Persistence got it over the line!

Belvoir helped me to sell a flat in a difficult financial market. 3 buyers, took over a year but each and every time they were on top of everything needed from my end to move things forward. We got there in the end! They even responded to emails during their annual leave to make sure it sold. Dedicated team:

0 stars should be an option. Horrible agency managing rental properties. 2 months since initial complaint and nothing done about fly tipping onto my land from the property they manage. Previous tenant also told me it took them ages to fix the boiler in winter time whilst they had no hot water or heating. Only responsive when it benefits them. Also, their complaints process is to send a letter in 21st century. Guaranteed only so they can say they never got it! Picture of the mess they refuse to take care of attached

I would strongly advise any potential landlords, tenants, or vendors to think twice before using this branch. During my tenancy, I experienced what I believe to be serious failings in professional conduct, handling of maintenance issues, and what I suspect may have involved breaches of data protection responsibilities — all of which caused unnecessary stress and disruption to my life. I have had no choice but to lodge formal complaints and submit a Data Subject Access Request due to their handling of matters, and am now seeking further guidance from the relevant regulatory bodies. I will refrain from going into more detail here, but suffice to say I would never recommend this agency to anyone. Do your research before entrusting them with your property or your information.

My friends and I have rented properties in Morley through Belvoir for many years, and unfortunately, their service consistently leaves much to be desired. While they do eventually get the job done, the process is often frustrating and inefficient. The office staff seem disorganized and inexperienced, particularly when it comes to handling maintenance issues. They frequently arrange multiple visits from tradespeople just to save a few pennies, wasting both time and effort. Communication is a persistent issue. Whenever I’ve dealt with the office staff, they initially present themselves as polite and professional, but when a problem arises that requires extra attention or falls outside the usual scope, they quickly resort to excuses, and transparency becomes an afterthought. Perhaps the most troubling aspect is their tendency to side with landlords at the expense of tenants' rights, showing a blatant disregard for housing laws. They expect unrestricted access to your property, and if you’re uncomfortable with them entering while you’re not present, they make the situation as inconvenient as possible. In summary, while Belvoir may eventually deliver results, their lack of professionalism, poor communication, and disregard for tenant rights make the experience unnecessarily stressful. If you’re seeking a smooth and reliable rental experience, I would recommend looking elsewhere.

I’m currently renting a property through Belvoir, and honestly, it’s been a nightmare. From the moment I moved in, it’s been one issue after another. The worst part, though, has been dealing with Lauren in the office. Every time I’ve reported a problem, instead of actually helping, she makes things ten times harder. It’s like she goes out of her way to create delays and make everything more complicated. To be honest, I’m scared to even use my real name here because Lauren has made my life so difficult just for speaking up. I feel like if I say anything more, it’ll just get worse. I’ve never experienced this kind of stress just trying to get basic issues fixed in a property. If you’re thinking of renting through Belvoir, especially if you have to deal with Lauren, I’d seriously recommend thinking twice. It’s just not worth the headache. While Lauren and Rebecca may come across as kind and professional at first, trust me, as soon as any difficult issues come up—especially if the landlord doesn’t want to spend money—they’ll work together to manipulate the situation to suit themselves. They’ll lie, make excuses all day long. The photo attached isn't damp coming through the wall, apparently it’s because I don’t open my windows enough 😅 because I’m at work all day 5 days a week 🤣. That’s Belvoir’s language. In normal terms, that translates to "The landlord doesn’t want to pay to investigate." This is just one of the many excuses I’ve had to deal with during my tenancy with Belvoir.

A most unprofessional viewing experience, as the viewing never happened. The vendors were rude and condescending. We went on the site to view but no one received us and we were not let into the property, despite the vendors recognising us to be the viewers. We knocked on the property but no one responded. Poor handling of the matter by Belvoir. Feel disappointed and let down.
