Nicholas humphreys are one of the most incompetent and expensive lettings agencies in nottingham, I have used them for 2 houses over 3 years and not using their services feels like a fresh breath of air. They are terrible at upkeep & fixing problems, communication, emergencies, and are disorganised and rarely have any knowledge of how the law works. They also flagrantly break the law when it comes to deposits. They lost our inventory one year and still claimed nearly 100% of ours - showing it doesnt matter what you do, they will always try to take yoir money. In general do not use them if you can help it.
Unhelpful and the staff seem very unprofessional, they once lost images they had of my ID and had to go in again to get it scanned. They rent houses with mold, damp, and broken plumbing as we discovered this year and try to do as little as possible, whatever will give them an easy life. When viewing houses they put my group of seven with a group of five who then didn't show but they still showed up the five person house. Way too disorganised to be of any use in such a student-based area.
So poor. We're around 3 months into our tenancy and so far I found a sock in the middle of my room when I first opened the door because they obviously hadn't even tried to clean. Dead bugs on top of our kitchen cupboards. Half the lights didn't have bulbs in. One of the curtain rails is broken and the curtains have brown stains on them. The mattresses are disgusting and need replacing. No kitchen appliances or hoover which for a student house is very unexpected. We waited nearly 2 months for our shower to get fixed because it was leaking through the kitchen ceiling. I went home for a few weeks and my pan and chopping board in my kitchen cupboard were growing mould and were green and furry. There is mould and damp everywhere in the house despite us ventilating the house and having the heating on as advised. I cannot believe they think it is acceptable to leave people living in a situation like this especially young people who have barely experienced the world. I do not recommend them at all. I will have to write more about it at the end of my tenancy and whether we actually get our deposits back even though the keys were given to us in a poor state - we even had a lose unprotected wire hanging from the ceiling.

Terrible estate agents. Lived in a property rented through them for 2 years. Was absolutely filthy when I moved in, stank of smoke, had not had cleaners in. On viewing there was water damage on the bedroom ceiling, was told there was no leak and previous tenant didn't report anything. As soon as it rained water came through. Was a battle to get it fixed and they only fixed the roof not the hole/caving in internal ceiling. Oven was ancient and didn't work so needed a new one putting in. Bedroom radiator broke and took over 2 months to be fixed, spent winter having a bedroom that was an average of 7 degrees. Windows all loose and wobbled in the wall when closing them, could feel the draft and see the curtains moving but my email about it ignored. Handed notice in, took keys back and heard nothing. Had to ask for deposit back. Had it returned then a week or so later got an email saying they were doing an inspection and to ensure it was clean and tidy, I'd not lived there or had keys for a month and already had my deposit back! It's back on the market now, price increased by £75pcm. From the photos they've put new flooring in which it desperately needed but I can see some plants my movers accidentally left still on the windowsill so again cleaners not been in (we did clean it before leaving at least, except the cupboards we didn't use because the last tenent left them so filthy) Kitchen has had it, was told on viewing the landlord was going to do it after the next tenant, clearly a lie as it's still the same! Honestly if you can afford to use another agent, please do!
