My husband and I viewed two flats today. We were given a slot of 2-3 pm, unfortunately, we arrived 6 minutes late due to unforeseen traffic. We were extremely apologetic and understood that it was our fault. However, throughout both the viewings we were told off by the letting agent. He kept lecturing us about how buses are unreliable, and that he is getting late because of us for his next viewings and we should have used our car. I would like to point out that we finished viewings for both the flats at 2:30 pm . . . During which we had to deal with an EXTREMELY haughty attitude of the agent. He did not smile once, chatted with us normally, or even told us a single thing about any of the properties. I have never left any place feeling this undignified, almost reduced to tears before. Yes, we do not have a car and have to rely on public transport but that does not make us any less than the agent? It is tragic because my husband and I LOVED the elm street property but obviously will not apply for it because we are not doing anybody a favour by renting from them. Please advise your agents to be a little more professional in their dealings. It's the first proper interaction with your agency, and leaves quite a bad taste!

Dear Mrs Ahmed, Firstly, thank you for letting us know of your experience and I am sorry you were unhappy with the way you were dealt with; we take all such things seriously. Having investigated the incident and spoken to staff members I do acknowledge that you were ‘rushed’ through the viewing in question for which I apologise on behalf of the company and myself. However, I feel I must point out that as a result of your timing issues (a little more than 6 minutes) our member of staff was likely to be late for all his other appointments and clients throughout the rest of the day. This is obviously something we try to avoid, hence the reason he wanted to speed things through and why he may not have been as ‘understanding’ as he should have been. Additionally what kind of transport you use is of no importance to us, I myself use the bus quite often in Dundee, however if you were depending on public transport for specific appointments then it would be only reasonable to allow extra travel time for the unexpected. We do routinely ask people booking multiple viewings what mode of transport they are planning to use so that we can schedule in enough time to allow for it, if this didn’t happen in your case then I am sorry and we have reiterated this policy to the office staff. Finally I would like to mention that our agent actually drove you to your second viewing in the company vehicle (which is against company policy), as a matter of courtesy and so that you would arrive in good time. Once again I am sorry if our agent appeared a little brisk with you or if you were rushed through the viewing this does not reflect the standards we routinely strive to achieve. 1) The rudest little man works for Belvoir. His attitude sucks. He is patronising, snidey and unprofessional - not to mention rude and impatient. He doesn't promote any of the properties, smile, chat, even acknowledge that you are a human being. He just stands in one room tutting and signing while you look around. He is a very angry little person. The first flat I viewed with him, I arrived on time and smiled, said hello, he blanked me and walked away towards the property I was there to view. Turned out, too, he turned up with the wrong keys so I had to wait for about 45 minutes for him to go back to the office then return. Not difficult, is it? 2) I was sleeping in my Belvoir flat on the morning of my day off and was awakened by the sound of keys rattling in my keyhole. I leapt out of bed in my nightie, to be met by a tall man standing at my front door with a family of 4 behind him. They were there to view my flat. I hadn't given any indication I wanted to move out, nor had Belvoir given me any indictation THEY wanted me to move out. I almost had 5 strangers staring at me in my bed! In my home. Where I lived. 3) When I did decide it was time to move out they obviously had to arrange flat viewings for potential new tenants but they gave very little notice for this. I would get an email at around 4pm to say strangers were coming to look around my flat the next day. This was very inconvenient and intrusive and if I'd had more notice I would have gone out for the day, each time. 4) The second encounter I had with the unhappy little man, I arrived 10 minutes early to view a different flat and he looked at me disgusted and tapped his watch, shaking his head. So I abruptly corrected him, stating that I was 10 minutes early and could we go inside now if it's not too much effort. He really needs some joy in his wee life. This was all a few years ago so hopefully things have improved at Belvoir.

Dear Miss Ritchie, I am very sorry to hear that you had an unsatisfactory experience with Belvoir Dundee in 2013 and for this I can only apologise. Unfortunately as I’m sure you can understand there has been a significant turnover in staff and change of process in the intervening period and as you and I didn’t deal directly regarding these matters I cant really comment on specifics. I do recall that there were some issues between you and your ex-flatmate which led to a breakdown in communication which I believe impacted on our normal processes, arranging viewings etc but never the less that was still our job to overcome and if we didn’t do that then again I can only say I’m sorry. Charismatic, but that's all. They fail to call back for over a week at best, and if you dare put an offer in on a place they won't contact you until they've received a better offer from someone else. Also make sure you know everything you can do to hold a place, like filling in an actual application form and paying a holding fee beforehand, because they sure as hell won't tell you anything you don't ask about. And don't be fooled by their charismatic and seemingly helpful tone of voice, they don't care about you, no matter how difficult your situation.

