For some reason the sales progressor (Kim?) thought it apt to give misleading information to our buyer about deadlines and tried to manipulate the story of the sale which led to a huge amount of unnecessary stress. It was against all odds that the sale didn’t completely collapse for a second time at the very last minute. That was down to damage limitation by savvy solicitors elsewhere in the chain and by direct communications between buyers and sellers by-passing misinformation and building trust. Such tactics are just not ethical and thankfully not all agents in this company or others are like this.
Avoid this agency! Never again! I'll outline why I consider this agency incompetent and not worth recommending. I'll start chronologically. 1. The agency is lying. Before renting, I was told the mess was due to renovations. It turned out the agency doesn't deal with tenants well. I had to ask Colchester Council for help. 2. The agency tried to charge me for rubbish removal that was there before I moved in. 3. The flush tank leaked all day for over a month. The water consumption was exorbitant. 4. They tried to charge me for cleaning the room after I moved out. The agency loses again. This is a highly incompetent agency. As for the security deposit, that's the least of my worries. You forced me to live in a filthy house where no one cared about cleanliness, especially your agency. I hope people think twice before using your services!
Service was wonderful at first in my sales process -listing the house, great photos, board up promptly. But as soon as the house was under offer, the service fell off a cliff. The estate agents representing the house I'm buying can't get hold of CDC, even for urgent queries, so come to me. My buyer had a survey 6 weeks ago which sparked a bit of renegotiation. This could have been relatively straightforward with prompt communication but over a month of chasing CDC and we're no nearer resolution (and almost every time I call I speak to a different team member who is now covering it with no idea of background or what is going on.) I've tried establishing deadlines - those Im buying from are getting nervous- but these are ignored. I've told them since I've signed a gazeal for my purchase I need to keep moving forward, but this is ignored too. I dont know if its lack of capacity, or competence, or simple disinterest, but their inability to offer the most basic support is pushing me to the point where I'll have no choice but to walk away from an advanced sale and start again. I'm only hanging in there because were got so far down the line, and its not the buyer's fault. But that can't go on forever. I genuinely feel this process would have been less stressful and moved more quickly had these estate agents not been involved at all. Such a shame.
