I would be very careful before entrusting this branch in particular with selling your property.. Agents are clueless of what they're selling and how to present a property.. We had 8 months of our lives wasted , and we are now left with a £4000 solicitor bill all because a buyer this agency endorsed almost to the point you'd of thought the buyer hired them, not the other way around.. 2 months in after the offer was accepted for my property I have raised my concern the buyer seems like a time waster as they were extremely sluggish and with issues of obtaining a mortgage, I was completely dismissed by one of the staff telling me it's normal.. Only for the buyer to pull out without a proper reason, after a failed exchange (again issues on their end) 8 months later..

Very disappointed with the service from this agency. I booked a viewing for a rental property for Thursday, but later discovered the property had already been let over the weekend. No one from the agency contacted me to inform me. When I called them myself, they didn’t even seem to know the property had already been given to someone else. This shows a clear lack of communication within the team. It’s frustrating to have viewings booked for properties that are no longer available and then have to chase the agency for information. This wasted my time and could have easily been avoided with proper communication.

I can say with 100% certainty that this is the worst estate agent ive ever used. They dont get maintenance done and treat there tenants like animals. In August, I raised a maintenance issue with them that there was large gaps in the windows which meant that heat was not being retained in the bedroom and would not get any warmer in the room, this would be classed as urgent work but no, I was made to suffer with this for 5 months as even when I move out now its still not fixed properly. I had to wait til November for a cheap fix on the windows which doesn't even do what its meant too. To even get this temporary fix meant that I had to constantly chase them up multiple times and as it hadn't been sorted after months, I lodged a complaint to which the response was, "Dont worry im on this ... Bloody tenant". This shows a complete lack of disrespect and compassion from one of the directors Kerry Watson, as well as the owners also seeing this message and not even apologising on her behalf either. Landlord also entered property illegally without giving any notice to myself which was giving to them - lack of communication there. In November the property above mine was being renovated which meant that it was just so much noise all day everyday, no heads up from the estate agent about this who also manages that property, showing a severe lack of compassion. Which leads into the next issue, of leaking from the flat above which was reported in November as there ended up being a case of damp to my property which is all over the living room, reported to the estate agent, still not fixed to this day 2 months later, chased up multiple times however still not fixed and damp is also on the interior walls but they have still failed to fix it. Damp was also noted on the inventory when I first moved into the property so they were well aware of it and still failed to fix it even after having it confirmed by more than one person. Structural damage is also another issue that was raised due to such large cracks in the flat itself, the walls were cracking everywhere and nothing done about that. The landlord is a very well off person called Luke Fryer and just won't pay for anything, window contractors and other handyman suggested getting complete new windows for the property as they were that old but he refused to and just used a 50p fix on tape, all about money with him and not caring about his tenants. They also expect the tenants to clean the property to even better than what it was when they moved in. When I moved in there was stains all over the floor, such a big one in the lounge, thought that would of been cleaned before moving in when they said that it was professionally cleaned but no, there was multiple stains. Cooker didnt work, replaced with the cheapest one ever which was so bad and didnt work effectively. In regards to returning the deposit, I still haven't received this back or any communication back about it after being told I should hear back from them last Tuesday which was still a long time after moving out. To then hear back today from them today on 2/2 from Jess saying it’s out of their hands even though they have assumed responsibility for the property and told me it should of been done last Tuesday with no further communication which shows how much of a joke this company is and doesn’t care about there tenants. Overall such a bad experience with them, very poor service and no sense of compassion, they dont care if the property is kept in a good condition and if your rents paid on time, complete disrespect for their customers which is shocking from a chain of branches. Would never go back there again, they have also had to be reported to the council many times throughout the time I was living there as well due to the way they were failing to complete maintenance work.

The responses are too slow from the stage of booking the viewing, It has been 5 days since I have been trying to reach out but still I have no viewing booked The person responding on Whatsapp take a day to reply to your text and would disappear again. Very frustrating service.

Echoing the reviews of people before me It is virtually impossible to get hold of this company. They do not answer emails, phone calls, WhatsApp. I would not bother listing your property with them.

I was extremely disappointed with the service I received and would not use this company again. I expected a company that was well established to provide an excellent service unfortunately this was not the case. My property sold with the first viewing, after it sold that was it job done as far as Oulsnams was concerned, I received no communication from them unless I rang them to find out how the sale was progressing, on one occasion I rang three times and no one returned my calls, after phoning the director I eventually received a call. They promised to call and update me, after telling me I wouldn't be moving on the day I actually moved. Nothing to tell me contracts had been signed and when I'd be moving, appalling thank goodness I had a brilliant solicitor. They really need to improve on the service they provide by keeping clients informed throughout the whole process in order to justify the large fee charged. Not impressed.

Very disappointing experience. I was a tenant in one of their managed properties and contacted White & Guard several times regarding serious issues with my landlord, who was sending me threatening messages and pressuring me to leave the property. The agents told me to forward all the messages and emails, which I did immediately, and they said they would look into it - but after more than two months, I never heard anything back. They completely ignored my emails and never followed up. It feels like they don't care about tenants at all and are not willing to help when there's a genuine issue. I wouldn't recommend them to anyone — avoid if you want proper communication and support.

I was really excited with the idea that Hybr is for students who are looking for homes, however I’ve been trying to call, contact, email and WhatsApp and I’ve had little to no responses. The response I do receive are generalised and not useful. I would love to receive a call back, to get a viewing for my the property that I am interested in as it’s been weeks since I sent on my enquiry and I’ve got nothing back. Thank you
