Terrible website. Very little information and difficult to find properties to rent/buy. Some of the text on the website overlaps. Not a good first impression I would now use another company based on that.

This was Nicholas humphrys response on my previous review to my criticism of there unfair charge for worn out settee of £300 Damage limitation I think. Guess what., They never responded to my email! Totaly shocking behaviour. You will see my original review further down but here's there reply below It's all about greed and not customer service obviously. WHATEVER YOU DO AVOID THEM AT ALL COSTS! Half of the things they do that they claim are apart of a contract are illegal and they think that their contracts override the law. They prevent you from exercising your legal rights. They try and charge you rent for a property three months in advance for no good reason and when you question it they ignore your emails. The property's are also falsely advertised and you find out about it two weeks before you move in. Also, like to charge you fees that are illegal according to the tenancy fees act and say they are made legal by their abysmal contracts. Not to mention falsifying signature dates on the guarantor agreements that are riddled with spelling mistakes anyway. You'd think they'd be competent enough to get the tenants names right on legal documents, apparently not. Nicholas humphreys were the leting agent for my daughters student let. They clearly do not vet there property's for habitation befor putting them up for rent to young people. My daughter and frends paid all there rent and bills on time but it took nearly a year to replace a split front door. The draft excludeion are still not up to standard which means this property should not be let out as its unfit for human habitation under curent laws. The heating was not capable of heating the house above 16deg c. As a result all my daughters cloths smelt of mold when I moved her out at the end of the tenancy period and to add insult to injury they charged them an extra £300 for a settee that was coming apart at the seams due to average usage the over years. Totally disgusting. The house and garden and state of the fridge were in a poor state when they moved in. It had an illegally built 9"wall non caverty wall extension which obviously had no building controls during the build of the kitchen extension and has never been rectified. I strongly recomend you avoid this estate agent for student rental. Rented from Nicholas Humphreys for 2 years. Me and my girlfriend have had a POOR experience with this company and wish we went elsewhere. Stuff like the carpets and windows that were promised for replacement that never happened in over a year off being informed they were getting changed. Also having a very rude member off staff down the phone to us when they wanted to do viewings whilst we were still there when we told them we dont feel it's the right thing to do in the COVID19 time. Simply would avoid this company and rent with someone else. Slow to get house improvements done when needed, but very quick at trying to penny pinch you when your rental agreement is up.

Awful experience. My property manager was Elysse, good luck if you have to deal with her she accused me off applying hooks to my property and charged me when ending my tenancy because I hadn’t wrote it on the inventory. Very rude and refused to answer phone calls and only responses via email as during a phone call she was caught out and couldn’t think fast enough as a response. She clearly needs training in how to respect customers and simple manners. Allowed contractors to enter my property when I had asked them not to due to a light being left on once and not even received an apology. When I moved in the sink was blocked and the response was for me to try to unblock it. Very poor service I hope never to deal with Elysse or Nicholas Humphreys again, they have taken advantage of me being a young student tenant and I have felt personally mistreated.NegativeResponsiveness, Quality, Professionalism, Value

So far I've only lived here for 5 months. In that time, after first contacting the company about the issues in the house, most still haven't been fixed. I've had a leaky roof for 5 Month, there's a visible crack in my ceiling and mould is starting to grow around it - im an asthmatic too. I've been told that it's none of the landlords fault but the housing management team, which my information has been passed onto - still have no response from them. The fridge in our flat share is always at 14-18° , our food goes mouldy after a day or so , a great safety hazard. None of the lights are bathroom rated, the front door is broken, We had to replace the lock in the main door because it wasn't safe. It took THREE visits from a contractor to fix a leaky sink and shower. Had cracked tiles upon moving in, in the bathroom. They were "fixed" with sellotape ... imagine that. Almost all of the appliances were faulty upon moving in. There wasn't a thorough check on anything, no safety checks, nothing. After speaking about this issue they responded with " we completed a visual check". Not to mention the hob would trip the entire flat out once being turned on. We have scaffolding outside of the flat, its been there since July and hasn't hasn't used. Turns out someone apparently entered my room, checked the roof and fixed the leak - all unbeknownst to me and anyone in the flat. The leak wasn't fixed , the housing agency didn't know that the scaffolding was there in the first place. The leak is still very much there, it's December time and it's almost actively leaking. May I also mention some of the contractors are inappropriate.NegativeResponsiveness, Quality, Professionalism, Value
