I sold my house in Cheltenham through C J Hole. A nightmare from beginning to end. I seriously regret ever appointing them and I wish I had just switched direction. The one silver lining was the Saturday girl, she was really good and a breath of fresh air. Choose your estate agent wisely :). **Adding some context due to response from C J Hole.. C J hole did a valuation on my house at £415,000, I put the property up for a “quick” sale at £400,000. We had various viewings at the beginning mostly awful, one literally lasted less than a minute as the buyer couldn’t have a townhouse due to a young child.. so screening of potential buyers was not ideal! So a lot of time wasting and basically just key turners showing people around. Fast forward… we ended up reducing our property after C J Hole only managed to get us an extremely cheeky offer that turned out not to even be serious! We then ended up selling our house at £385,000, so a huge difference to their original valuation. The lies… C J Hole then claimed this “£385,000” came with the necessity to exchange in about 6 weeks. I frantically called around to my broker, solicitors etc to see if this was possible. Then the buyer booked in a house survey for 4 ish weeks time after we accepted their offer. How bizarre if they needed to close within 6 weeks? Which was clearly all lies, which was proven when I was forwarded an email from C J Hole that had in the thread that the buyers were trying to meet our quick sale criteria… so apparently it was us that required the “quick sale”.. After receiving a call from C J Hole demanding I name a date to complete I stopped answering their calls.. The call was ridiculous, it was completely down to the chain and solicitors as to when we could complete but I got continuously bombarded with “just name a date, give me a date?? 31st? Next week? Just name a date” to which I explained it is not down to me! We were then told the buyers had a new deadline, they HAD to be in by a certain date otherwise their mortgage would expire etc etc… they can’t afford the exit fees… turns out they just wanted to spend the weekend together before one of them went away for a while. HONESTLY. So all in all I felt C J Hole did not understand they were working for us from the beginning, they had no respect or interest in doing anything in our best interests and made the whole entire process unbearable. How they can be happy with selling our house for so far under their valuation is beyond me. We have never had a problem with an agent ever in the past and we have never felt like this. If C J Hole really wanted to speak to me about bettering their service they would have called me instead of writing on here for me to call them.

Really poor service so far. Really simple request ignored and deflected, wouldn’t recommend engaging with this business.

Dear Emma Thank you for your feedback and we're very sorry that you have experienced issues since your tenancy commenced. With regards to the cleaniness of the property your feedback is the first time we have been made aware of this since you moved in (October). Your landlord has offered to compensate you for the cleaning issues and my colleague will contact you with the details. The boiler/hot water issue was reported on 13th January and a contractor was instructed on the same day. They contacted you and arranged an appointment to visit on 15th January (we also sent you an e-mail on 13th confirming the contractor would be in touch). We understand from the contractor and report they have forwarded to us that this issue was owing to new LPG gas cylinders being installed and the UPSO valve not reset. I understand you admitted to them you did not know you had to reset this hence the reason the boiler was not working with no not water. Increasingly frustrated with the service we have received and the standard of the property we rent through them. When moving in, the house had not been cleaned at all. Which was a big surprise since we were charged a cleaning fee. There were things left from the previous tenants and there hadn’t even been a vacuum run over the carpets or a cloth over the kitchen counters. You could see crumbs from where the previous tenant had their toaster. The kitchen has cupboard doors hanging open as they are in such bad condition they don’t keep shut. There is mild on many of the walls and in the cupboards which is to be expected in an old cottage but this had not been cleaned or treated at all. There is paint pealing of the walls very badly so it is clear they didn’t repaint after the last tenants who had been in the house for nine years. We have had quick responses for some of the issues reported however other things such as the hot water not working in the shower and our hob only having one working ring that trips the electrics every time you used it took far too long to get sorted. And now our boiler has broken and we have been without heating or hot water for 3 days in minus degree weather (one night it reached -7). I have called the office and been promised call backs which never happens. I am furious with the service we have received and would never recommend renting through CJ Holes.

Website shows you can have a free valuation of your home. After deciding we would like to move, but needing to know how much our house is worth before really looking, i thought i would try CJ Hole for a valuation. Only to be told "we cant help you". I presume this is because they dont want to help if you dont have a house lined up or an eye on one to buy. How are you meant to know what houses to look at if you dont know the budget? After asking why, i was told "we dont really deal with that side of Cheltenham". Although our next door neighbours was sold via Cj Hole and is only 7minutes away. Will be using another estate agents to sell our house with who actually seem to want to help.

Property management is appalling. Lack of communication and no compassion for their tenants. I reported a WASTE WATER leak in January that has destroyed the exterior of the building and the garden and has left stagnant waste water in our garden for months and now in May i am yet to see the building be repaired, even after environmental health declaring this a hazard to public health - no sense of urgency to actually fix the repair, no compensation, not even an ounce of empathy from any of the property management team or the owners. I chase the issue and just get ignored. Minor issues may get looked at but not worth the risk with this company.

As we've previously explained, unfortunately CJ Hole do not have any authorisation to carry out repairs to the building as this is the responsibility of the block management company, so any negative feedback should be directed to them.

"Rogue..."

They've failed to maintain and repair the property for years. It shouldn't have been let in this state. They've refused to do repairs or pay for damage to my property caused by long standing mould, damp, water ingress and sanitation flooding. I've been left to clear up their mess on all occasions. They access my home without notification or permission. Only now they been served a Legal Improvement Notice, have they started work after 3 years of my suffering this, although it's been known to them for many years and just been left. Despite their having 6 months to do the work they've exceeded the time limitation and the Council have allowed this! I've been left homeless sleeping on floors, in expensive Airbnbs at my cost and in my car. They believe it's inhabitable, I've now been told to move back into a filthy flat that's in disrepair, damp, with bullying neighbours, inadequate heating, fire risks and it being cluttered. I can't access my bedroom, hall, lounge, kitchen or dining area due to their mess and disrepair. It's making me ill and putting me at risk.

It's so upsetting and anxiety provoking when I fulfil everything I have to, keeping my flat in an immaculate condition, furnish it like it's your own, always pay rent, make improvements at my own cost, to be treated so terribly unfairly. My beautiful 70s theme lounge has had mould, damp, water leakage since moving in. I've reported everything, as is my duty but repairs are left to get worse and I'm agued with and sometimes even blamed!! My beautiful furniture / items are now damaged and have not been restored /replaced. I've just had to replace the washing machine that's never worked, too. It's hard to feel safe when immediate neighbours are inappropriate and involved with disability hate, ASB and again nothing's done. It's really difficult and depressing. Private renting in this town is hellish. There should be more help and regulation to protect fabulous tenants like me. I more than fulfil my obligations. I'm afraid letting agents and landlords repeatedly do not.NegativeResponsiveness, Quality, Professionalism
