It was really bad experience. They don’t provide any records. They didn’t complete our requirements. Don’t waste you money. My building was with Seraph from 2022 until the end of 2023 and we are still asking for our invoices, bills and records. Terrible service
Totally unprofessional company who always take the owners side over the tenants, regardless of the situation. Tried to deduct money from deposit due to damage caused by a previous tenant, tantamount to fraud. Had to take the case to an adjudicator, we won. The owner is the Chairman of the National Registered Landlords Association. Speaks volumes about the state of the rental sector. Stay away from this company. Edit: Your response below to the review is typical. There was no negotiation in this matter, Seraph just decided to be bully boys and go straight to the adjudication - which is against good practice. Anyway you lost and we are taking you to the small claims court.
I think the only thing I can do is beg landlords not to use Seraph. I have uploaded a video to YouTube to show what I have had to deal with. My home is now managed by another agency, and work is finally being done. I am utterly outraged with this and I will be sharing my story with the media tomorrow. https://youtu.be/O_vayiYUwig EDIT : It has now also been established that my property has been unfit for human habitation as per Part 2 of The Renting Homes (Wales) Act 2016, "If a CO alarm is required, it must be present from the occupation date or from 1 December 2022, where the contract-holder is already living in the property". No CO alarm was ever present nor fitted by Seraph while they managed my property until October/November 2023. This has now been fitted by new agency together with wired smoke alarms to replace the battery powered ones I had to install myself. I have spoken with Citizens Advice who have sign-posted me to some resources to make a legal claim against the agency in order to seek compensation for undue stress this has caused myself and my 9 year old son.
I have never faced anything like this before in my life. I have started living in treforest from September 2022 and from that time me along with my roommates have been continuously facing many issues, even though we complain about this problems to seraph property management by email, they will respond but won't take any action to help us or solve the issue. There are many issues with the property that seraph has provided us *No chimney *Smoke detector is not working *A annoying beep sound have been coming from the meter box *Bed bugs Bed bug is the main issue that I have been facing for soo long, I have emailed them for many times and between this period one person from pest control came and sprayed, but it was not helpful, we are facing the issues again after that. I am not able to sleep at night !, at 2am and 3am I am in my bed killing the bed bugs. I am not sleeping well for more than 2 months from now and between all this time I have been asking seraph property management to any how resolve this issue. But 2 week before there final email was that they have contacted counsel to resolve this issue and they will take care of it. And some one from the counsel will contact us. But till now no one have contacted us. And i am still suffering from sleeplessness.
Terrible communication. Treat tennants very poorly.Use unreliable contactors. Completley unreliable letting agent avoid. Take 5☆ reviews with a bucket of salt.
I recommend reading the reviews on other sites as they seem far more accurate. It looks like Seraph are having all of the honest reviews removed and asking friends and family to add false experiences. Absolutely horrendous, they do not meet the bare minimum standards. Edit: I know ‘contact us directly’ is the recommended response to a negative google review, but I have contacted you directly for the entire tenancy and you pretty much ignored me. Everything you said during the viewing was a lie - the price, the circumstances, the promises of resolution. You should be ashamed of yourselves. I asked other tenants and they have stories just as bad as mine. Seraph is a landlord apologist group masquerading as a letting agent. Do not give them a penny.
Awful experience as a management company. Seraph are responsible for the Bayscape private development. Failure to provide communication to leaseholders, mismanagement of finances, lots of promises but little action.
If I could give 0 stars I would. Awful company. They gave keys out without my permission and on two separate occasions resulting in unauthorised persons entering the property and an occasion where petty change has been taken from the property. I have told seraph countless times that nobody is to enter my property without permission which was ignored. I am aware that legally they can enter the property in event of an emergency like a fire or leak. There is a leak in the property but even with the unauthorised contractors entering the property without permission, nothing has been resolved so makes you wonder what they were doing in there in the first place! I've had issue after issue with the property itself. Seraph cares very little about their tenants and has ruined my whole experience. Please do your research before using this company as you will be disappointed!!
