One of the worst experience I’ve had dealing with an estate agent! I’ve travelled all the way from London to view this property in Walsall, They called me to confirm the viewing in the morning which s was meant to be at 16:45. I’ve taken time off work, dragged my 24 week pregnant wife out with me to view this property for them to call me at 16:35 to cancel the appointment because someone else put a holding deposit down. I understand regulations & first come first served, but when booking the appointment they could have given me a heads up that they’ll take a holding deposit at any given time, not 10 minutes before the appointment . Such a massive inconvenience as I’ve had to drive 2h 30min back home. Waste of time & money!!
Excuse after excuse after excuse. Had holding deposit down on a flat for 7 weeks and Goodchilds cancelled it due to messing about with gas and electric certs. I was promised all work would be done whilst office was shut over christmas. 4th Jan came and they still hadnt even got credit on the gas meter to do a gas cert. 11th Jan and then they had done the gas cert and it failed, it was this point Lauren phoned and wanted to cancel. She would not allow me to speak with Anisa Patel. Brownhills Goodchilds are not to be trusted. If you're a landlord i would rent your property with a company that is fit for purpose. I was apparently their "top priority". I would phone for updates every other day to see what was happening and they would not treat you like a customer. They dont take responsibly for their incompetance, blame the landlord and could not even apologise for wasting my time for so long. AVOID!!!!NegativeResponsiveness, Quality, Professionalism
Goodchilds, Brownhills have managed our 7-8 rental properties for several years and overall the service has been mediocre to poor, but we have put up with it as we have had other business interests taking up our time. Our circumstances have now changed, freeing up us up to take on some of the property management ourselves. Unfortunately, the Goodchilds Terms of Business effectively lock us into their services indefinitely due to punitive cancelation fees.NegativeResponsiveness, Quality, Professionalism, Value
GOODCHILDS Brown Hills-Please avoid GOODCHILDS BROWNHILLS: The worst estate/lettings agents ever. Our flat was taken on my them after our local estate agents sold us out to them. The staff are rude, arrogant, unprofessional, poor communicators, don't stick to arranged appointments (then will lie to your face and accuse you of not making the appointment - all with a tone of attitude might I add). The way they conduct themselves is shameful. They over inflate/exaggerate the need for, and cost of work to be done, and ignore tenants when they raise issues. LANDLORDS: AVOID of you don't want your property swiftly vacated by your poorly looked after tenants. TENANTS: no rental opportunity is worth having to have these amateurs as your agent--avoid avoid avoid I cannot amphasise this enough.

Will gladly rip you off saying houses are worth £10,000+ more than they're worth and make up fake bids from others to push your offers up, they aren't in the office when I ring (surprise surprise) and never ring back and only offer 15 minute viewings because they're "always busy", so it's really bad customer service considering you want to potentially buy a house.
Just pathetic. Rubbish service. Please avoid at any cost. We were looking for a house ( 2 bed flat in walsall) for our son who is earning 17k yearly. Plus universal credit 2k per year while the rent of the property was just 450 a month. We have been told that income is not enough. We have been told that our son is earning 7.20 in 2019 while the minimum wage rate is 8.20 . Original documents were provided. Clear case of discrimination as we are Romanian nationals. If anyone replies oh we cant find you in our system or similar I would upload the documents to prove you wrong. So people please dont waste your money..
