I would not hesitate to recommend umega as an letting agent. Having been recommended Umega via a friend I have been impressed by their responsive, helpful professionalism. I found the on-boarding process went very smoothly and all the staff involved worked to ensure my flat was unoccupied for only a short period and was was ready for rent with all the safety checks and required certificates performed within a tight timeframe. Callum has been my property manager since the flat has been occupied, and he has been both prompt and helpful in providing guidance on maintenance requirements and tenant queries that have arisen. The professional and efficient manner in which issues have been dealt with gives me confidence that my property is being well managed for both myself and my tenants.

Update. got the explanation from Umega and they explained what happened to the delay. The review before is a little fierce. I think Umega do care about the client and willing to communicate. So I will still recommend Umega to person who look for a caring agent. ----------------------------------------------------- I enquiry about the quote of my flat letting. After 4 days, there is someone reply to me finally. Then after the evaluation day, the agent did not reply to me about the viewing result even I ask them positively. This disappointed me a little bit.

My experience as a landlord with Umega Lettings has been more than satisfactory. They are prompt in providing the monthly statement of account and crediting the net rental proceeds into my account. More often than not, they are able to respond to queries that I may have regarding the apartment. More recently, they also found a new tenant within a very short span of time. Umega Lettings have managed our flat let out to students since 2011 and I can strongly recommend them as a letting agent. Despite their rapid growth, they have managed to maintain a high standard of professionalism, operating efficiently and importantly for the landlord, delivering cost-effective repairs and maintenance without compromising property standards for the tenants.

I found Umega Lettings by searching for Edinburgh based letting agents after buying a flat to let. I had no previous experience of letting accommodation so had no real basis for working out what a good agent would look like. Having reduced the number of possible agents down to about half a dozen I had a closer look at them all and decided that one of them had much more of a partnership approach (with the tenant as well as the landlord) to letting property. It turned out that that agent was no longer operating in Edinburgh but they suggested I consider Umega so I did. I have found Umega very helpful in all respects and very patient in the face of all my questions. They found tenants for my flat within the timescale they originally gave me and have dealt efficiently with every aspect of the business. They have proved to be as described in their brochure and I am very satisfied with them.

All of my dealings with Umega Lettings have been very positive. They were very prompt at getting back to me about organising viewings and their information pack is full of great tips for people who are new to renting. Jacqueline was very friendly and accommodating while dealing with queries about the lease signing and key collection.

Easy enough to deal with given the other options in Edinburgh. If you have an issue in the flat they will take their sweet time to fix or send you google articles on how to fix it yourself. Their cleaning fee at the end of tenancy is a bit ridiculous but then again all agencies take advantage of this even though flats are not clean when you get the keys. Lastly their start and end of tenancy revisions are not at all held by the same standards so take your own pictures of everything when you move in and I mean everything even a single hair on the carpet that isn't yours.
