If you are looking for an honest letting agent or property management company, I would strongly advise avoiding Regal Estates. My experience has been incredibly disappointing, and I want to warn other landlords and tenants before they make the same mistake. Here are the main reasons I would look elsewhere: 1-Misleading Ratings & Intimidation: Do not trust their high Google rating; it appears to be heavily inflated by votes from family and friends within the Kutch community. Many genuine clients are afraid to leave honest, critical reviews for fear of being verbally assaulted by Sunail, which I know has happened to another landlord. 2- Hidden Fees & Admin Charges: They will draw you in with a charming initial pitch, only to sting you with excessive hidden fees later. For example, on top of the standard monthly management fee, they charge an unjustifiable £120 administration fee just to instruct a gas engineer for a Gas Safety Certificate-and that is before you even pay the engineer's actual invoice. 3- Poor Maintenance Standards: The quality of their property maintenance is unacceptable. The standard of work is consistently poor, often requiring jobs to be completely redone. 4- Inexperienced Staff: The team is highly inexperienced. Rather than actively managing the property or solving problems, the staff act as glorified messengers simply passing emails back and forth. 5- Predatory Contracts: Be very careful before signing. If you are unhappy and want to terminate their services but keep the tenant they found, their terms make it nearly impossible to sack them. They demand continuous fee payments even when you are no longer using their management services. 6- Unprofessional Conduct: Just read Regal Estates' responses to other negative reviews on Google. While some reviewers might be frustrated, a reputable business should maintain its composure. Their hostile and unprofessional conduct in a public forum tells you exactly how they will treat you behind closed doors. I would avoid Regal Estates at all costs and find another, more professional agent.
