Very difficult to get hold of - always told the relevant person is away and they'll pass your message on, but it becomes apparent they won't. Equally difficult to get a response via email. I was with Belvoir for 3 years but many issues reported near the beginning of the tenancy were never resolved. After my lease came to an end I contacted them about the return of our deposit and no one I spoke to seemed to have a clue how to do it - they didn't take an inventory before the new tenants moved in. Eventually got Safe Deposits Scotland to talk to them directly but 20 days later they still hadn't reviewed the claim and I had call them yet again. My experience so far with a different agency has been much easier. 1 star simply due to the amount of time I have wasted trying to get hold of them.
I'd seen the awful reviews on Google and decided to ignore them and go with Belvoir, this turned out to be a massive error. I hope you will not do the same. As long as you never have to get in touch with them, I suppose everything is fine, but we had mold in a bedroom a couple of months into our lease, which is where the trouble began. All our clothes in the wardrobe were completed covered in mold, my wife had to throw away some very expensive shoes that were ruined. Belvoir firstly rarely responded to our calls and messages, they refused to reimburse us costs for dry cleaning mouldy clothes and then tried to blame us for the damp and threatened to make us pay for treating the room despite the previous tenants not being able to stay in that room because it was cold and damp, the damp report stating there was cold bringing (therefore condensation occurs) and insufficient ventilation. We were unable to live in that room for the remainder of our lease because my wife was pregnant and it wasn't safe to be around mold spores, and we had to use my office as our wardrobe. The landlord providing cloth rails to put in my office was the extent of the help we got throughout this whole debacle. No rent was deducted for not being able to use the main bedroom, no money was given for the costs incurred. The staff at Belvoir were unhelpful, incompetent and even rude at times. But, most of the time they just ignored us outright. The only reason we got our deposit back was that we contacted the landlord directly and explained what had happened, and he instructed them to return the deposit back in full. If you decide to go with them, do so at your own risk, it's not worth it in my opinion.
This is the second time that Belvoir agency organise a viewing for a flat. they said the first viewing is on Thursday but it turns out it is the second viewing not the first. and then they text me in the morning saying that the flat had been taken.
An appalling estate agency. AVOID, AVOID, AVOID whether you are a landlord, tenant or other party. They ignore e-mails, don't answer phone calls, don't follow-up on queries and don't offer solutions to problems. Iv been involved with various property businesses for over 15 years and Belvoir is by far the worst I have ever experienced. Judging by other reviews, it doesn't look like I am alone in my experience.
Atrocious service - kept sending me messages as a tenant months after I had vacated a property - currently still awaiting a return of my deposit, extremely rude unhelpful staff (and said property was in atrocious, sub squatting conditions)
Awful company. Moved in three weeks ago and still no hot water. Almost always unable to get in contact over the phone. Avoid.
I had a viewing in the East Pilton the previous week, but nobody came!!!!! That's a shame and very unprofessional!!! It wasn't only me for the flat viewing, but also another man and a family with a child. We were all there at 6pm and not only Sue (the agent) wasn't there but also her mobile was switched off and we couldn't find her!! I wasted my time to view a flat, which I didn't know if I was going to like it at all as there were no photos on the website as well! very disappointed from your customer service... Next day, I have been sent an email explaining that it was an administration error by their end. I booked another viewing for 2 days later, despite the fact that I have been told before that they were fully booked for the rest of the week..!!! All of the sudden they found some space!! I confirmed the new appointment but I couldn't make it due to other arrangements. I informed them that I couldn't attend the viewing, however the agent called me at 3.10pm asking where was I!! Afterwards, I received an email from the administrator to review the flat and their services! Funny stuff!! Avoid this Extremely unorganized company.. don't mess with them, no professionals at all!!!
Terrible and dysfunctional letting agent. This is based on seven years renting, especially the last few years. Not recommended for tenants or landlords. Unanswered emails and extremely poor communication. Brazenly ignores urgent and important issues. Breaks promises. The franchise owner Mike Campbell did not even keep his verbal promises nor complete his in-house complaints process. Is this the norm for letting agents?...
Avoid this agency at all costs! I have had nothing but problems with them. They refused to inspect the flat i was renting before I moved in, which consequently meant that the flat was unclean when I moved in. When we contacted them they refused to come and inspect the flat and ignored our phone calls and emails (one time I rung them 15 times in a day and still could not get through to anyone). I cannot express how unhelpful and unresponsive they have been. Between us, we have 16 years experience renting flats in Edinburgh and we have never ever experienced service as terrible as Belvoir's.
After being accepted, being turned down just before moving in!!! They asked a lot of documents, and then they offered the room to someone else!
