I saw a few other posts about how this company will accept your bid as a winner and then accept higher bids afterwards. I didnt think it was a big deal, maybe an accident. My first interaction with this company, I won an auction and received confirmation. They took another bid 40 mins later and lied about when that bid came in. I told them my lawyer is involved and they admitted they had made a mistake. I was told if the other party did not pay by 1130 I would be the winner again. The other party didnt pay and they started the auction again at a price above my winning and accepted bid. Trust in this auction house at your own peril.
Be very careful. You are dealing with a company that is selling an OPTION to buy. The terms of the contract are almost illegal and massively one-sided (read them and get advice). So many people are saying they lost money. Medway Law, which they use, is owned by IamSold. Also, I am sold on recording their calls but won't give any recordings to anyone, saying they are private due to GDPR... Their staff are very, very nice on the phone when you are talking about buying but change their behaviour once you try to negotiate and once you sign the reservation form. Rebecca A. will hound you so long as she thinks you are in her pocket. The actual agent who showed us the property confirmed he'd not actually read IamSold's terms properly. I asked him outright. IAS has very clever sales tactics, because once you pay the reservation fee, that's it – they have YOUR money. Be very careful; this is not a company I would recommend. I'd go as far as to say you could lose your money. The mortgage caveat is not worth the paper it's written on, and if you try to rely on it, they will say, "We need to send this to an internal panel for review," and guess what happens then. Follow your gut; if it doesn't feel right, you know it's not. Do yourself a favour: don't buy or sell via this company. So many have lost money

If you are looking for an honest letting agent or property management company, I would strongly advise avoiding Regal Estates. My experience has been incredibly disappointing, and I want to warn other landlords and tenants before they make the same mistake. Here are the main reasons I would look elsewhere: 1-Misleading Ratings & Intimidation: Do not trust their high Google rating; it appears to be heavily inflated by votes from family and friends within the Kutch community. Many genuine clients are afraid to leave honest, critical reviews for fear of being verbally assaulted by Sunail, which I know has happened to another landlord. 2- Hidden Fees & Admin Charges: They will draw you in with a charming initial pitch, only to sting you with excessive hidden fees later. For example, on top of the standard monthly management fee, they charge an unjustifiable £120 administration fee just to instruct a gas engineer for a Gas Safety Certificate-and that is before you even pay the engineer's actual invoice. 3- Poor Maintenance Standards: The quality of their property maintenance is unacceptable. The standard of work is consistently poor, often requiring jobs to be completely redone. 4- Inexperienced Staff: The team is highly inexperienced. Rather than actively managing the property or solving problems, the staff act as glorified messengers simply passing emails back and forth. 5- Predatory Contracts: Be very careful before signing. If you are unhappy and want to terminate their services but keep the tenant they found, their terms make it nearly impossible to sack them. They demand continuous fee payments even when you are no longer using their management services. 6- Unprofessional Conduct: Just read Regal Estates' responses to other negative reviews on Google. While some reviewers might be frustrated, a reputable business should maintain its composure. Their hostile and unprofessional conduct in a public forum tells you exactly how they will treat you behind closed doors. I would avoid Regal Estates at all costs and find another, more professional agent.
I listed my house for sale in January this year. The agent I used suggested modern auction as I had no upward chain. All paperwork for the auctioneer and solicitor were completed within 24hrs. In less than 2 weeks the auctioneer (Liam Barker) rings me asking me to consider dropping my price by 10k. I refused and this didn’t go down to well with him. Over the next few weeks communication was sparse. Every call was him telling me I need to reduce my price. No communication from the estate agent. When I did agree to reduce the house price nothing happened as I would not reduce by the price he wanted. Whose house is this ? Never sure when I live in the East Midlands area why I’m given to Northumberland ? The minute my 3 month period was up he comes back to me with a suggestion of transferring to the London branch. I continued stating via email that I’ve had enough and I’m not continuing with this. Suddenly communication stops . I. State again we are finished and I want my house removed from Rightmove . The reply to this is that this is the first he knows of it ! I forward all emails again to Liam who tells me he never received them, yet he’s responding! Interesting. I do not recommend I AM SOLD. I certainly do not recommend the process or the auctioneer. What a complete waste of time. Please be very careful about this method of selling, despite all the talk it’s definitely not worth the aggravation and no one is completely trustworthy or honest. Would give zero stars if I could.
Unbelievably poor. Communication is almost non existent. Guarantees of callbacks from our completion “specialist” were not realised a single time, even on our completion day. Emails take days or weeks to be responded to, if at all. Then there’s the outright lies. Telling our estate agent that they have updated us, when they absolutely have not. If I worked for a company who treated clients like this, I’d leave out of embarrassment. We’ve been left feeling as though Iamsold could not care one bit about our sale, presumably since they get their payment up front from the buyer? Where’s the incentive for them to actually follow through? Given all of this, to no surprise our sale has now fallen through. What a waste of three months. Don’t make the same mistake we have in trusting Iamsold with your house sale. Beyond awful.
When the funds from your house sale get paid into the wrong account by the solicitors they receive comission for recommending, they will send you the completion documents and pretend it didn't happen.
This property auction team wasted my time twice. The first time, I won the property and was told to sign the agreement and transfer the fee. Just as I was about to transfer the funds, they called me and said the property had been sold privately instead. The second time, I placed 8 bids, and they kept extending the auction time for the other party. It honestly felt like they had already decided who they wanted to sell the property to, and the auction was just a formality. In the end, they extended the time again for the other bidder and then suddenly ended the auction within seconds. Very disappointing experience. In my opinion, they are just time-wasters and not transparent with the auction process.
There's no point in trying to sell or buy from this outfit they never answer telephone they put you on hold for ages and still never answer phone They give you the option of leaving a message but they dont return calls TAKE YOUR BUSINESS ELSEWHERE
