calls between you and the team on the day of completion. Having done so, I fail to understand any of the comments you have made. There was no confusion over the hand over keys on the day of completion; completion took place and there was a slight delay in us obtaining the keys while the previous owners finished moving out. The team kept you fully informed about the delay and what was going on. The owners dropped the keys into our office which is the usual practice and then you collected soon after. Later in the afternoon you called the office because you couldn’t find the electricity and gas meters and Sian (not Phill) called the previous owners, found out the information and relayed it to you within 10 minutes. There were no conversations about the CCTV, internet or fuse box and both Phill & Sian were polite and helpful in each conversation. I do not accept that either were rude on any occasion, they were quite the opposite. If you would like to discuss the matter in more detail or listen to any of the calls, please contact the office and we will be happy go through things with you.
