Very displeased with John Shepherd and the property manager Rajak Ali. Upon moving in (as seen in the pictures) only the surface of the property was “cleaned” when furniture was moved there was mould and other belongings of previous tenants were there. We’ve emailed Rajak about this matter and was told that they would send someone to treat the mould. And that the landlord would get the carpet and flooring changed soon ( October 4th, 2022) as of today the flooring has not been changed and the mould has not been treated. During Winter Season the hot water has stopped working due to it being old, rusted and has not been checked or changed before moving in. And the refrigerator has also stopped working. We’ve emailed Rajak once again about what was happening and hasn’t responded to our report or sent someone over to fix these problems. After paying rent for the ENTIRE YEAR, none of our needs were professionally or properly handled, we still payed outside contractors over £500to fix these issues. We were told that we would be compensated but have it been. Before moving out John Shepherd has emailed us stating that the property must be professionally cleaned and we must send them an invoice as proof. (Note pictures) these were the conditions when we moved in. Why should we have the professionally cleaned when this is how we received it and expect to clean it ourselves. Since we have moved out we’ve requested our deposit and was met with questions on why the flat wasn’t professionally cleaned and the carpets were mouldy. Rajak Ali was the most unprofessional, negligent, incompetent property manager I’ve ever had the misfortune of dealing with. Every email I’ve sent was met with “I’m not in the office at the moment”. This is single-handily the worst service I’ve experienced.
REPOSTING AS THEY REMOVED MY PREVIOUS REVIEW AVOID THIS COMPANY! - AVOID 17 CITY HEIGHTS 85 OLD SNOW HILL I am actually outraged by the audacity of these people. These letting agents are essentially money hungry robots and I should have known from the red flags I got from the company that I should have searched for an alternative apartment. To make it clear, the pictures I attached show the state of this property on the first day I arrived. And let me tell you I was shocked at the outdated, dirty appearance of the place which I unfortunately did not view before I signed this lease which was my mistake. The place is disgusting, the walls are dirty, the carpet is worn down and very discoloured, there were missing furniture parts, the amenities barely work, there are COCKROACHES in this place, the mattress is SOILED you will have to buy several mattress protectors, the tiles in the bathroom are BLACK, the toilet must be from the 70s, the flooring in the bathroom and kitchen are also worn down and extremely discoloured, there was NO cleaning done on my move in date, microwave - dirty, oven - 2 had to be replaced as stoves did not work, the cupboards were horrific, the FRIDGE EITHER FREEZES FOOD OR DOES NOT WORK, the natural smell of the apartment stinks, THERE ARE NO LOCKS ON THE DOORS, MOST OF THE HEATERS DO NOT WORK IN WINTER YOU WILL BE FREEZING, ceiling lights ARE LOOSE AND DO NOT WORK, the windows are DRAUGHTY, the couches are OLD, to conclude it was damn right EMBARASSING to even bring someone to this place without explaining this is a temporary situation. They also had the audacity to increase the rent and ask whether I would like to extend my stay. But the worst part of all, is upon leaving this place, this company attempted to charge ONLY ME £1000+ worth of damage even THOUGH I lived with an unhygienic flatmate who had been there for 3 years. The charges got brought down to £320, but they have made unauthorised payments on my card - and NOT ATTEMPTED to contact the other tenant. Keep in mind, the things they attempted to charge me for, I.E THE WALLS and MISSING CHAIRS, were ISSUES they had before I signed. I will put this down to inexperience, I will definitely take more serious note of red flags when dealing with such money hungry agencies who are quick to charge tenants and slow to fix problems of their own property. Rajak Ali and Melissa Canon I found to be really unhelpful and dismissive of my complaints about this place. They obviously showed no compassion or care as it was not them who had to live in a disgusting property like this. They are more interested in making their jobs easier and brushing off concerning issues. As a new tenant, I have been made to pay all charges for this unfortunate place. I have yet to hear back on why the have not pursued the other tenant either. The bright side is that I will no longer need to deal with this inhumane money-thirsty company and I have learned a valuable lesson. To avoid the hassle, avoid these people. I will make sure to continue spreading the word so as many people know.
I am utterly appalled by the unprofessional conduct and lack of accountability displayed by Centrick (now acquired by John Shepherds). Despite my repeated efforts to resolve an issue caused by their own incompetence, they have chosen to shift the blame onto me, the tenant. Their delays and constant stream of excuses have left me in an untenable situation. Due to their failure in handling basic tenancy renewal procedures and basic obligations, I was essentially forced to remain in my property beyond the intended lease period, waiting for them to rectify their own mistakes and they were still saying it is okay and I do not need to worry. But you know what, they secretly put the extra cost on my account! After reaching out to them regarding the additional rental charges several times, they have not only failed to rectify the situation but have also threatened to deduct payments from my deposit now, showing a complete disregard for their responsibilities as property managers. Their refusal to acknowledge their mistakes and instead burden the tenant with unjust financial consequences is utterly unacceptable. It is clear that their priority lies not in providing quality service but in squeezing every penny out of their tenants. Avoid John Shepherd (Centrick) at all COST!!! Their lack of professionalism and blatant disregard for tenant welfare make them wholly unfit to manage any property.

Since moving in three weeks ago, I have discovered that 1. the main door was difficult to open and close, 2. one of the light was damaged (not bulb), 3. the bed mattress was damaged, 4. the carpet was full of dust with dark spots, 5. one of chair was broken, 6. wardrobe has big whole which is also broke, 7.the toilet is smelly. I’ve waited for two weeks to get fixing, but nothing changes until now. I want to unwind contract and deposit back because when discussing the property agent stated [that it is well-furnished with professional cleanness with professional inspection]. I signed the tenancy agreement on the basis of the misleading information I was given. However, agent didn’t agree to unwind (even no apology), and I’m still waiting agent to provide landlord’s detail. There is a N1 form in gov website can be used to report this fraud. Also, make small claim would also be help if evidence is enough.
TO ANY CURRENT OR FUTURE TENANTS!! BEWARE!! They will try charge you for every speak of dust and every little issue or item they can when you leave! When you move in look at the apartment or house with a fine tooth comb and mention (in writing) the differences between your place and the inventory they send you, because if your a chilled person that doesn't mind if your blinds don't tilt or if theres a label missing from your mattress they will try charge you for it even if it wasn't you who damaged or removed something. So just be as analytical as they are and contest things if it really wasn't you who damaged something and your likely not have to pay what they are trying to con off as your fault! Other than that while your living in the place they are fairly responsive and good agency, just when you leave they will try squeeze every penny out of you.

Be very carefull when using this company, they lie to costumers and are extremmely unproffesional, if you are a landlord and this company is managing your property, call them and pretend you are interested you may get a surprise. The staff is unable to be accountable, and they lie instead of being proffesional.
