Thank you for taking the time to leave Belvoir Rugby a review. If you can elaborate as to why we have not managed to meet your expectations and gain 5 starts that would be really helpful. We can then try to improve our service learning form your feedback. Thanks.

look i like this place, but i think they are very stereotypical , just because you have 2 guys in a flat does not mean it has to be a dump. or it does not mean that you have to not act professional in emails , ive been with them in more than 1 property but in this one i am not the longest with 5 years nearly, and as soon as i split with my Mrs and asked my friend to move in the tone of emails and the general atmosphere changed(eg , instead of starting a email professional but just saying Morning Lads) , Do not trust the builder they use even tho hes a good guy, once he has finished doing a job make sure he leaves it clean or in the same condition as he came not sawdust all over the house or furniture moved and not moved back like it was with me. like i say as a company they are great and will love to rent from them or if i am lucky enough to let them rent a flat out for me, but they need to keep it professional in my eyes and not drop the general high standards they have.

I tried to book appointment for property ASAP and have been told at Tuesday earliest available viewing of property can be arranged at Friday. Agreed to that, traveled one hour to view property just to get a call 15 minutes before that somebody put application already yesterday. Kind customer service but feeling very upset with actions made by this agency. Change my mind

Hi Cjskitv. We regret to hear that you are displeased with your recent experience with us. You're right, prior to you arriving in Rugby, the property you were interested in had been let; we contacted you as soon as we were aware that an application had been taken. It was unfortunate that you had travelled a distance to see the property and we're sorry about this, but in a busy rental market it happens. As it is now illegal to take more than one application on a property at a time, we did not want to waste your time any further. At no time would we suggest to you or any other prospective tenant that a property is somehow 'reserved' for them simply because they've booked a viewing. Equally the decision to remove a property from the market and cancel future viewings is not ours - it's for the Landlord of the individual property to make that call. When a landlord instructs us to stop viewings, we can't simply ignore him/her. Disappointed though you clearly are, we hope you manage to find something suitable.

A lady driving a car covered in this firm's livary just tred to run me over. Apparently unconcerned with trivial things like rear view mirrors, she just blindly threw her car into reverse and it was only my quick reactions that saved me being run over or cushed into the car behind. This happened on Houston Road in Rugby at around 1pm today. The person involved should never be allowed in the driving seat of a car ever again as they represent an enormous danger to the public and to other road users.

I requested a viewing for this property. I answered all the important questions and I am fine, no troubles, more than enough earning than that property request. They told me before viewing face to face, that I must see a youtube video(old, who not reflect the property at this moment). I watched the video and I said yes, I want to view it. And they sent to me the application form for this property , asking me to pay the holding fee and so on. There is no option to view a property before paying. You must rent it straight away(of course you can be rejected by Landlord even if you pay) Does not matter if when you will see it face to face you not like it, no, you already paid for it and if you are accepted, you must rent it or lose the deposit. Even if you manage somehow to get your deposit back, is just a time wasted and money holded by them for a while for no reason. Maybe you not even want the house. Majority of the properties are not like in photo video (from few years ago) and probability is 50/50 a tenant to say yes after face to face viewing. Do not pay for a property what you never have seen and you not sure if is the place you wanted.

Good afternoon Dana and thank you for making contact. I'm sorry to hear you are not happy with our services but I would just like to re-confirm the following as I believe there has been a misunderstanding. As per our response sent to you directly (on email), we will never request payment until you have viewed the property in person and decided that you actually want to proceed. This is clearly stated on the email and has been reiterated to you. Our process is that we ask all interested parties to complete application forms. We then put the details of all interested parties forward to the Landlord so that they can chose the party they provisionally want to progress with. We then book that person in to view the property. Should they like the property, we then request payment of the holding deposit. No money is paid until after a viewing. The reason we operate this way is to avoid block viewings in which there are numerous back-to-back viewings, as this can lead to people travelling to a viewing only to be told that the person who viewed five minutes prior has already applied. We don’t think this is fair on our viewers. We know how fast the market is moving at the moment and we know how stressful it can be for renters during their property search. As such, we’re doing our best to make the application and viewing process as fair as possible. By operating this way it eliminates the competition at the point of viewing, as typically we will only book one party in to view a property and they will have first refusal. I hope this clears up any misunderstanding. If you would like to continue with the application process on any of our properties, then please do complete the forms as sent and we will put your details forward to the landlord. Regards Belvoir Rugby

I have had this experience with a few agencies, so perhaps it is an industry wide practice. If so, it should change. I rang Belvoir at 13:05 today to enquire about a property in Rugby. The agent on the phone said the property is available, and will send a virtual viewing link as well as some questions. At 13:45 I replied with in depth answers to the questions, and expressed my interest in the property. I then get an email back asking which property I am interested in. I did want to ask the representative to literally scroll up on the email thread, however I again confirmed the property and my interest. I am then told the landlord is already considering applications and they will be in touch if any applications drop out. This is just over an hour after I was told on the phone the property is available. Horrible practice. Clearly more interested in clicks and website traffic than the experience of the user. Evidently, Belvoir couldn’t give less of a toss about wasting people’s time as long as they’re still benefitting. Compete waste of my time and the agency.

Good morning Kyle and thank you for making contact with us about your experience. We are sorry to hear that you were not happy and would like to clarify our practice (and quite possibly the other local agencies, as you have also had the same experiences from them too). When you initially enquired about the property, it was still available and as promised, we immediately sent you a link to view the property online. We also sent you a link to all of the other properties we had available in case these may be suitable too. When you confirmed which property you were most interested in, we replied to advise that the landlord was considering a couple of applications and should anything "fall through" we would be back in touch. We did not want you to go to the trouble of completing our application forms, only to be told the property had been taken. The rental market is moving very quickly at the moment, and we try to be as responsive as possible and to keep the people enquiring, as up to date as we can. I am aware from your last email to us, that you considered that we had wasted your time but please be assured, this is not our intention, and we try to be as honest as we possibly can. We wish you good luck in finding your new home.
