Was told to come in for viewing for Caroline court at 12:10 been there since 11:50 and the agent just took the next person after me for viewing despite telling her my appointment time. Been waiting in the Rain from 11:50 until 12:25 like an idiot also wasted my time I had to take some time off from work . Waste of time Would not even rate 1 star had to put it to be able to post it

When multiple viewings are scheduled, it is imperative to adhere to the allotted time slots to accommodate all appointments. During the call made the day before your appointment, where you advised you may be 10-15 minutes late, the colleague who took the call emphasised the importance of managing viewings within specified time frames. We are committed to accommodating all viewings. My colleague arrived at the property promptly at 11:30am as scheduled with other viewings. She was present at 11:50am with other applicants during their time slots. She attempted to reach you at 12:16pm as she could not see that you were present at the agreed upon time. Highly unprofessional organisation in dealing with the sale of a property relating to my divorce. The manager has taken legal advice from as he quoted "An old friend that used to be a conveyancer", and has got his facts incorrect. The organisation are incompetent in their marketing strategy reducing the price by £25k after just 4 days of marketing. Avoid if you are looking for an agent to sell your home at the best price and in the correct legal manner. Despite being asked by the agent for Legal documentation to include me in the process, which they have been furnished with they are now ignoring my e mails. What this is doing will put any prospective purchaser at risk of losing their costs by incurring valuation and mortgage fees plus conveyancing costs at the risk of the sale not being agreeable to me (without knowing the details) and then being unable to proceed at exchange of contracts. This is highly unprofessional and certainly not how any Agent should behave to protect any purchaser or vendor from the costs associated with an aborted sale. AVOID

WORST agency ever. Told them that I needed to arrange a FaceTime viewing urgently which was postponed from Thursday to Saturday which was fine but no one even attempted to call me on that day. So I called the agency about this and the one who was meant to show me the property contacted me shortly afterwards (obviously because someone from the agency contacted her and gave her my number) but there was a miscommunication among them leading the agent to think that the viewing was in person. I called the agent again to see if she could reschedule the viewing to a few hours later but she said that she can't since she will need the current tenant's approval again so I had to contact the agency again and there was this guy who was extremely rude and didn't seem to know how phones work despite being in a Customer Services team. He claimed that I didn't pick up any calls although I kept telling him that no one called me but he was so adamant that I was lying since I managed to call the agent back. Do you even know how phones work? When someone calls you, you can see their phone number which allows you to call them back unless it has been hidden and being shown as "No Caller ID"? Not only did he try to put the blame on me, he didn't even try to resolve the issue and arrange another viewing. Therefore I had to speak to another person in the CS team who was almost as bad as she took more than 5 mins just to take down the spelling of my full name. Can you imagine that? If that's not frustrating enough, no one called me afterwards to get back on the property enquiries. So much for "Multi-Award Winning Estate & Letting Agent in Crawley". The worst agency that is not interested in housing problems. You need carefully check everything in the apartment. The apartment I had had a lot of damage from previous tenants. And I transferred them to me. Please check every appliance, window handles, refrigerator, stove, washing machine, everything. Just be very careful with them.Have a nice day and hopefully no one else meets my problems with them.

These deductions were noted by an independent clerk on your check out report, as they noted deviations from the original inventory. Having reviewed your comments and looking through the check out notes I would like to advise that our role as Letting Agents is to try to help Tenant and Landlord come to an amicable agreement on what deductions are to be made from the tenants deposit Please note that we use an independent company to ensure this is an impartial decision. Should there be a time where a tenant and landlord cannot agree to the deposit deductions, tenants are given the opportunity to dispute any costs via the dispute resolution scheme, which I can see was made available to you. Really poor service all round. We rented a property with Inspire for two years and that tenancy has just come to an end. Throughout the tenancy, we were met with resistance, procrastination, and excuses whenever repairs were required. Some of the low-lights include refusing to repair a faulty appliance that was clearly included on the signed inventory, refusing to repair a dangerous electrical issue due to ‘high cost’, and refusing to allow access to the whole of the property despite this being explicitly allowed on the Tenancy Agreement*. At each step of the way, Inspire persisted with a dishonest and patronising attitude towards us which really left a bitter taste in the mouth. Inspire did everything in their power to ensure that the greedy landlord wouldn’t have to put his hand in his pocket to make necessary repairs, instead shifting the cost onto us, the tenants. I understand that this is their prerogative as the landlord is their client but things like requesting that the tenants perform repairs themselves and blaming condensation caused by a faulty seal on ‘sideways rain’ bordered on the ridiculous. All of this came to head when instead of performing the required repairs, Inspire/the landlord chose to illegally serve us with a Section 21 notice. However, Inspire were so incompetent that they had broken not one, but multiple gas and electrical safety laws during our tenancy so this allowed us to overturn the retaliatory eviction and stay until the end of our fixed term. We were fortunate that we had the time and resources to fight the eviction, but others might not be so lucky. Obviously, this review is anecdotal, and I wouldn’t expect anyone to take my word as Gospel, so here are some other sources: “We discussed your current dispute(s) with your landlord and you confirmed that you have not received from your landlord an updated Gas Safety Certificate since the one you received at the start of the tenancy in February 2020. Therefore, on this basis the s21 Notice is invalid” – Citizen’s Advice *“You have a legal right to access” – Citizen’s Advice “As you were not given the gas certificate upon receiving the notice, this could be an argument to say the notice is invalid.” – Shelter “your landlord is acting disgracefully. It's unacceptable that landlords are using Section 21s to throw people out of their homes and you shouldn’t have to put up with this.” – Acorn TL;DR I have dealt with a few dodgy agents during my time as a student but Inspire easily set a new low. I would warn anyone thinking about renting with Inspire to proceed with caution.

As you shared in your review, you have noted you feel this was not the case during your tenancy and for this we do apologise. Within the property, a full EICR was carried out to address any electrical issues that you may have experienced. Unfortunately, with some issues regarding water, there is an element of fact finding needed to find the route cause. As the contractors attended it is our understanding that it was confirmed that during periods of non-driving rain, the issues with water ingress were no longer present. We understand that the time frame may have been frustrating as it was needed to wait for the appropriate weather conditions. With reference to the gas and electrical certificates, we can confirm that these were carried as per statutory law, and the property was compliant throughout the tenancy.
