Awful company. Moved in three weeks ago and still no hot water. Almost always unable to get in contact over the phone. Avoid.
I had a viewing in the East Pilton the previous week, but nobody came!!!!! That's a shame and very unprofessional!!! It wasn't only me for the flat viewing, but also another man and a family with a child. We were all there at 6pm and not only Sue (the agent) wasn't there but also her mobile was switched off and we couldn't find her!! I wasted my time to view a flat, which I didn't know if I was going to like it at all as there were no photos on the website as well! very disappointed from your customer service... Next day, I have been sent an email explaining that it was an administration error by their end. I booked another viewing for 2 days later, despite the fact that I have been told before that they were fully booked for the rest of the week..!!! All of the sudden they found some space!! I confirmed the new appointment but I couldn't make it due to other arrangements. I informed them that I couldn't attend the viewing, however the agent called me at 3.10pm asking where was I!! Afterwards, I received an email from the administrator to review the flat and their services! Funny stuff!! Avoid this Extremely unorganized company.. don't mess with them, no professionals at all!!!
Terrible and dysfunctional letting agent. This is based on seven years renting, especially the last few years. Not recommended for tenants or landlords. Unanswered emails and extremely poor communication. Brazenly ignores urgent and important issues. Breaks promises. The franchise owner Mike Campbell did not even keep his verbal promises nor complete his in-house complaints process. Is this the norm for letting agents?...
Avoid this agency at all costs! I have had nothing but problems with them. They refused to inspect the flat i was renting before I moved in, which consequently meant that the flat was unclean when I moved in. When we contacted them they refused to come and inspect the flat and ignored our phone calls and emails (one time I rung them 15 times in a day and still could not get through to anyone). I cannot express how unhelpful and unresponsive they have been. Between us, we have 16 years experience renting flats in Edinburgh and we have never ever experienced service as terrible as Belvoir's.

Totally unacceptable service.... they don't answer phonecalls or email. And my flat was an absolute shambles when the tenants moved out - don't think reference checks were undertaken, and the flat had obviously not been inspected for a very long time.
Bad service from the start, emails are ignored, cheeky voicemales after complaining generally awful. So far The flats had a leak that took 4 weeks and me complaining to my letting managers boss to fix. The windows are drafty and we had so much hassle getting someone out who made them worse, at the end up I bought insulation tape myself to keep the heat in. The flats got peeling paint on the ceiling and nicotine stains all over the walks, Asked for it to be decorated and was told it was rented as seen and to discuss further later on the year, after 6 months and constantly getting emails ignored the landlord agreed to have this done. I've sent 2 emails to my letting manager this week both ignored as usual. I sent one to her boss that's been ignored to. All I water was an update. I would not recommend anyone rents from them as it's a constant battle to get anything done. I actually think it's one of the worst letting agents I've ever dealt with.
very bad experience with them. The property manager is very unhelpful. Never say anything and whenever we sent a complaint always replied with one line 'it is your responsibility', when it is their responsibility it takes ages to be replied and required repeated phone call to get it done. At the end of our tenancy, the property manager 'disappear' and when we made a complaint we only get 'the property manager for your place is no longer working here' line. And we were charged a lot of money for the cleaning even though we cleaned before we leave the property Awesome
STAY AWAY. Really bad service from the start. If you get a flat with any outstanding issues don't even try solving them out. I have been a tenant for 8 months, started from the property manager, when up to his line manager and then escalated to the boss, with of course no response and no actions. If you do the mistake to get a tenancy with them be aware for property manager with the initials JR. The guy is characterized by one word and that is unprofessional,; will never reply to your emails or phone calls, he must have said to receptionist to tell he is always away, and they will ask you to leave a message which he will never reply. Last but not least, I have taken action to resolve some of the issues of the flat with my own costs (as I was fed up) and on my exit the flat was cleaner that ever been before. The thank you from JR is charging me 40 pounds for cleaning services which I don't even bother discussing for as my deposit will not be release until 2017 sometime. JUST STAY AWAY. Thank you for your non - existing services BELVOIR.
