Lawrence Rand Estate Agents were our Estate Agents who managed the Tenancy for period of 2022-2023. We weren't satisfied with the service they provided with. Their agents were not upto mark specially from the Ruislip branch area. There were many issues in the property which they tried hiding it. Also post agreement they couldn't turn up to hand in the property in time as promised per rental agreement. Also during tenancy it was a night mare to contact and get the small repairs which were ignored to be sorted before the tenancy start date. They always used to play a card stating "owner of property never responds in and we are trying to reach him" while I always wondered it was they who managed the tenancy and maintenance of the property .Although we tried to be transparent and gave them many choices to get corrected themselves that never happened. Also they tried to claim the expenses over the deposit which they shouldn't be claiming up for against as the property was handed in way much better condition than it was taken over. Overall a 2 star rating, Hope they improve their services in the future years and gain customers confidence in property service across local area.

Dear Harika, Many thanks for your review. I have looked further into this further. Unfortunately, we only able to carry out emergency works without the landlord’s consent. As you mentioned, these were small issues and were not emergencies therefore in these situations, we could not carry out the repairs without the landlord’s approval. Regarding the deposit, it is the landlord’s decision to make a claim and there is nothing in it for Lawrence Rand if a landlord wishes to hold back a Deposit. However, if you are in disagreement with the claims made, you have every right to appeal this with the DPS directory. They are one of local real estate agents in Ruislip. I'd following interactions with them for property for sell in Ruislip manor so far and didnt find too impressive: 1. One property which was advertised for sell for viewing in Ruislip manor. Tried reaching 5-6 times, but never got appointment.The agent always said same thing that they will get back with viewing appointment and never reached back. 2. Scheduled one viewing appointment but I'd to cancel because of property's layout . 3. Scheduled another viewing appointment . Person arrived late and when reached asked us to start viewing from right door which was closed. As soon as my spouse and 2 year opened door, dog came jumping on my child scaring her and made her burst into tears. I'd to leave then and there.My trip was wasted. 4. I found the layouts mentioned by the architects is always including garage so finding exact carpet area is always challenging. What I liked? 1. Their informative sheets and 360 degree view of each property though the information is not always perfectly right .

We was awaiting the seller to come back to us after having to chase a number of times to have over 15 viewings booked into the property so this had to be planned correctly, sorry you wasn’t informed regarding this 2. We understand people cancel viewings if layouts are not a problem 3. The viewing before yours was late which than pushed our viewing further back which is out of our control but a few minutes wasn’t to bad, regarding the Dog we was informed by the seller that they would take the dog out but failed to do this. I was informed the dog didn’t jump onto your child and have asked the seller for the footage regarding this 4. Regarding the floor plans these are conducted by the RICS qualified specialists and if you would like to understand floor comings we would be more than happy to help you with this 5. Information sheets a data of from 3rd parties and we believe all their data points are correct but I would welcome the opportunity to understand if there is any you have noticed that is incorrect As stated I would be more than happy to have a conversation regarding this as I have tried a number of ways to speak to you Kind regards Peter Lawrence Director

We had a viewing on a property on Victoria Road and when Hayden called us for feedback, we told him that it is on the main road and was noisy. Some properties are good isolated some are not and on pictures it was not obvious that the property would absorb much noise. Hayden told us to make a better check first before viewing properties. Yes I can do that, but does it mean I cannot see any property or get an impression of properties being on main road? People can change their mind, but the response felt we only can view properties, if we most likely buy it. Was upsetting to hear that cold response, and hopefully we can find good properties with other vendors, who understands and accept buyers' honest feedback.

For clarity for anyone reading this without prior context: I was a tenant at a property managed by Lawrence Rand, and this review reflects my direct experience. The property was handed over in poor condition, with multiple maintenance and safety issues that should have been resolved before a tenancy began. These included unresolved defects and a gas oven later confirmed by a qualified gas engineer to be unsafe. Throughout this time, I remained polite, patient, and cooperative. I raised concerns calmly and gave repeated opportunities for matters to be resolved properly. Unfortunately, issues were not handled transparently or in a timely manner, and communication was often poor. Only when it became clear that serious breaches were not being addressed did I stand up for myself and insist on accountability. At that point, the tone of communication changed, and my concerns were dismissed rather than resolved. I moved communication to email only so there would be a clear written record something any tenant is entitled to do. This review is not “slander”. It is an honest, good-faith account of my experience as a tenant. In response to the director’s comment above, a few points need correcting for accuracy: Whether Lawrence Rand owned the property is irrelevant. They acted as the managing agent and were my sole point of contact, responsible for managing maintenance, safety, and communication. It was never “fine” with unsafe conditions. Concerns were raised because issues were not being dealt with properly or transparently. The gas oven was later confirmed by a qualified gas engineer to be unsafe. This was a serious issue that caused understandable concern and should never have arisen in the first place. Communication was moved to email only so there would be a clear written record after ongoing problems, something any tenant is fully entitled to do, not an act of avoidance. I have retained contemporaneous emails, inspection reports, and other documentation relating to the condition of the property and how issues were handled. Anyone considering renting or buying through this agent is welcome to reach out if they wish to understand my experience in more detail.

