The good - Elisha was prompt in sorting out my tenancy agreement when I asked and would always answer my questions quickly. The bad: 1. Missing building fob which they had months to sort out but waited until I picked up the keys to inform me, still not received this. There is an app as an alternative but this is flaky at best. 2. Broken front door lock meaning I either have to prop the door open or be locked out and have to ask the concierge to let me in. They knew about this issue when they came to do the inventory before I moved in but didn’t bother to get it sorted out or inform me of the problem. 3. Assigned a property manager who is out of office for the entire Christmas period and given no other point of contact except for the contracted out emergency maintenance number which is useless outside of genuine emergencies. 4. Calling up the office is pointless because nobody answers the phone and if you do get through to someone you just get told the people you need are out of office and that if you email your property manager you might get lucky if they check their email… 5. Similar to the above, not told about how to report maintenance issues on their portal. Currently have a broken fridge, washing machine, and dishwasher with no knowledge of how to report these issues. 6. Cleaning clause in the contract yet the flat had clearly not been cleaned - Microwave covered in food, counter tops and shelves dusty, stains on furniture and tables etc
Have not provided any help to solve tenant issues thus far. Will keep it 1* until there’s any resolution. I’ve been waiting for over month and have not been helped, not to mention the super slow response times.

Lovely people, but the financial processes have issues. For example: • I was wrongly chased for outstanding rent payment, despite never ever deviating from the payment schedule. Provided proof of payment and it got found. • Still waiting on my deposit to be released! No disputes, but still waiting since the contract end about 2 months ago.

Since moving in three weeks ago, I have discovered that 1. the main door was difficult to open and close, 2. one of the light was damaged (not bulb), 3. the bed mattress was damaged, 4. the carpet was full of dust with dark spots, 5. one of chair was broken, 6. wardrobe has big whole which is also broke, 7.the toilet is smelly. I’ve waited for two weeks to get fixing, but nothing changes until now. I want to unwind contract and deposit back because when discussing the property agent stated [that it is well-furnished with professional cleanness with professional inspection]. I signed the tenancy agreement on the basis of the misleading information I was given. However, agent didn’t agree to unwind (even no apology), and I’m still waiting agent to provide landlord’s detail. There is a N1 form in gov website can be used to report this fraud. Also, make small claim would also be help if evidence is enough.

TO ANY CURRENT OR FUTURE TENANTS!! BEWARE!! They will try charge you for every speak of dust and every little issue or item they can when you leave! When you move in look at the apartment or house with a fine tooth comb and mention (in writing) the differences between your place and the inventory they send you, because if your a chilled person that doesn't mind if your blinds don't tilt or if theres a label missing from your mattress they will try charge you for it even if it wasn't you who damaged or removed something. So just be as analytical as they are and contest things if it really wasn't you who damaged something and your likely not have to pay what they are trying to con off as your fault! Other than that while your living in the place they are fairly responsive and good agency, just when you leave they will try squeeze every penny out of you.
Very displeased with John Shepherd and the property manager Rajak Ali. Upon moving in (as seen in the pictures) only the surface of the property was “cleaned” when furniture was moved there was mould and other belongings of previous tenants were there. We’ve emailed Rajak about this matter and was told that they would send someone to treat the mould. And that the landlord would get the carpet and flooring changed soon ( October 4th, 2022) as of today the flooring has not been changed and the mould has not been treated. During Winter Season the hot water has stopped working due to it being old, rusted and has not been checked or changed before moving in. And the refrigerator has also stopped working. We’ve emailed Rajak once again about what was happening and hasn’t responded to our report or sent someone over to fix these problems. After paying rent for the ENTIRE YEAR, none of our needs were professionally or properly handled, we still payed outside contractors over £500to fix these issues. We were told that we would be compensated but have it been. Before moving out John Shepherd has emailed us stating that the property must be professionally cleaned and we must send them an invoice as proof. (Note pictures) these were the conditions when we moved in. Why should we have the professionally cleaned when this is how we received it and expect to clean it ourselves. Since we have moved out we’ve requested our deposit and was met with questions on why the flat wasn’t professionally cleaned and the carpets were mouldy. Rajak Ali was the most unprofessional, negligent, incompetent property manager I’ve ever had the misfortune of dealing with. Every email I’ve sent was met with “I’m not in the office at the moment”. This is single-handily the worst service I’ve experienced.
