The staff here runs it’s own rules and regulations. If you want to get out of the tenancy it’s very difficult as they will take up your time and give X number of reasons. Was seeking legal option against them but it’s a waste of students time and energy. Will suggest Strats or Raine. If your in contact with Jack record your conversations as he go backs in his word and the Director Raj doesn’t listen to our side.
Nicholas Humphreys is run by a group of fraudsters who extort money from their clients. Most of the homes they offer are in horrible conditions and somewhat inhabitable, they also take weeks, sometimes months to report to tenants needs. The agents at Nicholas Humphreys are also terrible liars and deceive tenants with every opportunity they get. If I was able to give 0 stars I would. The landlord did not care about the house as there were serious problems with the house such as poor ceiling material and continuous leakage of water (health & safety hazard) in one of the bedrooms (It was evident that the landlord was poorly maintaining the house), this inevitably led to our of my housemates to go back to his parent’s home due to how bad the leakage was in his bedroom. The agency was lazy when it came to handling issues. Upon moving in we took pictures and made reports of any damages that were already there so that we would not have to incur these costs. However, they still had the audacity to charge us for those same damages that we reported at the beginning of our tenancy. It took 2 months for our deposit to come back to us. Not to mention that 2 days prior to moving in, police had raided the house and had had the front door chain locked. My housemates were waiting for hours for the door to be unlocked. Unaware with what had taken place, someone from the agency came and opened the door. The front door and back door were damaged and you can tell all the rooms were searched by police.NegativeQuality, Value

I have been with nicholas humphreys for 2 years now and never had a complain until the moment I moved out. They will charge tenants with bogus claims and expect tenants to not refute for small amounts. I have waited around a month and a half to get a deposit back with 2 weeks between responses and incoherent responses with what they said in calls. They charge you with "Full house cleans" which are obviously fake charges because the house arrives to you in deplorable state. I had breadcrumbs on tables in my room and a dead fly in the fridge that as far as I know constitutes as a health hazard. Even if you are a tenant whose house state is impeccable. They will try and charge you for the most random things. A word of advice to tenants, photograph everything and I mean everything really, both sides of your bed mattress, all walls, even chairs because they will attempt to charge you with stained chairs. We avoided going further with TDS due to such delayed responses on their end and us as students not being able to go to the proper means to dispute them. And they used deceitful tactics to get everyone to agree to the charges. It pains me to see the use of such shameless tactics on students on this time of quarantine. All in all, with the exception of the manager mr Raj that has been very respectful and professional I have had a deplorable experience with Nicholas Humphreys and I would not set foot on any property that is remotely connected with their services.NegativeResponsiveness, Quality, Professionalism