Lawrence Rand acted solely as the managing agent for this property. All maintenance works and contractors instructed were the landlord’s chosen contractors, in line with the landlord’s explicit request. Our role was to report issues raised by the tenant to the landlord promptly and to liaise between the parties to facilitate resolution, which we did throughout the tenancy. When concerns were reported to us, they were passed on to the landlord to address in accordance with their instructions and legal responsibilities. As managing agent, we did not appoint or control the contractors attending the property. Tenant safety is always taken seriously. Any concerns raised were communicated to the landlord so they could be investigated by appropriately qualified professionals. Communication was maintained throughout the tenancy, including via email when requested. While we acknowledge the tenant’s dissatisfaction, we respectfully disagree with aspects of this account. It would not be appropriate to discuss detailed correspondence or documentation in a public forum; however, we retain full records of inspections, communications, and actions taken. We remain committed to acting professionally, transparently, and in the best interests of both landlords and tenants, and we continuously review our processes to ensure high standards are maintained.

Complete Failure – A Disgrace to Both Tenants and Landlords Absolutely Terrible Experience – Avoid This Agency at All Costs I rented through this agency for two years and it was hands down the worst rental experience I’ve ever had and I doubt the good reviews here if they are real. Just six months into our tenancy, they put the flat up for sale without any regard for our right to privacy or peace. From that point on, it was a relentless stream of viewings—strangers being brought into our home week after week, sometimes with barely any notice. To make things worse, the landlord had also listed the property with another agency, so we were being constantly disturbed by both agencies—calls, texts, emails, and even uninvited knocks at the door. There was zero coordination or respect for our living situation. We are a small, professional family. We never missed a single rent payment and always looked after the flat. Everywhere we've rented, we've been considered ideal tenants—respectful, reliable, and responsible. Yet none of that mattered to this agency. We even agreed to a massive rent increase—nearly £400 more per month—just to be left alone. They agreed, then three months later, put the property back on the market and resumed the same invasive behavior. They broke their word, plain and simple. One of their own staff even admitted to me that the flat had been on the market for over a year and a half before we moved in and that they had failed to sell it. Yet they never disclosed this. Instead, they listed it for both rent and sale at the same time—showing complete disregard for both tenant and landlord. Unsurprisingly, I later saw that the landlord pulled the property from them entirely. That says it all. When we finally left—exhausted from the constant disruption—they had the nerve to deduct over £600 from our deposit, completely unfairly, instead of offering any apology or compensation for the nightmare they put us through. This review may come late, but only because I didn’t want to waste another second of my life thinking about them. If you’re considering working with this agency, don’t. They are a failure on all fronts—disrespectful, unprofessional, and completely untrustworthy. Avoid them completely, whether you’re a tenant or a landlord.

Firstly, the property in question was not marketed with multiple agencies. It was exclusively listed with Lawrence Rand, and we successfully re-let it after your departure. The landlord was extremely pleased with our service, which is why they chose to continue working with us. It’s also important to clarify that this property was not managed by Lawrence Rand. As a result, key responsibilities such as rent increases, deposit return, property compliance, and decisions to sell rest entirely with the landlord. We act strictly under their instructions and do not have authority to override their decisions. Regarding your deposit, it was released to you on 23rd November 2023, following the correct procedure. Any deductions would have been clearly outlined and required mutual agreement via the DPS (Deposit Protection Service). If you believed these deductions were unfair, you had the right to raise a dispute at the time—which you did not. On 25th August 2023, the landlord served the required two-month notice and kindly offered flexibility should you find a new home earlier. This gave you ample opportunity to relocate on your terms. You also acknowledged in your email dated 28th September 2023 that you had lived in the property for two years, at a time when we were still trying to resolve an outstanding rent payment—which you attributed to a bank issue. Despite this, we continued to work with professionalism and courtesy. Lastly, we would like to remind you that on 16th October 2023, you requested a reference from us via OpenRent, which we provided promptly and positively, helping you secure your next rental. While we respect all feedback, we will always stand by the integrity and professionalism of our team.
