Everything was great until I left if I had a n issue they fixed it etc...when I moved out I got professional cleaners in paid a lot of money...the flat was vacant for 5 days before I handed the keys back and when they inspected it I was marked down for 3-5 specs of dust in a cupboard!! The woman also had me at 8 months heavy pregnant getting down on my hands and knees to clean the skirting boards which weren't dirty and around the toilet...it was a disgusting thing to make me do heavy pregnant watch me struggle on the floor to get up there was lots of tears...never again!!

Terrible service from Belvoir. Had various issues throughout our tenancy that were not dealt with. Would definitely not recommend.

Had lots of issues with the house, that Belvoir were unable to sort out. When we left the house we were invoiced a ridiculous amount, for what I would consider petty issues. No allowance whatsoever for wear and tear, having been in the house for nearly 5 years. Would not recommend.

From a tenants point of view, as it appears most of these are all Landlords, I would avoid this branch at all costs. I have used Belvoir in another town which had absolutely no issues with at all, but the Harrogate branch from a tenants point of view had left me extremely frustrated. They act unprofessional and in one case when an alarm was going off from 11pm till 7am in the morning, unable to silence it, nor me or the street getting sleep, I was told that this wasn't an emergency and the emergency contact line was not for this, even though technically falling under the law of noise pollution. As per other reviews on more used websites, I notice quite a lot had the same issues when coming to final inspections, in which they tried to charge me for a professional clean when in fact them areas where in exact same condition as when originally renting which after informing them of pictures I had taken they later waived them. In terms of being able to resolve final inspection disputes, I was handing keys in on the friday, in which I asked them if they could check the property anytime that week before handing the keys in for any disputes / further cleaning (bear in mind I'd only been in the property for 6 month), and they told me they were too busy, soon as I handed in keys they did the final inspection in an hour and told me they would send a quote out for a professional clean, so as you can imagine from a tenants point of view one minute being extremely busy, but soon as you don't have the opportunity to go back and clean they are immediately available to do the inspection. I asked them if I could return to collect the keys friday afternoon to do additional cleaning since I had just handed them in on the morning in which I was laughed at on the phone. Nice to see a lot of Positive reviews from landlords... but potential tenants do more research. If going ahead with them take pictures of every last corner of the property as many reviews on "Allagents" will reveal a different side.

Hello, It would be appreciated if you could contact me to advise me which property you rented through our agency so I can look into your claims. The emergency contact line you refer to is answered by third party contractors independent of our office and have no information on our landlords so I would be keen to find out who you spoke to and to investigate why no action was taken and the claim that they said the landlord lives several hours away. Your bond was protected by the TDS(The Dispute Service) which is a authorised government backed organisation so the suggestion that we would try to 'rip you off' as quoted in your All agents review is completely untrue. Any deductions made from a tenants bond have to be mutually agreed by both tenant and Agent/landlord therefore if there were two areas noted that needed cleaning we would not tell you that a full professional clean was required. Once I know which property you lived at I can look into your comments regarding your move out. Unfortunately we do not do a pre final move out check but a letter stating all the areas we would be inspecting would have been sent, which if followed should have meant everything was left to a satisfactory standard. Helped move my son into a property let by belvoir yesterday big mistake ! Property is in a very poor state every room needs painting (apart from the bathroom) cleaners apparentlybeen in day before hard to believe ! Spoke to manager told to me to tKe it up with lanlord ! Having come from a private let with excellent service and a lanlord who actually cared about his property and tennants this has come as a shock never again . Stay clear ! Wish I had read reviews earlier !

I have lived in rented

I have lived in rented properties for sometime, and actually used Belvior in another town with absolutely no issues, however the Harrogate branch is a completely different story. The property I was renting had issues with the fire alarm, in which once when it went off at 11pm at night and we were unable to silence the alarm (after an hour), I rang the emergency number for them to ask what to do, they told me that the owner of the property lives in the north of england several hours away and may be asleep now, and that it wasn't an emergency... so keeping most of the street awake until 7am the next morning and obviously I wasn't able to sleep for work but this "wasn't an emergency". The second very irritating thing about the company as I can see from others reviews is indeed about them trying to get as much money out of you for the deposit. After spending hours cleaning the property that I was only in for 6 month, they did a final inspection and told me 2 areas weren't clean, one being the hob (which I had never used as use a plug in grill) and the other a lamp fitting in the bathroom which you can't actually remove which actually had build up from before I even moved in, and they positioned this on the phone as "Im very disappointed that these areas weren't cleaned", so after explaining that I had photos of these from before I moved in at the same condition they dropped the charges.... so BE VERY CAREFUL to take photos of every corner before you fully move in as these will try and rip you off as much as possible. They had said they would need to get a full professional clean originally which you can imagine isn't cheap. The next thing is also regarding the moving out. I was initially given the moving out date on a Monday, but I was moving property by the friday, so I said Ill drop off the keys on Friday, and asked them can you do the final checks anywhere between monday to friday to ensure I can re-clean or fix any issues which might effect any money being withheld from my deposit in which I was told they where TOO BUSY. Soon as I handed in the keys Friday morning, they did the final checks that day, without me, and later contacted me telling me it wasn't clean (after spending over a day cleaning it with help and the issues where as above paragraph), I told them okay, well if I'm going to be charged that X amount cleaning fees, Ill come back and collect the keys and clean them two areas in which I was genuinely laughed at over the phone and told no you can't do that. So as you can see this company seems almost manipulative in their routines, its funny how they were too busy all week but soon as I had in the keys and they know I can't do any further cleaning they immediately are available for inspection. I would not recommend this branch one bit to anyone, the amount of frustration from dealing with these, the unprofessional tone and being laughed at in serious situations, being told blasting alarms waking the street up for hours without any way to disable them is not an emergency even though potentially illegal as noise pollution, and the way they work around trying to get you in a position to pay for a full professional clean even though areas they are suggesting need cleaned where already in the same condition as when you rented the property. I can honestly say if a bargain property came up in the area to rent under this agent no matter how much the saving, I would avoid using them because of their attitude, and calculating ways to try and get as much money from you as possible.

one of the worse letting

one of the worse letting agents i have ever dealt with. Tried everything i could to leave the room in the same condition but still deducted money from my deposit. reporting them to ombudsmen.

Normally a good company. Can't say that for the Harrogate branch. If I could give them a minus I would. Oh and they will rip you off for the bond.

We were interested in this

We were interested in this beautiful property to let and viewed it twice to make sure we wanted it. We did have reservations be cause the sign said to let and for sale so we inquired because we wanted to stay at least 15months before we have to go to back to the US. We were told "no problem, whichever comes first" and "if we accept your application and deposit it'll be taken off the selling market" by not one but two people. The blonde lady who showed us the flat and the brunette who worked in the office. So we filled out the paperwork and put down the deposit. Gave notice to our current landlord. Called to have our SKY changed over. Everything...Yesterday morning (a week later) we get a call saying we can't move in as the property has been sold. I feel like they weren't very honest and flat out lied about their business practices. I do feel kind of discriminated against being Americans and we do plan on letting our military friends know how badly we were treated.
