Hi Suresh, Thank you for your review, we are sorry that you felt your experience was not a good one. After having a phone call with you to find out what we can do better next time, we found out this review was purely based on the charges that the landlord recovered from your deposit due to the condition in which you group left the property. This is unfortunate as it sounds like your experience throughout the tenancy was a good until the deposit stage. Whilst I understand this is not the outcome you wanted your head tenant did decide to accept the charges that you were presented with. I wish I had checked the reviews here earlier If you are an international student do not bother with them. They will cancel you bookings and viewings at the last minute claiming someone has paid , they will also post properties they dont have and waste your time and resources. I travelled down from london on different occasions only to be given the same story.

Hi, Thank you for your message and it is disappointing you have left us with a one star review. As explained, you booked in a viewing at 10am on a Tuesday 24th, and we received a booking for the property overnight Monday 23rd evening whilst our offices were closed. When we found out about this at at first thing in the morning on Tuesday, we notified you via phone call and rescheduled you in for another viewing later in the afternoon at 2pm as we understood your situation and were willing to find a way to not make this a wasted journey for you. However it is unfortunate this property was also taken too which I notified you about the second it happened at 12pm. We are currently in a place in late September where many students are desperate for accommodation and we must keep advertising properties until somebody has reserved a property. Some of these viewings happened on Friday and Monday. Although I appreciate you travelled far, we're unable to give priority to anybody or offer any special treatment as many people are in a similar boat to yourself. If you notified us that you were having to travel quite far, we'd have happily facilitated an initial video call or video of the property if you were comfortable reserving on that basis as we use this service to facilitate international students or students who would be forced to travel quite far. As previously mentioned, we have saved your information on our system and we will notify you if a similar property does come up. Although I understand it is infuriating when a property is reserved on the same day as your viewing, if you could re-evaluate this review it would be appreciated. However our advise is to search around PAL Registered Agents like ourselves within Hatfield and ask for their room availability. However please consider you are amongst hundreds of students who are currently searching for last minute accommodation and there isn't enough accommodation for all, so this event where a property is reserved during your enquiry is fairly common at this time of year. I would personally suggest if you are looking for accommodation for September 2025, you should start looking from January. The service during the year was mild, they came to do checks monthly. However, there was problems with the house, such as the toilet drain, which refused to fix and just told us to buy a product, even thought we tried it before and didn't work. After the contract finished they wanted to chage us for the drain repair, which we refused since we were asking for it to be repaired during all the tenancy. They are really scammers, I was there for a year, and when moved in there was no cleaning done, the cupboards were very dirty I had to clean it everything. After a year, when we left, they made us pay half of the deposit for a deep cleaning service, that I did not have when I moved in. They gave us the rest of the deposit 6 months after moving out, we had to email and called more than 10 times because they stopped answering us back for 2 months. Prices are alright for rent. If you are happy to loose all your deposit by these scammers, go for it.

This is worst agency ever…. They charged me for cleaning the whole house when I wanted to end the contract in between, checked with the tenants living in that property now and literally nothing was done… £75 to clean the room which was already been cleaned by me and it’s £75 was charged just for one person… how stupid…I gave my keys on 6th but charged for 12 days rent.. my whole deposit which was £435 is taken and I had to pay extra £105… students be aware they are scammers.

Hi Cecilia, Thank you for your feedback however just to clarify the situation, the cleaning you were charged was for your room and a portion of the kitchen which was in a bad state. If you want more evidence of this to explain the charges we are more than happy to send this to you in an email. The reason for the extra charges was due to your rent arrears as you moved out halfway through a month which hadn't been paid for in rent, you also elected to pay your early termination fee from your deposit which we only done to try and help you out and don't typically do this. If you want a agency that is relaxed and leaves you alone to live in the place you pay for this is not the company very prying and causes a lot of stress and makes problems out of nothing if you student there are a lot of other agency's that I would recommend

Avoid going with this agency! We have been left with no heating, hot water, broken washing machine and now no Wi-Fi. I have sent numerous emails, texts and phone calls explaining this is disgusting the way we are being treated! And yet again still no response. It is illegal to leave us with no hot water for longer than 24 hours and it has now almost been a week. It seems like no one is bothered by this as there is no matter of urgency. We were promised the work would start Monday and to my shock no one has been round and it is now Tuesday! If anyone has any advice on how we can take this further please let me know as this is now considered to be hazardous.

THE WORST & I MEAN THE WORST COMPANY EVER. These people are greedy THIEVES! Loved in a house with my friends during uni @NN and we practically had to sort everything utilities wise ourselves. Lack of care for their tenants and then want to demand money from us a YEAR LATER lying in an email saying our tenancy ended this year when it ended last year. Don’t find your student home with them you will regret it trust me . The landlords they have are terrible. House had mould and the landlords done NOTHING!
