Awful estate agency avoid comple waste of time.
still waiting to sell my house 7 months on... given up now altogether, was told the other week I had put the asking price too high when it was their recommendation anyway
If I could give the Cannock rental team at Webbs Estate Agents zero stars, I would. Their level of incompetence, poor communication, and lack of professionalism is honestly shocking. Communication is appalling—calls and emails are ignored, responses are delayed, and nobody seems willing to take responsibility for anything. The entire process feels disorganised and unnecessarily stressful. The only time you ever get communication from them is when they want money from you. I also believe that they tell lies as each person you’re passed too has a different opinion on how things work! At the end of tenancy’s they take your full deposit even when not required. We showed evidence (receipts) that we had had the carpets cleaned and paid for a gardener weekly during the tenancy but this was ignored and the money still taken. What made the experience even worse was the way property inspections were handled. During home checks, photos were taken inside the property, including of personal belongings, which felt intrusive and awkward as they walk around your home as if it’s their home! They also tell you a date and time and do not work with you to arrange this. The complete lack of sensitivity or respect for our privacy was deeply disappointing. For a company trusted to manage people’s homes, their customer service and professionalism fall far below acceptable standards. Avoid if you value your privacy, time, and peace of mind.
OPA useless couldn't view a property I was interested, all they cared about was being paid first before the sale. I put in a blind offer to go back to the seller and literally 1 minutes latter was told the offer was refused. I doubt the estate agent even bothered to call the seller.
This company is a strange and unethical set-up and many of the properties are actually owned by the individuals related to the agency themselves. Please read the bottom of the property advert, it'll be noted there. I lost around £7000 on a property which wasn't even mortgageable and I have to say that Zara even tried to imply that I get bridging finance. Honestly please do avoid this agency. I have also realised that many of OPA's properties are bought and turned into investment opportunities at overpriced markups, please do your research on whatever you buy.
Please avoid dealing with this agency . we rented a flat with them, there was a leaking from the above the property , we reported the issue , they did not even took the time to come and have a look into it . Very terrible experience, please …
Terrible terrible agency please avoid them . The stress they have caused us these days is unbelievable. The land lord want to pay for his property issues from our money . Absolutely terrible experience with OPA Estate Agent. I was sold what was presented as a fantastic investment opportunity — a property advertised as having 5 en-suite rooms with a company ready to rent it at a fixed annual income. What they failed to properly highlight was that the property had no HMO licence, which is a huge issue for a 5-bedroom investment property. To make matters worse, the property price was clearly inflated by at least £50,000 compared to its true market value. I trusted their figures and assurances, which in hindsight was a huge mistake. The property wasn’t even ready at the time I paid my deposit. Despite this, I moved forward based on their promises. Then, after holding my deposit for six months, I was suddenly told that the company that was supposedly lined up to rent the property had gone into administration. Conveniently, the “new” company was not prepared to pay the same annual rent that had been used to justify the inflated purchase price in the first place. So not only did the rental income change drastically, but the entire basis of the investment collapsed. At that point, I had completely lost trust in the agency and had no choice but to pull out of the purchase — after already spending around £8,000 in legal fees and associated costs. The whole experience felt misleading, poorly managed, and extremely unprofessional. I would strongly advise anyone considering dealing with OPA Estate Agent to proceed with extreme caution. Do your own due diligence and do not rely on verbal promises. Very disappointed.
Run from this letting agency as far as you can. I have been letting shared accommodation for over decade but this letting agency is the worst and discriminatory with no interest in tenants. Their solution for sorting out problems is to get rid of tenants. They do not care at all.
