From my experience of viewings with representatives from Prospect, I have found their employees to be cocky, arrogant and full of themselves. I was actually put off putting an offer on a property because of an employees pressure tactics and badgering. They sure ain’t the best but they sure ain’t the worst either.

I've recently used Prospect to sell my house in Bracknell. The process didn't start brilliantly with some very pushy sales tactics from the assistant manager. I decided to go with Prospect as they were the only viable option for me. I was really pushed into using their recommended solicitor. This was a pretty horrible experience and involved putting a lot of pressure on me to instruct the solicitors there and then so I was unable to take the time to shop around. I was told in no uncertain terms that my sale was very likely to fall through or be severely delayed if I did not use these solicitors. I was also told they would be excellent at communicating with me and with Prospect to find the perfect time to serve my tenants notice. Unfortunately, this was not the case. The solicitors eventually managed to exchange nearly 2 months after the date they said they would 'easily' be able to exchange by and so I was left out of pocket by over £3000 through lost rental income. I would never have gone with these solicitors without the high pressure sales tactics and it has left a really sour taste. It was made clear to me by a member of staff at Prospect that they have had lots of problems with these solicitors. It's really disappointing that they were happy to lie and push me into using these solicitors just so they could get their referral fee. I've given Prospect plenty of time to deal with the complaint and they felt unable to do anything to make things right. After much discussion, they half-heartedly offered to refund the commission they received from the solicitors. I declined this offer as I believe it was mainly an attempt to try and stop me from taking my complaint to the Property Ombudsman who are now investigating the tactics used, and frankly it was much too little too late! I will update this review with the conclusions of the Property Ombudsman investigation when it comes through. The 2 stars are for the excellent transaction support and I would happily give this element 5 stars! Angela communicated brilliantly and did everything she could to try and get the sale across the line. Generally, the rest of the experience was good and the visits were usually well managed and communicated. They found a buyer relatively quickly and I got close to the asking price. It's such a shame that what could have been a good experience was let down so badly by pushing me into using the wrong solicitor.

my experience with Prospect has been deeply disappointing due to consistent management failures and poor property standards since early 2025. Issues encountered since move-in: • Hygiene & Maintenance: Upon moving in, the property was handed over with a broken washing machine and carpets that had clearly not been professionally cleaned, despite expectations for a managed property. • Health & Safety (Mould/Damp): For over a year, I have dealt with persistent damp and mould issues. My requests for resolution were met with significant delays. I eventually had to purchase my own dehumidifying products and protective materials to maintain the property's condition at my own expense. • Ventilation & Pest Issues: A severe external pigeon infestation has made it impossible to open the windows for hygiene reasons. Instead of addressing the root cause, the agency provided conflicting and inaccurate advice regarding local regulations. • Privacy & Professionalism: Only a few months after I moved in, the agency contacted me out of the blue demanding to bring prospective viewers to the property while I was still a sitting tenant, which was highly intrusive and unprofessional. Conclusion: It was only after the formal intervention of the Environmental Health Housing Team (West Berkshire Council) that any real action was taken. The lack of proactive communication and basic maintenance is unacceptable for a reputable agency. I strongly advise any prospective tenants to thoroughly document every detail of the property before signing, as the management has shown a consistent lack of accountability.

Terrible letting agents. Avoid at all cost

The letting management team at Prospect are terrible at best. Each time there is an issue (luckily it doesn't happen too often), it is mis-managed by them. They don't answer the phone or return voicemail. Go behind your back and don't keep you updated of any issues. To crown it all off, just received an email, to say they are going to increase the management fee. I quote "To continue delivering this high level of service, we are making a small but necessary adjustment to our management fee" What high level of service? I don't receive this as a Landlord

If you are looking to sell your property with Prospect Estate Agents in Reading! Do not go with them! I had a call back from them to follow up on the valuation they gave me! The estate agent on the phone was going on and on and on trying to get me to go with them when I already chose an estate agent! They were bad mouthing the estate agent I went with too! This is very unprofessional! I was dealing with an estate agent called Toby from Reading! He was going on and on and on! When I was happy with my decision to go with the estate agent I wanted! They even called the estate agent I went with liars!!! This is very unprofessional attitude! Should have just said “thank you and yes that’s fine” not go on and on about this! Trying to sell and sell! I would never go with you now on this basis! They were trying to put my property on the market for £20k less than i wanted it on for too!! Terrible and unprofessional to bad mouth a competitive business Edit: Dated 1st April 2025 another estate agent from Prospect called Luke today called me up! He called me up 3 times!! When I told him leave me alone and don’t contact me again!!! He called me 3 times!!! This is now harassment and I am going to get the police involved!!!

Wouldn't rent an umbrella from Prospect even in the middle of a rain storm. (Had no experience with sales team)
