I have had many problems with this company but my main issue with them was they tried to take my deposit. We have rented many properties in the past and we have never had to lose money from our deposit. Belvoir Doncaster decided to go to the property and take fabricated pictures of 'damage'. These images were mainly made up of millimeter marks on the walls. We lived in the property for 3.5 years so there was slight wear and tear but the house was not in great condition when we moved in. Belvoir wanted to take £630 of our £650 deposit, which I refused to accept. They did try to 'negotiate' this and start to reduce their crazy prices; for example, £ 30 pounds for a new shower curtain and then £30 pounds for someone to fit a new shower curtain (We never used their shower curtain, we put it back on as we left the property). They also charged us £90 for someone to come and clean the property even after we had paid a company £35 for their moving home cleaning services. I refused to negotiate, as this, in my opinion, was a way to extract money from a leaving customer. I proceeded by challenging their claim through the DPS as I was confidant that I would receive all of my deposit back. Belvoir decided to ignore this request and my deposit was stuck in the DPS for 6 months. I went to a solicitor and eventually received my full deposit back as Belvoir found it difficult to find the time to respond to the DPS' 14 working days request. I then decided to complain to the Property Ombudsman about the failings of this Agent and I was awarded compensation for the way they dealt with my deposit and for their poor customer service. The Property Ombudsman gave Belvoir Doncaster 28 days to send me the compensation and this was sent to me on the 28th day. I would suggest that if people find themselves in a similar situation regarding their deposit then they use the services available to challenge Belvoir. Finally, on previous reviews Mr. Duffy has said that I have been aggressive over the phone and I have used poor language, this is a lie. I have held my strong moral principles even when dealing with an egocentric, incompetent and hostile company.

Upon trying to book a cleaner prior to checkout, they did absolutely nothing to assist having agreed to help. Only days before we finally were due to check out did they tell us that they couldn't find anyone and that either we'd have to find someone or it'd come out of our bond. An impossible task. Displeased with the service, I asked numerous times over the course of 6 months to raise a formal complaint and to have contact with a manager. Every occasion was met with radio silence and empty promises. To this day they are yet to open an avenue, down which I can lodge a formal complaint.

The problem is that I was waiting for early release agreement and contacted with the agency as we spoke, then Landlord agreed on that, I messaged you that you can progress my application then somebody from you agency said that let had been agreed not informing me straight away. Not fair behave from you. YOU DID NOT LET ME KNOW THAT YOU HAD TAKEN DEPOSIT FROM ANOTHER APPLICANT UNITL I GAVE A CALL NEXT DAY THAT MY LANDLORD AGREED ON EARLY RELEASE, VERY PROFESSIONAL.
Belvoir Doncaster is quite simply the worst business I have ever had dealings with! I was a tenant at one of their properties for 3 and a half years and during that time there were so many issues: We went 3 months without a working hob, 22 days without a washing machine, 9 months with a bannister that was loose and falling off the wall and the list goes on. The service we received during our period with them just seemed to get worse. I would avoid this company if I was a tenant because they have no interest in their tenants as according to the staff and the manager “tenants do not pay us for our services, the landlords do”. I would also avoid this company if I was looking to rent my house out as they employ tradesmen that have very little skill (obviously cheap) and are unable to even put a cupboard door on. The worse thing about Belvoir Doncaster is that they try and keep their tenant's deposits. We have rented many properties before and we have always been given a full return of our deposit. We have always paid our rent on time and have looked after each and every property we have ever lived in. Belvoir sent us a confirmation of their deduction list from our deposit and they said that we were entitled to £17 pounds of our £650-pound deposit. This was a ridiculous judgement and one that was completely unwarranted. I rejected this claim and the staff then tried to negotiate with me on the phone. Their price list included 189 pounds for 2 freezer drawers that had cracked and 90 pounds to professionally clean a house that had just been professionally cleaned for 30 pounds. The house was in a better condition than when we first moved in because I remember walking into a kitchen that had flooded and destroyed parts of the cheap lino on the floor. I obviously disputed this embezzling claim with the DPS, but Belvoir decided to ignore my request and they did not respond to my action on my deposit. Therefore, my deposit was just sitting in the DPS without any action being taken from their side. I was unable to get my money back! I emailed Belvoir twice asking them to act on my request, but they refused. When I called, they put the phone down on me! I then went to a solicitor and used the DPS Statutory Declaration Form and guess what…Belvoir did not respond, this resulted in the DPS releasing my deposit back to me in full. This seriously makes me wonder how many other times they have deceived tenants for their deposit. Belvoir had no ambition to pursue their £633 pound claim as they know that the claim itself was dishonest. If we left the house in £633 pounds worth of work, then surely, they would have contested and won? After 6 months of waiting, emailing without a response and filing a form through a solicitor I received my full £650 pound deposit back. Avoid Belvoir because you will undoubtedly in the end become very frustrated, disappointed, and upset by the amateurish service you will receive.
We have used Chris at Belvoir for 10 years to manage our rental property. Unfortunately the quality of the service has deteriorated significantly with multiple occasions of having to repeatedly call and email over many weeks to get a reply. Alicia and other staff who have worked there have all been as helpful as they can. Unfortunately Chris seems to restrict how much they can do, is very poor at communicating and keeping the customer in the loop and when he finally replies many weeks later, he gives the usual excuse that he’s been very busy and apologises yet again. The whole service and experience over the last few years has extremely disappointing and incredibly stressful when we having been paying for their service for 10 years now. Even now as we are trying to move to a different management agent, we are still waiting for a reply to our calls and emails after 2 weeks. I wouldn’t recommend Chris’s management service to anyone. I have given too many opportunities due our loyalty for such a long service and hoping it would improve. Even an official complaint didn’t make any difference. Please think carefully about using Chris if you are a landlord.
