Most people have very little good to say about Managing Agents because they dont really get what they do.... I found Ringley's sensitive approach when I couldn't pay humbling. They had a financial hardship policy to hand and helped me get through a difficult period, not by going to Court but by helping me get money from my lender in a friendly way.

I would have no hesitation in recommending Ringley. They were appointed Managing Agent by the Tribunal after a thorough day long hearing. No significant maintenance had been conducted for some time due to disputes between the freeholders and a previous Managing Agent who did almost nothing for three years, allowing the building to deteriorate further. Ringley did get off to a slow start on account of our assigned Manager suddenly resigning which meant going back to the Tribunal and therefore further delays. However, once the Tribunal re-confirmed their appointment and Mary-Anne Bowring was appointed as Manager, the problems in the building were addressed forthwith. Ringley has a wealth of in-house expertise, legal, surveying etc. Alex Banyard, Ringley’s surveyor conducted a thorough survey, identified the remedial works necessary and breaches of the leases. Obviously items such as surveys and legal advice are not included in basic management fees, but I found Ringley’s scale of fees to be transparent - they were clearly laid out in their proposal to the Tribunal. The fee the survey for instance was £750, a competitive rate considering the previous Managing Agent charged us £2000. Ringley’s construction team, lead by Darius did an excellent job of restoring the building. It took over 2 months to get the building back into shape. If Ringley had not been managing our building, it would still look like a squat.

My block of flats is currently managed by Ringley London, NW1 8PR and despite all the challenges we have been through over the last 11 years my block was converted, after a few hiccups with few agencies, we are luck to have found Ringley and FINALLY a superb agent - Nick Johns - who is looking after us the way i feel he would look after his own personal properties. No emails is left un-responded and issues are addressed swiftly and efficiently with superb professionalism and a no faff attitude. We have had a serious issue on the roof and in the course of 6 weeks, specialists were called in to investigate, a scaffolding was erected and the works we have been waiting for over 6 years to happen finally started with a great result using a genius idea to pierce a wall to direct rain water into the main drain. I cant fault Nick Johns and I will be happy to support Ringley as long as they retain him as i truly believe good agents - often doing thankless tasks! - are the core of every good managing agency. There is no perfect Managing Agent of course but Ringley comes pretty close. They genuinely seem to have senior management who care and call you back! They always look for a way through for your issues and when asking for money always justify why it needs to be spent! Ultimately they care about the asset value of our home and that was an approach we have not experienced before-despite having courted an number of allegedly competent Managing Agents over teh years
