Absolutely terrible experience with OPA Estate Agent. I was sold what was presented as a fantastic investment opportunity — a property advertised as having 5 en-suite rooms with a company ready to rent it at a fixed annual income. What they failed to properly highlight was that the property had no HMO licence, which is a huge issue for a 5-bedroom investment property. To make matters worse, the property price was clearly inflated by at least £50,000 compared to its true market value. I trusted their figures and assurances, which in hindsight was a huge mistake. The property wasn’t even ready at the time I paid my deposit. Despite this, I moved forward based on their promises. Then, after holding my deposit for six months, I was suddenly told that the company that was supposedly lined up to rent the property had gone into administration. Conveniently, the “new” company was not prepared to pay the same annual rent that had been used to justify the inflated purchase price in the first place. So not only did the rental income change drastically, but the entire basis of the investment collapsed. At that point, I had completely lost trust in the agency and had no choice but to pull out of the purchase — after already spending around £8,000 in legal fees and associated costs. The whole experience felt misleading, poorly managed, and extremely unprofessional. I would strongly advise anyone considering dealing with OPA Estate Agent to proceed with extreme caution. Do your own due diligence and do not rely on verbal promises. Very disappointed.
