Firstly the front line staff are brilliant and helpful. Sales team that support you once your offer to accepted are not great, they work sporadic hours and it caused issues with trades men getting access to give quotes for repairs highlighted on the house survey. They also use ‘Secure Move’ between me having an offer accepted and the surveyor visiting the property sustained considerable damage from a leak, the vendor refused to repair meaning I lost the £600 deposits when I pulled out. They say the secure move is a reservation fee, basically if you purchase a property through them and wish to pull out be prepared to burn £600.

Reply from Redbrik Chesterfield: Hi Tom, Thanks for your feedback – we’re pleased to hear you found our front-of-house team helpful. On access for trades, our Sales Manager offered to meet contractors outside her usual working hours so that quotes could be obtained, and we weren’t made aware that this was causing delays. Regarding the damage identified after your survey, the seller initially declined to contribute but later confirmed they were open to discussing repairs or a price adjustment. By that point, you’d already moved forward with another property. We appreciate the frustration around the reservation fee. The SecureMove™️ agreement is designed to protect both parties by giving buyers exclusivity and reducing fall-throughs for sellers. In this instance, the circumstances didn’t meet the criteria for a refund under the terms agreed. It’s also worth noting that with a traditional sale, you would ordinarily also lose search costs (typically around £300) when withdrawing. Thank you again for sharing your comments. We’ll continue to review and improve our processes wherever we can. Warm regards, Redbrik.

Poor/abrupt/factually incorrect (directly conflicting with Tennancy Agreement) information when requesting return of rental deposit. Escalated to Director who did resolve the situation promptly hence the score of 2 stars (which would have been 1 star if not resolved so promptly)

Reply from Redbrik Chesterfield: Hi Mark, We apologise for the delay in your deposit return, but we want to assure you that the team have been working behind the scenes and following necessary procedures to release this to you. If there is anything further you would like to discuss, please feel free to contact us on the below number. 0114 361 0140

I made a general enquiry but they wanted so much information I was reluctant to give my info. Well, bad luck on you. I've now found what I want and no stupid questions

Reply from Redbrik Chesterfield: Hi Colin, apologies that the line of questioning felt extensive. We strive to collect as much information as possible to assist our potential buyers with their search and to offer security to our sellers and their homes. We're pleased to hear you have found a home and wish you the best with your move.

Very hard to get ahold of when needed and it too them 22 hours to get an offer in on a house. I know sometimes things happen but this was not a great experience.

Reply from Redbrik Chesterfield: Hi Liam, we're sorry to hear you didn't have a great experience on this occasion. As you say, each property sale is different and we can only apologise it didn't go your way in this instance. If you'd like to get in touch, we'd love to see how we can help get you into the home you want - please give us a call on 01246 563 060 or pop in! Best wishes, The Redbrik team

Recently viewed a property with Redbrick, was very disappointed with the agent who showed us round - he couldn't answer any of the questions we asked and knew very little about the property

I am writing this after being the purchaser of a house sold by Redbrik. Right from the outset I was not happy with the attitude of their sales person. Especially during the negotiation period. I made direct contact with the seller and it was immediately clear they had been telling lies on both sides about offers and rejections. We were both fuming! The worst part was when Redbrik said I had to pay nearly £600 to secure the sale with them. What!? I was told this was to pay for the searches they had already completed, which I was fine with, but the rest was admin fee! I questioned this over and over and asked them to send me a breakdown justifying the additonal admin fee, I got nothing other than "if you dont pay it, you cant buy the house" ....what!!!!? When I informed the seller they were fuming at how they were handling the case and how I was being treated. I will never ever use Redbrik to sell a house and I will avoid any property being sold by them! 16th Sept reply - You state that it creates greater transparency for the purchaser at an early stage? ...when i moved in the gas central heating and gas fire was instantly condemned! This cost in excess of 6k to put right. The house was filled with the previous owners belongings and took x1 full removals van and 8 trips to the tip to clear out all their belongings includings stained beds, mattresses, carpets, desks, drawers and wardrobes!!! Why have i never had to pay this SecureMove fee with any other estate agent? I appreciate having the searches complete is a good idea, but the rest in my opinion is just a con! ...i could understand if this was kept if the purchase wasnt to complete or pulls out the deal, but if it does complete the admin fee should be returned to the purchaser!

Reply from Redbrik Chesterfield: Hi, Thank you for updating your review. The additional information has now allowed us to identify your purchase and look back at the transaction in detail. Firstly, we were genuinely shocked to see the photographs showing the condition in which the property was left by the seller. Unfortunately, the condition in which a seller leaves a property on completion is outside our control as estate agents, but we sincerely hope you raised this with your solicitor and followed their advice at the time. With regard to SecureMove™, we are very proud of the process and the difference it has made for thousands of buyers and sellers. Your own purchase completed in January in just 38 days – across the Christmas period – which is an exceptionally fast transaction and a great example of the benefits that having searches and key legal information prepared upfront can bring. SecureMove™ was developed by Redbrik, which is why you may not have encountered the fee when purchasing through other estate agents, although similar upfront-information and reservation models are now being adopted by agents across the UK (and even another estate agent in Chesterfield). The £595 Reservation Fee covers the searches, Buyer Information Pack and the additional work involved in preparing key information upfront. If a seller withdraws from the transaction, the Reservation Fee is refunded to the buyer. The principles behind SecureMove™ are also closely aligned with the Government’s recently announced reforms to the home-moving process, which are moving towards more comprehensive information and searches being provided upfront, alongside earlier commitment between buyers and sellers. SecureMove™ does not currently include a survey or home condition report and therefore cannot identify defects such as those subsequently found with the boiler or gas fire. Buyers should take their solicitor’s advice regarding any additional inspections, certificates or surveys they require before exchange. We are sorry that, despite the exceptionally quick completion of your purchase, you have been left unhappy with aspects of your experience and particularly with the condition in which your new home was left. We appreciate that it has now been almost eight months since your purchase completed, but we would still be very happy to discuss your experience in more detail and address any remaining concerns. Please feel free to contact us at hello@redbrik.co.uk or speak directly with our Chesterfield team on 01246 563 060. Redbrik
