Emma, I am sorry to hear you haven't been happy with our service. I understand that my colleague spoke to the landlord after your initial enquiry to see if he would accept your situation with a therapy dog. The landlord advised he would consider this, but after further thoughts he then decided against having any pets at all in his property. Hello David, sorry to hear you were unhappy with our service during your tenancy dating 2015-2018. We always strive to treat both tenants and landlords with the same high level of customer service we have been recognised for in other reviews. Looking at our records we deducted £39 from your deposit to cover to cost of cleaning the oven door, oven shelf and two light fitments. Your deposit was also protected with the TDS, which meant if you didn't agree with our findings you could have submitted a dispute and the matter would have been decided by an independent adjudicator.

James, thanks for feedback. As you confirmed the property was landlord managed and the arrangement for us was to tenant find only on their behalf. It was the landlords own provided inventory that you signed. Our company policy is that tenants then have 7 days to notify us on any significant changes/omissions that will then be passed to the landlord. With regards to your deposit, you reported this to the Property Ombudsman and no action was taken. As we said from the start it was the landlords responsibility to register this as set out in the Terms of Business signed between Belvoir and the Landlord. The landlord confirmed that this was an oversight and repaid your deposit in full. The anti social behaviour that you refer to was caused by an individual tenant that was the only person in the block not found by Belvoir and was indeed via one of the landlords own contacts. Although its disappointing to receive a 1 star review, your comments highlight the potential pitfalls when landlords self manage and the benefits in turn of using our fully managed service. It was unfortunate that after your referencing was complete, the landlord contacted us to inform us they were no longer in a position to proceed with the application. Emma, sorry to read your comments and I can only apologise for our representative entering the property earlier than arranged for your final move out inspection. I am surprised by your 'numerous other issues' comment as we acted on a tenant find basis for your landlord so once you moved in we have had no involvement during your tenancy, but please feel free to contact me if there is anything specific you would like to discuss. The landlord asked us to carry out the final inspection and provide recommendations which we have done and it is then up to your landlord to decide if they want to carry out these recommendations with regards to your bond.
