We are a group of students who have recently finished our tenancy with Belvoir Estates. We experienced Belvoir only through the student lettings side of their agency. Unfortunately, we do not recommend this estate agent for students. Firstly, upon moving into the house, the house was extremely dirty. It clearly had not been professionally cleaned - there were crumbs, hairs and grease/dirt all over the house. There was also lots of rubbish left all around the house. When we complained about this and asked for a cleaner, Belvoir declined, stating that it had been professionally cleaned, and that because the house is left unoccupied over a few months, dust can build up. (This did not explain the rubbish, crumbs, hairs etc). We and our parents spent a few days cleaning the house and getting it up to a liveable standard. This would never be considered acceptable in a non-student tenancy. We sent photos of the dirt/mess to add to an inventory as proof of the poor state of the house upon moving in. We were charged £30 per person as an inventory fee to receive a video inventory of the condition of the house. We requested this many times, very aware of the importance of an inventory to protect us from unfair deposit charges post tenancy. After many emails from us requesting it, Belvoir admitted they did not have it, and refunded us the cost. At the end of our tenancy, the house was left in a far superior condition to when we arrived and was thoroughly cleaned. Although we had no official inventory as proof of the state before and after - only our photographic evidence of the poor state upon moving in - Belvoir told us they would deduct money for further cleaning, such as 'Bedroom 1: window needs wiping'. After stating all the arguments above, Belvoir decided to refund us the whole deposit. We did not receive our deposit back for over three weeks due to poor communication from Belvoir, leaving gaps of one week to respond to our emails. Belvoir's attempt to unjustly withhold money, despite all of our efforts to ensure this would not happen to us (constant emailing, requesting inventories, thorough cleaning), is an example of poor treatment of students in Leamington Spa and something future tenants need to be wary of. Had we not spent so much time and energy disputing inventory and deposit claims, we would have lost quite a lot of money to this agency. This review serves a purpose to warn students to demand fair treatment and always take photographs as evidence for your own protection.
I really am surprised to see all these good reviews; they seem unreal! We have had quite the opposite experience with them! They have been doing the absolute minimum right from the beginning but charging the absolute maximum for services. When the boiler in the property broke down in the middle of winter, they were so slow to respond. The property was left with really cold water and a freezing cold house. We had to get our own heaters and go elsewhere for taking showers; this was during January exams; imagine the stress. It took 19 days to fix it; when it was eventually fixed, they would not respond to our requests of reducing the rent for the period there was no warm water or heating. Edit: It was never my intention to slander or defame Belvoir; I just wanted to convey my experience and impressions of dealing with Belvoir. If you are unclear about any of the detail above, please refer to the previously sent emails. Edit 2: The tenancy ended 7 weeks ago but the deposit (£4025) has still not been returned. Belvoir has been slow to chase up the landlord who has had to sort an issue with water bills that is holding up the return of the deposit. Dealing with Belvoir this past year has been, in general, frustrating.
Very bad!!! Take good care because they give wrong information, hide information and don’t help at all! We've been given the wrong information on the fees for our applications when we first saw the house. We've been told the property is band C for council tax and in fact is band D!!!!!! It is true we didn't check...but I wonder why we paid them for, for the wrong information???? We told Conor to let the landlords know right away about the issues with the walls from the en suite in the house we were renting, it has never been transmitted... They didn’t give us all the details on any of the things we asked in general, especially regarding the change of contract...from the agency to the landlord managing the property. - This caused a lot of issues for us later! When we called them to ask for help the answer was: we are not managing the property anymore!!! I would never recommend this agency! Avoid them if you can!!!
Belvoir Leamington may be good for general sales and tenancies (as their other reviews seem to imply) but they provide poor service to student tenants. If you are a prospective student tenant, PLEASE take my advice and do not put yourself through the stress of letting with this agency. They never followed up emails in a timely manner when attempting to report issues, and charged an excessive amount in 'cleaning fees' despite the property being returned to them in a spotless condition. Other students with other letting agencies retrieved their whole deposits back without cleaning their property as rigorously. This stung particularly considering the state they left the property upon moving in - excrement in the toilet etc. Further - they were unhelpful and rude in the manner they dealt with this, charging the group an amount for cleaning fees without providing a breakdown or specifying why. We got the impression that they just wanted to get as much money out of us as possible, despite knowing that they were dealing with students. Would you charge an excessive fee if a property had been returned to you in a better state to how you received it? You pride yourselves on being fantastic to student tenants Belvoir Leamington - why make this claim and not back it up with real evidence? And before a member of the team tries to contact me to take this comment down, I won't, and please don't try. Doesn't it say a lot that they actually ask people to remove negative comments? EDIT - RESPONSE TO REPLY: As I have no personal qualms with anyone at Belvoir and direct my comments to the agency as a whole, I'd appreciate it if you didn't post my personal details online. I am writing this review on behalf of a group of friends who rented with you this year who have had a very negative experience, so my comments therefore serve as a review of your conduct as opposed to a review of my experience. Essentially, the facts still stand regardless of who the property was rented by. Secondly, I appreciate the sentiment, but your words do not mirror your actions. It is very well stating this online for others to see following a negative review, but I advise practicing this with your tenants in order to tackle the issue at base. I wish I could believe you regarding your comments with the cleaners, but unfortunately – and my own experience backs this up – I think it’s necessary to bring into question either the ‘reputable’ nature of your cleaners (how good they actually are at the literal cleaning), or whether you use cleaners at all in your student properties. I will not be calling, as I’ll leave further discussion to the tenants of the property. I simply wanted to post a review, not conduct an exchange.
Overall it has been a very unpleasant experience from my side. I was one of the outgoing tenants of a property when the Landlord decided to advertise the house rental in Bellvoir Leamington. - Although I asked several times to please arrange the visits 24h in advance they kept insisting trying to arrange visits with shorter notice. - In one ocassion, nobody from Bellvoir appeared to show the house to an interested customer, resulting in us showing the house. Neither us nor the visitor received any notice from Bellvoir. - We arranged a visit on the 27th of September (which they deny) where some minor damage happened. However, Bellvoir was the only agency that had arranged a visit by then. - We have received a lot of pressure to remove the negative comments.
The worst student agency in leamington spa. I've been with two in the town and these are hands down the worst I've even heard of. They have the worst and least professional service out there - their reviews here are surprising. They will deduct anything and everything from your deposit. Their team is incompetent and unwilling to do anything at all. They charge a call out fee when things are not working upon arrival even. Overall: would not recommend to anyone.
I wouldn’t trust this company. I was a tenant while Belvoir was managing some visits. First of all, for one visit the agent didn't appear to show the property to the client and I had to show the house on their behalf. Second, we arranged a second visit with Bellvoir. In this case I wasn’t at home during the visit, but after it I noticed some minor damage was done. Bellvoir denies this point and we cannot prove it because we weren’t there during the visit, but they were the only Agency who had arranged a visit in that timeframe. Third, I have received a lot of pressure from Bellvoir to remove this comment. This is my experience with this office in Leamington.
