If it was possible to leave 0* rating for the service that I have received from Belvoir Welwyn throughout my year as I tenant, I would. Word of advice for anyone looking to rent a property with this letting agency. DO NOT WASTE YOUR TIME OR MONEY. This agency cannot be trusted with even the most basic of tasks. Firstly, Belvoir allowed someone to enter my property without my permission, which is illegal and in breach of my contract. This didn't just happen once, but twice! As a young female who lives by herself, I was constantly living on edge that another male contractor would be letting himself in with the set of keys given to him by Belvoir. What makes this particular situation worse is that I didn't even find out through Belvoir but instead through the contractor 3 days later who was in absolute shock to hear that they hadn't waited for my permission before giving go ahead. During my year at the property, I started to receive thick black mould on my bathroom ceiling which was caused by the extractor fan not going out of the building but instead being pushed back through my ceiling. I first raised this issue with Belvoir in February. This mould then got so bad that it covered majority of the ceiling and resulted in the whole flat smelling damp. I was actually unable to use one of the rooms within the property, which I continued to pay full rent for, as I became incredibly ill during this time. Despite no urgency from the agency, I was then told by one of their employees that if I wanted to job resolved quicker that I should do their job and chase their own contractors. After heavy persistence, this issue was finally resolved in May. Lastly, when I first moved into the property the check in report was completed by an external company so that everything raised was unbiased. Conveniently, when checking out of the property, Belvoir decided to take this on 'in-house' without notifying me of any change. Now it is safe to say that the difference in detail between the check in and check out reports was extortionate despite paying for an end of tenancy clean by a professional company they recommended. And by extortionate level of detail I'm talking able 'fine hairs seen on skirting board' and 'light white dust on surface of floor'. It's no surprise really when the letting agents have financial ties within the property at just how much they were willing to deduct from my deposit for UNTRUE and UNFAIR allegations which they provided NO evidence for within the report. What makes this even more shocking is that the team at Belvoir Welwyn don't even seem to have the capability to fill out the dates correctly for date of check out report or lease commencement which resulted in me actually having to question whether or not the report was even valid. I moved out on the 13th July 2019 and this is still ongoing. It is simply embarrassing that they have already have to remove so many of the items that they had initially asked me to compensate for due to inconsistency & not being able to reference the check in report for any issues that were already there prior to moving in. I am now currently seeking legal advice and taking this onto the property ombudsman as Belvoir cannot resolve this with me internally and seem to believe that their apologies are sufficient enough. Let me ask you this - If I had breached contract would you have taken just an apology? Of course not! You'd be chasing me with your hands out asking for my money.

Disgraceful, unprofessional and disrespectful letting agent. Let a 4 bedroom house via this agent and have had nothing not problems. This estate agent will string you along; not resolve issues; send you passive aggressive emails and outright lie when it suits them. Having moved in to our house we identified numerous maintenance issues. Half the lights didn’t work on move-in. Things were broken all over the house. Despite highlighting these issues, Belvoir continued to send us false and inaccurate check-in inventories for 6 months! We still haven’t got all of our maintenance issues resolved. The biggest issue was the unprofessional and dismissive attitude of the agency. Belvoir staff are routinely rude, dismissive, unhelpful and passive-aggressive. We have received numerous aggressively dismissive emails after simply following up on the long overdue maintenance and inventory issues. Every conversation with the office staff is a chore and fight- with the simplest of things escalates by office staff into a big challenge. Staff routinely twist facts and obfuscate the truth. It is really exhausting! I would recommend that anyone looking to rent avoid Belvoir like the plague! You won’t get any maintenance done and you will be treated like trash. I suspect (as detailed by other reviews and with our troubles with the inventory) they will try and fraudulently deduct money from you when you eventually leave. Avoid!! Update: A Belvoir manager called me the day after posting this review. Unfortunately, this conversation was just as unhelpful for example: 1. Denying things had taken place or issues had occurred 2. Making veiled threats to encourage my landlord to terminate my tenancy What was also interesting is that during the conversation, the manager indicated he was recording the call. When i asked for a copy of this recording he stated the line was not recorded. Highly suspect in my opinion. Throughout our conversation i was encouraged to remove this review with various statements such as "i'm not saying you should take the review down". etc. In short- what could have been a constructive reconciliation was marred by more unpleasant behavior and unprofessional attitude

Do not go to that agency they will charge you for check in fee and then they will charge you for check out fee 😱 I never hear about that before just scammers guys say away from them they will steal your money 👎👎👎 …
Surprised at the amount of 5 star reviews, wont be surprised if they paid for them. Anyway I was with Belvoir last year and they are honestly the worst for students. My experience with Belvoir was stressful from start to end. An example of many was the fact that they advised me that my mum had failed the credit check (she didn’t) so made me pay admin fees twice, equating to £400. I got the £200 back but this was very stressful. One of many examples of the level of stress that was created. Their staff are very rude (Julie), clueless and of no help. All the students I know that have been with Belvoir have never had anything good to say. You literally have to beg them to help. The only staff member who has sense and is helpful is Superna from finance. I’d reccomend avoiding at all costs. And tbh stay on campus or try private landlords cause these estate agents are all terrible including moving places and strats (Belvoir is the worst).
Dealing with Belvoir staff in Hatfield cause nothing but stress and make you feel like a burden and passed around because no one wants to help you! You are made to feel like they are unbothered and will tell you anything to get you out of their ear! After a year with Belvoir I wouldn’t recommended to anyone, especially students! Taking the house with promises that things will get fixed was a tremendous lie and after numerous calls to arrange, everything stayed broken!
