Recently had dealing with

Recently had dealing with Belvoir trying to rent a house . Non existent communication No details of the property Don't bother other agents much more organised and if I was a landlord I would work with a different agent. Overall as a landlord elsewhere and a prospective tenant avoid at all costs

Was shown round a property to let, and noticed damage to the property and fixtures/fittings that I was assured would be resolved. Was required to sign an inventory that didn't mention that damage before getting the keys, only to find the damage still there. Thankfully the landlord understood. The property was landlord managed, though Belvoir took the deposit. They failed to ensure it was protected in an authorised scheme, and put this responsibility on the landlord, who will now pay the costs for this. When I was first shown the property, I was told little about the other tenants when I asked. After several months of anti-social behaviour, police call outs, and attending personally to one heroin overdose, it appears the agents may have been aware of these issues when I first asked.

James, thanks for feedback. As you confirmed the property was landlord managed and the arrangement for us was to tenant find only on their behalf. It was the landlords own provided inventory that you signed. Our company policy is that tenants then have 7 days to notify us on any significant changes/omissions that will then be passed to the landlord. With regards to your deposit, you reported this to the Property Ombudsman and no action was taken. As we said from the start it was the landlords responsibility to register this as set out in the Terms of Business signed between Belvoir and the Landlord. The landlord confirmed that this was an oversight and repaid your deposit in full. The anti social behaviour that you refer to was caused by an individual tenant that was the only person in the block not found by Belvoir and was indeed via one of the landlords own contacts. Although its disappointing to receive a 1 star review, your comments highlight the potential pitfalls when landlords self manage and the benefits in turn of using our fully managed service. Kept Messing me about and dragging the process on and on until last minute when they said passed all checks to say they’re unable to give me a flat or any help then had to wait ages for a refund on holding deposit will never use Belvoir again. Using William h brown now and they’re doing it so much easier and being so much more helpful

Absolutely shocked to find agent had let themselves into my property without seeking or being granted permission. Numerous other issues . Do not recommend.

Emma, sorry to read your comments and I can only apologise for our representative entering the property earlier than arranged for your final move out inspection. I am surprised by your 'numerous other issues' comment as we acted on a tenant find basis for your landlord so once you moved in we have had no involvement during your tenancy, but please feel free to contact me if there is anything specific you would like to discuss. The landlord asked us to carry out the final inspection and provide recommendations which we have done and it is then up to your landlord to decide if they want to carry out these recommendations with regards to your bond. Everything was great until I left if I had a n issue they fixed it etc...when I moved out I got professional cleaners in paid a lot of money...the flat was vacant for 5 days before I handed the keys back and when they inspected it I was marked down for 3-5 specs of dust in a cupboard!! The woman also had me at 8 months heavy pregnant getting down on my hands and knees to clean the skirting boards which weren't dirty and around the toilet...it was a disgusting thing to make me do heavy pregnant watch me struggle on the floor to get up there was lots of tears...never again!!

Hello Elize, sorry to hear your comments regarding your final inspection and I have tried to make contact this week to speak to you direct. I have spoken to my colleague who carried out the inspection and unfortunately there were a few areas that needed extra attention in order to get your full bond back. You were offered the chance to call back the professional cleaners you had hired initially but this was not taken up. As a result my colleague asked for the condiment marks in the kitchen cupboard and hair around the toilet base to be cleaned, which was duly done and your bond was returned in full. Terrible service from Belvoir. Had various issues throughout our tenancy that were not dealt with. Would definitely not recommend.
