Unprofessional, we're indirectly responsible for not locking my flat and leaving it unlocked and not going to lock it up afterwards until pressure was put on them, I do not recommend them at all feel free to ask me for more information

For the attention of anyone reading this, this review is entirely misleading. Please read through our many 5 star reviews as these represent a true reflection. I don't feel that a public debate is appropriate here. Please feel free to contact me if you require further information. I am always happy to help. Jim McHugh (Director)

I Found them to act in a strange manner. Attempted to apply for a rental property, to then be deemed unsuitable. Even though everything was submitted and suitable grantor in place. And a offer of a huge payment upfront. Good references from both employers and landlords. Huge lack of transparency from their side. When asked for reasoning as to why, get told lack certain paper work, that they never requested, then refuse to accept the things they said were the reasons as to their doubts. Example "where money comes from" without requesting proof of savings etc. And again, when offered to submit what they said they didnt see, and amend the application, just get told a blatant no, that it wouldn't change the decision. Which all in all boils down to no reasoning at all?? So Found them to be overall very unprofessional, but then again, sometimes reputation is justified.

Good afternoon Mark. Many people rely on reviews so it is entirely improper to abuse this valuable medium by giving a 1 star review where there is not a hint of justification for this. The owner of the property you applied for instructed us that we were not to accept you for the tenancy. This can never be our decision. There were numerous reasons for the landlord rejecting you as we explained to you in detail. This included some comments and unfortunate references in your communications with the landlord among others. Also the landlord was very concerned about your ability to pay the rent as your finances came nowhere near being sufficient for the property. You left our office with a smile and a handshake as you entirely understood and accepted the landlord's position. We wish you well in your new home. Jim

Try to avoid. Deposit is way more than the rent even tho the flat is unfurnished with mouldy washing machine and small fridge. We found out too late the flat was in catastrophic condition, we were without heating for days and days because even 3 engineers could not fix the boiler, without hot water, then the water pipe broke down, neighbours and we were flooded, and after all this when we moved out they tried to take all deposit because of some mould created from that flood and some not existing complains, only thanks to safe deposit Scotland we got our money back. Not mentioning warning level for bad water quality assessed by scottish gas engineer. We heard a lot of excuses and how landlord is making decisions. Considering i was pregnant and had to live in those conditions, with agency trying to rob the money for some made up claims i want to warn everyone. They are just going for your money from deposit. Still thinking to open a court because we were living with no heating for days in winter and it was extremely stressful and unpleasant accommodation. Edit: response to Northwood: it was your branch and your office, we rented flat in livingston. But surely blaming some other office is easier :)

Hi Nika You appear to have reviewed the wrong company. You may have dealt with a different Northwood office or a different company with a similar name. Each Northwood office is an independent locally owned company. We have searched through all our data and can't find any trace of you. I would be grateful if you would redirect your review to the appropriate office. Thank you Jim

Horrible company!

Dear Kumo Panda It looks like you have reviewed the wrong company. We have no knowledge of any client or contact of any kind who might go under the pseudonym you use. I would appreciate if you would remove this fictitious or erroneous review. Many people rely on Google reviews for an accurate impression of a company.

Absolutely would NOT recommend to anyone. Poor service. Impolite staff. Scraping the bottom of the barrel to take your deposit, after being forced to leave after only 7 month tenancy due to the poor condition of the property overall, from weeks without heating and cooker/ oven, to damp and mould issues causing illness to name only a few. You have to chase everything as promises to call you back don’t happen, they don’t want to deal with it and can’t get you off the phone quick enough when there’s issues. I could honestly go on and on about all the service failings throughout. Felt forced to accept a ridiculous deposit reduction as I could not deal with the stress they had caused any longer throughout and after the tenancy. Would NEVER trust to rent a property through them again personally. *EDIT To your response, you’re very good at passing blame to the landlord, you failed to accept responsibility for your service shortcomings, failed to acknowledge the poor condition of the property i had to live in, or rude staff encounters. I tend to only leave positive reviews, this has nothing to do with "a kick on the way out". Northwood Falkirk has been far from a delight to deal with, thats all.

Hi Cheryl Thank you for leaving a review. You may not be aware that the landlord instructs us whether or not to make a claim against a deposit. Any amount awarded by the deposit scheme goes straight to the landlord to cover the costs of making good the damage. I'm sure anyone reading this will have seen hundreds of such angry "reviews" wrongly aimed at giving letting agents a wee kick on the way out. I hope you find peace and happiness in your new home. Put an offer in on Property from Northwood. Was told by not choosing Northwood to sell my house wouldn’t have an adverse effect on buying. But since the moment we chose not to use Northwood. Responses slowed down. Had to chase to find out if first offer was accepted or rejected. On getting through was told we were “ neither accepted or rejected” left pending. We then negotiated a 2nd offer. Jim told us, he was working through the festive period and would Be available. Which he wasn’t. It took until 8 days later for me to phone to find out they still hadn’t heard back. Extremely poor customer service. Leaving potential buyers in limbo. I wouldn’t avoid buying a property from Northwood at all costs.

Hi Robert Thank you for leaving a review. Dealing with the point that you were told that by not choosing to sell through Northwood this would not have an adverse effect on your purchase, it was me who told you that. Northwood always act on a professional, ethical basis and this is an important point. I told you that the owners of the house are in a very distant location with time- difference problems and that communication is delayed as the owners always prefer to have a discussion rather than dealing with offers etc through emails. I told you that it would be likely to take several days before I would receive an answer and you understood this. You made your offer immediately before the festive period and we communicated this immediately to the owners. We chased this up with them several times during the festive period without response. We informed the owners immediately that you had now withdrawn your offer and they have now informed us that they were away on a trip to a remote camp with no access to their emails. They apologised for not returning our emails. I hope this helps to ease your frustration. Best wishes for your sale and subsequent search for a new house. Jim

Everyone is very nice when they need you. After that, be aware that they will go for your money. Every single penny! After leaving the flat, got into a dispute about the deposit money. They decided that the best way to try to resolve the dispute was not to talk by phone, only email, and takes ages to get an answer from them that is copy paste from the email before. Situation resolved by Safe Deposits Scotland that indeed returned me the money. If you really need to use them as an agency, take photos and videos of EVERYTHING at the check in and check out. Report everything by email and save the emails. Be sure that they will go for your money.

Hi Marco I'm sorry you feel disappointed. As you are aware agents are not responsible for deciding on what claims should or should not be made to the deposit scheme. That is the reason we will always direct tenants to ensure they put their information to the deposit scheme as they are the body who makes a decision at the end of the day. We have no powers to make decisions on where a tenants monies go or what should be deducted from anyone's deposit. We can only act on the Landlord instructions and if they feel there is a need for putting a claim to the deposit scheme for review then we will act on those instructions. The Deposit Scheme are the arbitrators between the Landlord Claim and the tenants responses and we generally find the Deposit Schemes very fair in their decision making. You agreed to payments for some damages on leaving and the deposit scheme reviewed information and allocated some of the remaining funds to the landlords and refunded remainder of the funds to you. I hope that helps clarify but please do not hesitate to contact me if you feel there is further explanation needed.
