Theyll take your money with big smiles and charge you a £120 admin fee per person for the privilege. When it comes to getting it back though, don't be shocked if it takes forever. They're too busy taking other peoples money to care about you. Don't bother asking for any kind of help from these imbeciles either. It's not that they won't help, they can't because they're completely inept.

Had a call that we got property. Let my kids know that we move in to the new home. After 10 min had a call from another agent saying that we don't have this house. What a positive attitude!!!! Thx for your help!!!! And disappointed family. Make sure you call right people in future!!!!

Accepting an offer and then retracting it a few days later to go with someone else is highly unprofessional and disappointing. Due to this experience, I will no longer be using your services in the future. After seen the state agent reply I would like to clarify my experience so others understand how this estate agent operates. My offer on a property was accepted on the basis that I was a cash buyer. However, when I explained that I was waiting for the completion of my own property sale in order to access the funds, the agent retracted the accepted offer and proceeded with another buyer who was purchasing with a mortgage. I was never informed that a higher offer had been made. I was simply told that the other buyer had provided proof of funds. Based on this experience, I would advise caution if you are in any kind of chain when buying through this estate agent. I personally would not trust them to handle the process transparently.

Hello Yamilet. In this instance, the seller received a higher offer after initially accepting yours. As agents, we are legally and professionally obliged to act in our client’s best interests and follow their instructions. The decision to proceed with another offer was ultimately the seller’s, rather than a retraction on our part, so we do feel that a 1 star review is an unfair assessment of our service. Avoid. Cope and Co made excuses from day 1. I had continuous issues with my boiler, in which the contractors they hired did bad jobs, didn't fix it multiple times, left the loft a mess and were using my house to charge all their tools they weren't using. I had boiler issues for nearly the whole 2 years. Cope and Co were refusing to send a contractor because it was "the weekend" until I stressed how I needed to be able to wash as I have no family near by. Then came my fence issue... the fences came down due to the weather and due to them being really old and not maintained anyway. One actually fell onto my neighbours car... it took them around 3 months until they sorted the fence and in which my whole house was exposed as the garden was visible from the front. I wanted to do anything to GET OUT, so I payed a massive fee to get out of my contract despite all of the issues. They are not prompt when fixing things, hire bad contractors, charge you for things that weren't there to begin with and most certainly don't get in contact with you (you need to be ready to call them over and over to get a result). They then also proceeded to charge me for "missing items" that weren't even in the house when I moved in and said it needed cleaning even though the house was cleaned top to bottom and deducted money from my deposit. The house was a mess when I first moved in (literally black dirt on the fridge and in the kitchen unit cupboards) and it was spotless when I moved out! Worst letting agency. Even my landlord told me Cope and Co owed them money...

Hi Georgia. Thank you for your review. While we appreciate you sharing your views, it is important to correct a number of inaccuracies. Firstly, the boiler at the property was newly installed on the 3rd May 2023, mid-tenancy, so it is not correct to suggest you endured two years of issues with the same system as you vacated less than 2 years after the installation. We also have not experienced any issues with the same boiler since you vacated the property over 12 months ago. To clarify, all repairs are instructed to third-party, qualified contractors, and whilst delays can sometimes occur due to parts availability or scheduling, we do not ignore urgent issues. Emergency call-outs are always available, including at weekends, where the matter meets the legal definition of an emergency. Regarding the fencing, the repair did take longer than we would have liked, but this was due to the legal owner needing to investigate deeds to establish ownership and responsibility before any works could be instructed. As soon as this was confirmed, the repair was completed. With regard to your deposit, deductions are not decided by Cope & Co. alone. They are processed strictly in line with the Deposit Protection Scheme regulations, which protect both tenants and landlords. Where there is any disagreement, an independent adjudicator decides the outcome. No charges are made arbitrarily, and tenants always have the right to raise a dispute. It is also not the case that Cope & Co “owe landlords money”. Landlords are paid promptly in line with their tenancy accounts, and any claim to the contrary is unfounded. We are sorry you feel dissatisfied, but your description does not accurately reflect how we operate as a regulated letting agent. Cope & Co has many long-standing tenants and landlords who value the professional service we provide, and we remain committed to fair, transparent, and prompt property management. In the meantime, we would point to the many positive Google reviews we continue to receive from both landlords and tenants, which reflect the standards of care, responsiveness, and professionalism that we work hard to maintain.

