I came across Belvoir Lettings through my daughter renting a student house in Leamington Spa. She is my youngest, and we have had some very mixed experiences through 7 years of our older children renting student accommodation. Belvoir have been completely thorough and professional from the very beginning, and as a Landlord myself, I can appreciate how comprehensive they are being through their service aiming to protect both landlord and tenant. When I finally met with them, they were a friendly and happy team, who clearly place customer satisfaction high in their priority list. The only reason I have not given 5 stars is we have yet to experience the conclusion of their tenancy which is a critical part of the service.

Edited as had some issues with my deposit. Got the flat in a complete state and left it in a better one than I found it. Probably the best student estate agents in Leamington Spa - but still ripping off Students!

Decent place but not open long enough

We are a little confused as we are open the same hours as many other UK agents and are often in the office a lot later, especially during busy times. Please be aware, we don't carry out student viewings nor do our students accept viewings between Xmas & New Year, unless they allow, which given the status of COVID during this last holiday period - you can appreciate that they did not and nor did we want to cause them concern by asking to enter their properties. I understand you are a guarantor to one of our student tenants and you have had frustrations in regard to the split utility bills on a 23 bedroom property, my Student Manager has informed me of this now and has said she does understand why you have been frustrated, it has been an on-going issue. Hi Pandazia Thank you for your neutral google review, however we can see you are a local guide, but in Croydon? We have checked our records and you are not and have not been a tenant of ours, so we don't understand why at 1 AM on a Sunday morning you decide to leave a 3 star review with no explanation? We do know that some local guides like to leave random reviews in order to get their 'score up' in order to maintain a local guide status, sadly this is rather unfair given our business has never had any dealings with you nor would we at 1am on a Sunday morning, especially from Croydon which is nowhere near Leamington Spa? I can see that you have also left other companies 3 star reviews with no explanation also at 1am this Sunday morning?? Used this estate agent for 2 years and had no end of hassle and stress from them. They were incredibly unhelpful and we were very lucky to have a super landlord who told us to come to him directly rather than having to deal with Belvoir. Wouldn’t recommend, especially for students.

I have asked the teams what issues you had and they have commented as per below: Student team: She was a tenant for 2 tenancies, sept 2021 to july 2023. Can’t have been that bad if she renewed? Not sure what she isn’t happy about. Think they may have had some trouble with contractors the landlord arranged, where they repointed the building which was quite messy/ went on for a while. But I’m not really sure what her issue is tbh. The Property maintenance team: This tenant also moved out in April 2023 and I can’t find any complaints or anything from her? Terrible experience with lettings. Had to chase multiple times for confirmation of viewing times. I would have to call to confirm the viewings as they wouldn't respond on email, and they would tell me "sorry, the property is now gone". Frustrating experience. Avoid.

Having used Belvoir for both letting and attempting to sell our property, we feel well-placed to provide a balanced review, unfortunately, our experience has been disappointing on both fronts. During the letting process, Belvoir fully managed the property. However, we were let down during the check-out inspection at the end of the tenancy. Important issues were either missed or not addressed appropriately, which led to unnecessary complications and delays. For a fully managed service, we expected a far higher standard of care and attention to detail. Despite this, we decided to give Belvoir another chance by instructing them to sell the property. Regrettably, this only added to our frustrations. While there appeared to be interest from potential buyers, Belvoir failed to convert many of these into viewings. Over the course of nine weeks on the market, communication was minimal and lacked any proactive strategy or feedback. When we finally contacted them to express our concerns and withdraw the property from the market, they were swift to action the withdrawal, but are yet to respond on the points raised. Overall, we found the service underwhelming, and we would not recommend Belvoir based on our experience with both their letting and sales departments.

Furthermore, Conor supported you with the legal aspects of your tenants leaving, even though your property was no longer fully managed by us at that point. This was above and beyond the standard service we provide. Your property has now been withdrawn from the market, actioned immediately by Conor, even while on annual leave and attending a wedding, to ensure your instructions were carried out without delay. We take pride in the professionalism, diligence, and responsiveness our team demonstrated throughout both the letting and sales process. While we regret that our efforts were not acknowledged in this review, we have consistently acted transparently, proactively, and thoroughly at every stage. Moved out over a month ago (31st July). Today is 1st September and we are still yet to receive the deposit back on the property, nor the costs from the landlord to be taken from the deposit. They are slow answering/responding to our emails, saying that things will be sent to us by the end of the day, then we get no response. For any Warwick students, go somewhere else to rent your student property. It isn’t worth the stress and how painstakingly long it takes for them to sort/fix anything. You have to follow up emails pretty much everyday, and despite clearly stating issues in an email, they will still not understand you and delay any process further.
