Estate agents reply quickly, most staff are friendly and helpful bar one or two. At the start they were slow to fix things but now much faster. The emergency number is a bit useless as we were locked out a room and no one could get to us for over a day, had to break in ourselves. Regular inspections, with plent of warning which is good. Not many complaints tbh.PositiveResponsiveness

Mr Raj,Jack n the whole Nicholas Humpfrey really handled our accomodation well and made our stay easy even with late payments they were accomodating which we really appreciated l. Any issues that rose were easy to deal with because of how accessible they were.i would recommend Nicholas to anybody looking for easy transition into student housing...especially Mr Raj who was very good to us..

I've rented a few times before, privately and through estate agents and I have to say the process I went through with Nicolas Humphreys was by far the most straightforward and easiest to complete. There has been no confusion or delay at any point to and while there were some questions that were not able to be answered in the viewing, Oliver was extremely helpful during the rental process.

I had a very disappointing experience with this estate agency. When I first rented a property from them, I was a student. However, I soon realized that Hatfield wasn’t the best option due to the lack of job opportunities, so I wanted to move out. Unfortunately, the agency, particularly an agent named Will and another team member whose name I can’t recall, were completely unhelpful and made the process extremely stressful. They only care about getting you to sign the contract once that’s done, you’re on your own. Despite their initial promises to help me find a replacement tenant, I had to do all the work myself. Even when I found suitable tenants, they rejected them for unreasonable reasons, dragging out the process unnecessarily. Throughout this time, they ignored my calls and refused to acknowledge the issue, causing immense mental pressure just over the rent. This agency lacks professionalism, support, and basic customer service. If you’re a student or tenant looking for fair treatment, I would strongly advise you to avoid them.

Regarding your request to exit your contract early, we were happy to facilitate this provided a suitable replacement tenant was found. Unfortunately, given the time of year, demand for single rooms in student housing was low, and despite our efforts, we were unable to secure a new tenant. As per the agreement you signed, the responsibility for the rent remained with you for the duration of the tenancy. While we understand this may have led to frustration, the contract was in place to ensure both your rights and those of the landlord, who committed to providing safe and well-maintained accommodation. Throughout your tenancy, we conducted regular inspections and promptly addressed maintenance concerns to uphold these standards. We believe that, had circumstances not required you to leave early, your experience with us would have been more positive. I am writing to express my extreme disappointment and frustration regarding the non-refund of my security deposit for the property at 23 Cunningham Avenue, Hatfield. Despite vacating the premises over four months ago, the landlord, Mr. Paul, has not provided the necessary approval for the refund of my £500 deposit, which was lodged with the Tenancy Deposit Scheme (TDS). Furthermore, I am appalled by the lack of cooperation and unprofessional conduct displayed by both Mr. Paul and the agency, Nicholas Humphrey. 4 other tenants, including myself, have been affected by this delay. I am also compelled to express my disappointment with the condition of the property. During my tenure, I encountered numerous issues, including: - Infestation of bed bugs - Worn-out floor carpets that were not replaced in five years - A creaky staircase that caused disturbance - Outdated electrical points that frequently burned out - Aging household equipment in the kitchen, including a ineffective vacuum cleaner - Leaking bathrooms that caused water damage to the downstairs bedroom pouring down like s rain 🌧️ or water fall. Disgusting. - very unhygienic - washrooms are always clogged. In light of these experiences, I strongly advise potential tenants to exercise caution when considering properties owned by Mr. Paul, who has multiple properties in and around Hatfield. I also urge caution when dealing with Nicholas Humphrey agency. The TDS tenancy deposit scheme, which is intended to protect tenants' deposits, appears to be ineffective in this instance. While it's true that some individuals may cause damage, it's unfair to generalize this behavior to all students. In fact, the vast majority of students are respectful and responsible tenants, and it's essential to recognize and appreciate this Similarly, tenants could justifiably claim that all landlords prioritize rent collection over providing basic amenities and maintenance. This includes neglecting pest control, ignoring repairs, and unfairly shifting blame onto tenants. It's essential to recognize that such stereotypes can be detrimental and that both parties deserve fair treatment and respect. The agency's practice of deducting money from each tenant for damages, cleaning, and repainting raises concerns. With five separate rooms and tenants from different backgrounds, it's unfair to hold each person responsible for others' actions. I request that you collect damages from the responsible individuals and refund the remaining balance to the other tenants. I strongly disagree with the implication that residents introduced bed bugs into the property. Having personally encountered dead bed bugs in my own room, I believe it's clear that the infestation was pre-existing. Furthermore, your acknowledgment that the carpets were 5 years old at the time of our tenancy speaks to the underlying hygiene issues that contributed to the problem The bathrooms in the house had severe leakage issues, which caused significant water damage to the room below. The water leakage was so extensive that it poured down like a waterfall, creating an unacceptable and unhealthy living environment. This, combined with other issues, makes 23 Cunningham Avenue one of the most unhygienic and poorly maintained properties I've had the misfortune of occupying In conclusion, I request a fair refund of our deposits

Hi Leela, Thank you for the feedback. Just to address a few points which you have raised, the deposit was delayed due to your group refusing any charges. Whilst we attempted to negotiate these charges with your head tenant directly, items such as the cleaning, marks on the walls left from posters, clothes and rubbish left in certain rooms, rotten food left in the fridge/freezer and body hair in drawers and carpets were refuted, even though there was clear evidence. We hoped to come to an amicable early resolution on this, however as there was a refusal to come to any agreement from the tenants, we had to escalate this case to the Tenancy Deposit Scheme which can take a number of weeks which was advised on our initial email. Even after this was raised to the Tenancy Deposit Scheme, as you mentioned, the case was awarded in the Landlords favor. As a Letting Agent, we need to ensure that all properties are professionally cleaned and these items were picked up as we were thorough throughout the Checkout to ensure the tenants can move in much more satisfied. Regarding the issues within your property directly, as you are aware one of the housemates you initially moved in with, brought in bedbugs which was incredibly unfortunate as this was not fully reported until all tenants settled in. As you are aware, the Landlord immediately attended to apply treatment to the property, arranged for pest controllers to attend and even though some of your housemates were not cooperating and refusing to allow access, the issue was resolved at the Landlords cost which was never claimed for as ourselves and the Landlord understand we are dealing with students who may not be able to pay these extortionate rates. Regarding other issues you have raised, the carpets have been now been replaced all throughout the property, the staircase is not something we can fix overnight and as this is a houseshare with multiple floors, we cannot risk lack of access to the staircase whilst a repair is ongoing. The electrical point was where one socket was affected due to accidental water damage during the tenancy from a spillage which we could not prevent. The hygiene in the property is something which can be common in a student house property if our advise on regular cleaning or a cleaning rota isn't followed too which we are unable to impose to tenants. However, considering we are five individual tenants from different backgrounds, occupying separate rooms, it is unfair to hold each of us jointly responsible for damages or issues that may have occurred in other rooms. I've experienced difficulties in getting responses from the agency regarding our refund. I appreciate your acknowledgment of the property's age and outdated furniture. However, during my tenure, these issues were prevalent. The day I moved in, the landlord was still working on repairs, and the room was messy. I had to clear the clutter myself. This experience, combined with the lack of professional help for repairs and maintenance, raises concerns about the landlord's commitment to providing a habitable living environment. The bathrooms in the house had severe leakage issues, which caused significant water damage to the room below.