Dreadful. Broken oven for over a year. Gaslighting me over a leaking chimney. Claimed it had been fixed. I proved it hadn’t on several occasions. Still didn’t get it fixed. Water coming down the chimney into the bedroom. Lead flashing dislodged from the roof. Did nothing about it. Gutting full of debris. Nothing done about it. New agent has had the oven looked at within 2 weeks. Work on the chimney under way. Would not ever rent a property through these again. Reply to comment below. I reported the oven months ago. At the same time as the chimney for the 4th time. The oven was not fixed as it still did not work. I reported it again. It has been condemned and replaced within a month of new agents taking over. Why has a new agent taken over I wonder? The man who came to look at the chimney claimed it was blocked hence the dampness. Nothing more was done so I called to find out what was going on. I was told the cap had been fixed. Yet I videoed the open chimney and sent it to the office showing there was no cap on the chimney. Work was not checked or followed up. Zero communication. At the end of the day, nothing was fixed under your instruction yet things have with a new agent.

Hello Nita. There are a lot of inaccuracies in your review. The oven was fixed prior to the landlord moving to another agent and was only reported to us in April 24 which is not 'over a year' ago. With your property, the landlord undertook many of the repair and maintenance issues himself which unfortunately meant the usual timescales in which we attend to reported issues were often not adhered to. We are sorry that your experience with us was not good, however, the chimney issue to which you refer was out taken out of our hands.

travelled 40 miles for a viewing to find they couldnt get in the property these people are proper time wasters getting someone disabled to do an 80 mile round trip for nothing. As we guessed by your other replies to poor feedback you have to exaggerate a bit nobody was rude to your staff it was them who was rude and put the phone down on us after trying to lodge our grievance. reading these other one star rated reviews and your practices it seems we had a lucky escape. keep up the bad work.

Not happy with how the people at this company work at all. They seem to care solely about money and lining their own pockets over doing the right thing and actually giving a damn about people. They fought to take all my deposit unjustly and didn’t succeed thanks to DPS. I stupidly gave them more than I should and of course they’re not going to do the right thing and give me the extra I gave them to replace a hob which cost significantly less than what I gave them. Which is essentially robbing someone. Update to reply: No it wasn't fair, even the adjucator agreed you'd tried to take way more than necessary, which was not justified at all, hence why you didn't win the case. I agreed to pay for the hob (even though it was an accidental damage caused by a plate falling out of the cupboard due to them being too shallow) you took an extra £50 on top of £312 toward this cost I'd already paid, are you paying me this back which is rightfully mine? No you've just taken it. Then try and charge me to replace a sink for simple wear and tear and random other costs that you lost at getting. You want to take money from others to put yourselves in a better position financially, even if it means taking from others unjustly to do so. Disgraceful.

Hi Morgan, Thank you for your review. The hob was cracked during your tenancy as admitted by yourself and should have replaced straight away. However, it was agreed that this would be done when you vacated – you requested a copy of the invoice for the replacement hob and this was supplied to you and the exact amount was deducted from your deposit. I do not see how this is unfair. I will not list the monies relating to the deposit in a public domain but they were all completely justified. I would also confirm that no deposit monies go to us as an agent – any deductions are sent over to the Landlord to undertake any works required to rectify the issues so we do not benefit from deducting any more than is necessary, in fact, it makes further work for ourselves which makes no sense. The property was not left in the condition it was in when you moved into it, if it had been, then no deposit deductions would have been made.
