Belvoir managed 3 of my properties in Edinburgh for over 20 years. I have now moved all three away. Rest assured to all the tenants who have given one star feedback below the experience for the landlord is also not much better. Belvoir are a passive/reactive agent rather than dynamic and proactive. When they moved address 2 years ago I had multiple service providers chasing me for unpaid invoices, one even went legal - all unbeknown to me. I need an agent who proactively goes the extra mile. I should have moved earlier and am so pleased now that I have.
They canceled the viewing just with 2 hours before although the property has unavailable status with 2 or 3 days before. Very "professional".
Nightmare to get hold of when trying to book viewings. Worst communication of all the estate agents we booked through. Didn't turn up to bookings. Avoid.
If I could give 0 stars I would. The condition of the flat at handover was unacceptable, both in terms of cleanliness and condition of inventory. It took 6 weeks to get black mould from the ceiling seen to as Belvoir ignored numerous phone calls and emails. Impossible to get anything done. Staff very rude and Belvoir were ready to take advantage of first time tenants (ie. young students). This experience was clearly not an anomaly. Avoid at all costs.
I cannot advise against taking up a tenancy with Belvoir enough. The Edinburgh office is disorganised, uncaring and exploitative of their tenants. They will make every effort to avoid essential repairs and take days to reply to emails and phoning them is no better. It took over 5 months to eventually get them to carry out essential work and even then this only happened due to the mention of court action. Especially to students or first time letters I genuinely cannot express how much they will try and take advantage of you.
Unprofessional and greedy. I seriously didn't want to leave a review as I had enough with this lot. I feel I need to for the benefit of future tennents. If you find the property of your dreams and Belvoir are the agents I seriously suggest you choose a lesser property with a more reputable agent. I could write an essay on the reasons why but just look at the other reviews. That should be enough for you to look elsewhere.
Really poor customer service. Often don’t reply to emails or take an age to respond. Been out of the property for a month and still no deposit back or even a response to advise how to get it back. Unfair costs deducted for damages to the property( £500+ for a damaged bed which was already in poor condition, a burn mark on a carpet and removal of possesions which were left) a breakdown of these havn’t been provided yet despite numerous requests. Avoid these cowboys at all costs....
Have been receiving dismissive treatment Jan.-Apr. 2017: ''The landlord is not in a position to carry out heating system improvements''. Been misled as to the heaters type at the viewing. The service improved after a another property manager took over, still ineffectual dealing with a water damage.
Do not trust this agency. Unprofessional, incompetent and a complete lack of customer care. They ignore your calls, don’t reply to emails and pretend to not be in the office. They are absolutely no help in emergencies- we had to go six days without heating or hot water! Our property was left in a disgusting state before we moved in which had apparently been “professionally cleaned”. This agency will only cause you stress and disappointment. Avoid at all costs.
