The staff that I had spoken to were great - a shout out to Ross for being the only person who got things done when needed. I moved into the property late due to essential maintenance, but this was not correctly communicated within the company, leading to me having phone calls from different departments asking me to pay an outstanding balance from before I moved in. I had to buy a heater to live in the property with a faulty boiler that was deemed in working order, but on the final day of my tenancy a plumber was at the property fixing the boiler. The windows leaked air which made the property even more unbearable to live in. I was left with an infestation of flies due to vermin in the floor boards. Which lead to the property being inhabitable for near 2 weeks. My information was not communicated to my utility providers, thus, leaving me paying lump sums at the end of my tenancy. Finally, I was deducted money from my deposit for things that were not my fault, i.e a smoke alarm that was not refitted after the maintenance of the property that lead to me moving in late and that 'extensive cleaning' was required when I left the property although I had cleaned the property myself. However, due to the lack of communication I decided to left it slide so that I could cut ties with the company as soon as possible. Although the people who work at the company are genuinely nice, hardworking and dedicated professionals; I cannot recommend the property management company due to its poor communication and it lack of urgency when problems arise. This I find very poor for the price of the properties and the current decoration and state going of the properties.NegativeResponsiveness, Quality, Value

A company that requires serious investigation. Seraph continue to sting residents with hefty, non-transparent management and service charge fees, and deliver the bare minimum service. Very poor management and an unclear business hierarchy with many off shoot companies charging each other unrealistic costs for basic services. Management chop and change like the weather and pass the buck to increase lead time on issue resolution. Seraph expect you to just live with serious maintenance and H&S problems that you are paying them to fix. Seraph will neglect their responsibilities which have significant impact on communal areas and services. Their AGMs are a complete waste of time - consist of nothing but all talk and big promises. I urge all future business partners to seriously consider the 1 star reviews. Seraph’s replies to the poor reviews listed here highlights their incompetence and resistance to take accountability. The level of “neglect” and untruthfulness in their service is very concerning. RESPONSE TO SERAPHS COMMENT BELOW: If Seraph provided the service I am paying them for to fix a problem I brought to their attention at the beginning of the year, then I would not have to leave such a review.
Incredibly poor service from Seraph Property Management Company. Emailed all of the residents of the estate on 26th April 2025 to advise that their Block Manager, Callum Wall, would be in attendance to reset gate fobs for a gate system that hasn't worked for over 2.5yrs. Took time off work to ensure that I was home at this time and found a queue of residents going down the street. Guess what, Callum is a no show. No correspondence to advise that the scheduled visit was not happening. Receive an email at 4:08pm TODAY stating that the scheduled visit was not taking place due to a lack of response from residents. At no point in the original email was a response requested, and laying the blame of the cancelled visit on the residents is a joke. The email came through AFTER a resident contacted the office to find out where the Block Manager was. We are paying for a service that doesn't exist, and for a company that wants to blame others rather than accepting responsibility for THEIR lack of action. Providing only 30mins to reset an entire estate's fobs (there are over 100 properties) with two fobs per household was wishful thinking in the first place!
I have had the displeasure of having Seraph as a landlord for 5 years. They couldn’t run a bath let alone a property management company. They have been trying to improve their reviews lately by only asking those with positive experiences to leave a review but don’t fall for it they are awful. My block actually removed them for leaseholders but tenants are still stuck with them. Any issues you have as a tenant will take months to be resolved. The staff all have an attitude and no professionalism or customer service skills. They will send you defensive emails which don’t address the issue at their own pleasure and are always “in training” or at “a meeting” if you try to call no matter the time of day. They should be politicians as it’s rare you get a straight answer just get fobbed or misinformation. All the new nice people don’t last or quickly develop these bad habits unfortunately. They do substandard and cheap repairs and arrange subcontractors that don’t attend and have no respect for your time or property. AVOID AVOID AVOID.

Sadly, Seraph managed the previous property I rented and one thing I have learnt is that they will be in no rush getting your deposit back to you (6 weeks and counting) and the lack of communicating is a disgrace.
