The worst bunch of unprofessional people. Tenants beware, they will leech all possible money out of you. Be it your deposit, fees & they only work on behalf of the landlord. I even doubt if the landlords are getting a fair deal as the maintenance team prospect contract with work on a comissions basis with them. Stay away. There are a lot better agents out there, just based on how low a service Prospect provide, if i can even call it that.
As a guarantor to a tenant (my daughter) of this agency, I expected that they would respond in a timely manner to property maintenance issues. Every interaction so far (and there have only been a couple) they have failed to provide any sensible support. An issue with a floor tile has so far taken five weeks. It is still unresolved. A potential health and safety issue which is possibly coming from the loft has been unresolved since Thursday 3rd November. Calls are never returned. Staff tell us they are doing us a favour yet my daughter is suffering sleepless nights and still they take no action. They do not update with information and as my daughter has to constantly keep calling, she cannot get any sense because staff do not return calls. My wife has intervened and staff have terminated the call. The 24 hour emergency number is no longer in order. The property maintenance number is office hours only. So how can anyone expect to get service when nobody is prepared to do anything? In my opinion, this service is so bad, I worry for any tenants or prospective tenants who may look to work with this company. I am reviewing the contract now and will seek advices from our solicitors.
Worst service that I ever had and my experience is no different than others.. protects owner, no help in resolving any issues, kind of forget after let agreed, no responsibility towards tennants and very high agency charges espically looking at service. I wish if I could have gone with Romans. But now lesson learned. Never recommend Prospect to anyone.
Awful. worst letting agent. They are reluctant to return deposit. Their aim to keep deposit without any valid reason. Great liar. Avoid it. No star mark- 0.
PROS: - convenient location, - big agency (if you like that sort of thing), - a lot of offers (sale/rent/buy properties). CONS: - unfriendly staff (nobody calls you back on your offers, even though they make promises), - *exorbitant fees* (for no good reason, just because every other agency in town has them as well; seriously £500 for writing Let Agreed/Sold on an ad?!?!, also charging for contract renewals and check-outs etc.), - different agents, different info (poor communication par excellence - obviously cannot agree themselves what to say to their clients), - pictures on the ads don't necessarily show the actual state the property is in (fish eye lenses make rooms look better, a bit of polish here and there in PhotoShop, certain things are kept hidden from you, etc.), - getting refunds from them is awfully hard, - they do not have your best interest in mind, - can't and won't recommend, avoid at all costs if possible.
Extortionate admin fees and ridiculous convoluted letting agreements. If you are landlord and have some consideration for your prospective tenants please do not use this agent.
We paid the security deposit (£500) for a flat in Reading managed by this agency, had given notice to our previous landlord and were preparing to move. Four days before the agreed move-in date, they called us to say that the property was sold, but the new owner is happy to go ahead with the let as already agreed with us. But then the next day they called again and said the deal did not go through and the property is not available any more! They claimed that the owner was selling the property through another agency, which we find hard to believe as the information page they provided to us when we viewed the property had leasehold details written on it! Having given notice we now had to move out regardless (luckily our landlord was flexible on our move-out date!). We did not receive any sense of responsibility – or even a simple apology – from their side. It took them 6 days to refund the £500 back to us.
Recently I used Prospect to help me find a flat in the Reading area. I found one i liked that had been advertised with gym access. I thought great i could use that and would be extremly handy. After paying them £645 admin fee which is crazy money and unacceptable to setup the agreement they then told me that i wouldnt have access to the gym as the property mgmt company had changed and the block of flats i was in, wasnt allowed access anymore. Throughout the whole dispute process which lasted a couple of months they were unproffesional, not upfront or proactive in solving the problem. I spoke with three to four different people as no one was taking charge, i was left to feel ripped off by the admin charges and very frustrated. I would not recommend Propect to anyone, you would be better dealing with are more proffesional organisation like Haslams in Reading. The are not worth the Star above that i had to pick to post the comment.
we did buy a property using their service. They did not tell us the truth about several important aspects. They just protected owner's interest, very bad service. Just avoid them