Dear Ben, Whilst I am happy to hear from clients I am afraid that in this case given the inaccuracies and innuendoes in your comments I feel I must respond. Having looked into your case it appears that you called the office prior to the bank holiday weekend to make what to use your words was a ‘cheeky offer’, well below the advertised rent. Now there is nothing wrong with this and in fact we encourage it, but we are legally and contractually required to refer offers to the landlord. You were told this at the time and also I believe that given the level of the offer it would be unlikely that the landlord would accept it. On the following Monday when we partially re opened we received another enquiry from someone who wanted the property at the advertised price. When you called you were told this and increased your offer to the same level. Both parties were told to complete the referencing paperwork and were told that no application would be accepted until we had completed applications. You and they submitted the paperwork and because we had two applicants either of whom would have been suitable in our eyes we asked the landlord if they had any preferences. Disappointingly for you in this case they chose the other applicant. My staff then explained the situation to you and told you that because we were happy with your paperwork if there was another property you were interested in then we would accept an application for that. At no time did we tell you we would take the property of the market for you or the other party, we don’t do that until a completed application and holding deposit has been received and we wouldn’t accept an application until the landlord agreed the offer. Additionally we did tell you that your ‘offer’ would have to be agreed by the landlord, as we are legally obliged to do. Fundamentally you made the choice to make a lower over forcing us to refer it, there is nothing wrong with that but it was your choice. If you had offered the advertised rent and completed the paperwork etc then the property would have been off the market at that point and no other offers would have been entertained. I am afraid that I feel that in this case you have given us a poor review for fundamentally doing our job and you not getting what you want. Well sometimes that’s just the way it goes. i am a tenant of belvoir lettings, they used to be very friendly and helpful in the past, but now i dealt with a person who was very rude, disrespectful and condescending and nothing was done about it even after me raising my concerns, remember it is not only the landlords who has to be happy, tenants should be happy as well, i advise you look someplace else if you are after peace of mind

Dear Mr Kumar, I note your review of the 16/02/2016 We take all reviews and the opinions of our clients very seriously. Firstly my apologies for taking a few days to respond to your this was because I couldn’t immediately identify you, we have another tenant with a very similar name, additionally I had to make enquires concerning your issue. As you haven’t raised an actual complaint through our normal process (published online or available by email) I only have the information from your online review, our records and staff. The general thrust of you issue seems to be that you feel you have recently been treated unfairly or in a cavalier manner. My understanding it that following a routine property inspection, which had an unsatisfactory outcome due to condensation, you were contacted in order to arrange a follow up inspection. You asked what the inspection was for and when the reason was explained you were unhappy with this. I must point out that all calls to our office are recorded and having personally reviewed the call in question I cannot but feel that my colleague was polite and helpful throughout. I would accept that my colleague is new to this role and may not have been as clear regarding the background to the situation, as I would have preferred. However, he was polite throughout the call and at the end of it you seemed happy with the explanation and the need for a re inspection. Having reviewed the photographs of the inspection and it is clearly condensation that is the issue. Condensation is regarded by the Scottish Government, local authorities and most damp experts as almost always being a “lifestyle issue”. What this means is that it results not from a problem with the property itself but from the tenant not ventilating/heating the property appropriately. All our tenants are given a guide to condensation when they move in because it is not an uncommon issue. The purpose of the re inspection was partly to see if the condensation was getting worse or was under control and also to possibly render advice on how to control it going forward (which is relatively simple), which would be to your and the landlords benefit. I’m sorry if you feel that we were unhelpful in any way, but as I say having reviewed the call I cannot agree. I had a really bad experience with them! I applied for a property giving all the required documents. They told to just wait, up to 15 days, and then if the documents were OK I could have the contract, there weren't other applicants at the moment. After 15 days that I don't hear from them, I go to their office and find out that they lost my application! ok, this may occasionally happen, but they weren't concerned at all about solving the problem they created, but just deciding which employee to blame. They told me to reapply and wait another 15 days. No offer of speeding up the process even if the error was clearly theirs. I tell them I don't have so much time left, and anyway I needed a day or so to prepare the documents I gave them again, but they couldn't care less. Just told me to reapply. I go away surprised and without a contract. After few hours I decide to reapply, as I really needed a place where to move soon. I surf on the property form just to notice that the let was agreed to someone else! That's just unbelievable. I can stand an honest error... But I'll never understand why they don't try to solve it (it should be their freakin job!) and even worse why they asked to reapply when they knew they would let it to someone else. This is not a 2 hours process! I'll never understand the lying! That's like the definition of awful customer service. I don't know if they're nicer after you sign the contract, but I honestly wouldn't dare to try. Giulia

Dear Giulia, Thank you for bringing this to my attention. You are quite correct in that there were a number of administrative errors surrounding your application which were largely casued by poor communcation as more than one person was involved and for this I can only appologise. Without boring you to death after you submited your partialy complete application for the property someone else submitted a complete one and at the point, as we dont hold properties without completed and accepted applications it was deemed to have gone to the other applicante. My colleague mistakenly believed that you had been informed and shredded your applicaiton. The applicant then changed their mind and withdrew, you came back in were informed by another memeber of staff that you could re apply (who was unaware that your application had been shredded) and then very shortly afterwards someone else who had alwo been previously interested handed in the complted paperwork, hence it went again. Extremely disappointed with them as an agency. We just moved out but lived with 2 bad leaks in a one-bedroom flat for almost 5 months without any move on it whatsoever. Scaffolding was put up in the last week (obviously to make new tenants believe this would get fixed even though nobody ever did anything on there while we were still in the flat). Furthermore, they then had the audacity to take quite a large sum out of our security deposit for 'cleaning' when we left the flat in a much better condition that we found it in (or the previous flat we rented with them for that matter). We had to spend days cleaning on either end of our tenancy, live with a flat that was not water tight/safe, had the landlord come in to do 'have a look at the attic' that lasted over an hour during our day off- and still pay close to £100? Would not recommend them to anybody wanting to rent in Dundee.

