Staff nice but pretty useless at getting back with support needs. Kitchen door fell apart and left unattended, bed broke and replaced with one that was almost falling appart from the start. We left and they landed us with a bill for cleaning even though it was cleaned to a higher standard than when we moved in. We would not recommend or use again in the future.

Like others in this review section I felt Belvoir is taking advantage of tenants by charging un-justified amounts of money from the deposit after the tenancy finished. In our case items from the inventory where missing and I understand that we had to pay compensation. However, they initially put forward a ridiculous amount of money. We challenged there claims and the value came significantly down. I would like to add that the agency was aware that we just relocated due to having a child and still tried to take advantage of that situation.

tenants of belvoir flooded my bedroom 3 weeks ago it has happened before and owner of flat helped me redecorate no bad feelings just inconvenience now as i have no contents insurance belvoir have said no help or compensation will be given they flooded me but will not help disgusted by their attitude cameron who came to my flat just kept saying thats not how things work showed no id was scruffy i have been in touch with my lawyers and we hope to take you to small claims court this company are rogues lost my carpets ceiling redecoration the young cuople who rent the flat flooded me at 6.23 in the morning hot water straight on my head and they could not care less fire brigade and electrician had to be called i,ve been treated so unfairly by these clowns gutted in leith mike sweeney

We would recommend that you seek independent advice to confirm who is responsible for any damage in your property. There was no negligence or known issue in this property. This letting agency is the worst! We have never experience an end of tenancy worst than this! First of all, we've rented the property for almost 2 years and we already had an inspection last year and the property was spotless. We had the same inspection this year and the date they proposed didn't work for us because we were on holiday. We asked to postpone it to the week after and they threatened us to use the keys without our consent to carry out the inspection! We needed to call them and sort the date out and this is something that never happened to us! Secondly, we paid for the gardener and a cleaning agency before leaving the property (we paid £330 for the property to be cleaned!) and they are now forcing us to pay another £120 for the cleaning again!!!! We then agreed that we would only pay £102 of the £120 (which I completely feel it was unfair), they then sent us an email to get our acceptance to this fee only for then to reply that we needed to pay the full £120 and took our previous email as acceptance!!! I am absolutely appalled by this unfair treatment and I'm now raising a complaint with the Property Ombudsman and also started to reclaim the full deposit back on SafeScotland. I really advise you to look for another agent if you're still deciding between 2 properties to rent. We always received full deposits back and after over 10 days of leaving the property we still haven't seen our money!

Terrible uncaring company Lets their residents stink out everyones elses houses in your stair with canibis . Their antisocial noise making residents go unpunished . They have flooded us below with water leaking through our ceiling 8 times and no apologies from the company who tells us we've got to claim any damages on our own insurance they take no responsibility for their residents actions . Total bunch of cowboys .