Dear Mr Jones, I am very sorry to hear about your poor experience and unhappiness with our service. But in mitigation I feel I must provide some background. The main thing is that neither we nor your landlord (as you are aware) controlled the roof repair. When you reported the leak to us, we discovered that the roof to the building was controlled by Homes Scotland, who had to arrange and authorise all repairs. We reported your issues to them straightaway and kept chasing it throughout the period. Unfortunately much to our annoyance and understandably yours, they couldn’t authorise the repair until they had permission from all the owners in the block. Your landlord gave their permission immediately but we understand that there were several owners who wouldn’t and it took some considerable time, despite constant pressure from us, before Homes Scotland managed to get authority and then authorise the work. Having looked at the photographs of the leak I feel I must contest your assertion that the property was in anyway “unsafe”, the leak was I accept, distressing and annoying, however it was not major in scale. Lastly the cleaning invoice; as with most of our tenants you received a pre checkout advisory visit to explain the standard required and to cover any specific issues you might have. Additionally you have (as you say) let property from us previously and at that time returned the property in very good condition, so you were aware of the standards required. If you were unhappy with our findings at the checkout you could have contested it through the Tenant Deposit Scheme arbitration process at no cost to you and if they had found in your favour then we would have borne the cost. Absolutely awful. Their head of office (I was incorrect here: Kerry was responsible for speaking over me and actually hanging up at one point too) is one of the rudest human beings and also completely lacking in empathy, absolutely shocked that they have the nerve to speak over customers whom are paying a good couple hundred pounds when on the phone to them, never mind the inconsistency with their staff and general etiquette. Just another Letting Agent there with the sole existence of skimming money they don't deserve. My property was also not cleaned for me moving in, nor have they sorted the electricity utility like we agreed to let them do when we signed up. 27/4/2015: If you want a letting agent that you literally can't hold accountable because none of their staff other than one or two have truthful, definitive answers to your queries, then these are your folk! They'll usually ignore issues that you raise with them on the phone too, as if they were never even discussed. Was charged 60 quid for cleaning when the only thing they provided evidence for of any form of 'dirt' was some particles in the fridge. Hilariously enough, my family properly gutted the property and we washed all the walls asiding the ones in the hallway, along with steammopping the floor. Definitely in it for the easy deductions! I was also hilariously charged another thirty to 'repaint' from a small single-lined spillage on a hallway wall, the same hallway wall which has been badly replastered and painted over. Just happy to have most of my money back at this point! Mr. Horan, if you happen to read this again: I had no disagreements with that particular predicament, but a 'cleaners invoice' doesn't prove you cleaned the property and made sure the job was done correctly, infact, had you done so, I wouldn't of found a childs yoda toy amongst other numerous crap beneath the couch, and the bunkers in the kitchen wouldn't have been covered in grime. The extractor fan in the bathroom was also caked in dust upon taking up vacancy, along with over half of the lights being blown, which was the only thing that was ever dealt with. Being told by one person during one month that replacing a tenant would be fine, to being told the exact opposite next month is what created this. You legitimately dicked me over, and I'm technically without a home of my own at the moment and have been in this scenario for a month. Even my co-tenant who was barely around is particularly unimpressed with all of this, and she's a far more reasonable person than I'll ever be. Also, taking snide jabs at paying customers is petty. I suggest you adopt a better standard of professionalism, because god forbid the day when property devalues and you need to learn to act with some decency and respect. Also, just like other people have complained here before, you got us moved in about a month too late as well. Not a very punctual, well-organized agency you've got going here. I asked for a copy of the cleaners invoice on Thursday, it is now Monday morning, I even called again on Friday to remind you guys!

Dear Mr Blench, having read your review, i am sorry if you feel that our service has not adequate and in order to respond adequately I made some enquiries. Firstly regarding your assertions concerning the head of office as you call them, as far as I know we have never spoken, nor have you had routine dealings with the Branch Manager. The specific issue you raised is that the property wasn’t cleaned when you moved in, i can assure you it was and if you wish we can provide you with a copy of the cleaners invoice if you wish. Regarding the electricity supplier, all we do is pass on the meter readings, your details and the date you moved in to the relevant supplier (which we did) it is upto them to contact you. If you are having issues with your supplier and you think its something we might assist with then please contact the office. One thing I will comment on is that your complaint seems to have been raised following one of our routine property inspections in which it was noted that not only were you not keeping the property clean but there were also some damages.
