Unprofessional company who like to try and go against trading laws . I have bought many many house’s over the years and sold but never have I had a company that send you childish emojis in emails and talk down to potential buyers they haven’t a clue how to get their sellers the best deal . Wouldn’t even consider buying anything they have to offer and wouldn’t recommend any one selling with them . Rude childish unprofessional

Good morning Jack. Thank you for taking the time to leave a review, I am of course disappointed that it is to express that you were unhappy with the service that you received from ourselves. Your initial contact with us was to arrange a viewing of a property that was unfortunately fully booked but you asked to submit an offer anyway. From previous conversations with the vendor, they were wanting viewings to take place before offers were considered due to the level of works required. We did however notify the vendor of your offer, as we are required to, which included checking the chain details of your related sale, which I'm sure your estate agent will confirm. We then contacted you when a cancellation arose and accommodated a viewing for you the following day. With regards to the emoji, it was a friendly gesture (which our customers usually appreciate) due to you being unhappy with your initial contact with ourselves, so I can only apologise if it was taken out of context or offended you in any way. Since your viewing, you have emailed to withdraw your offer. I have replied to this requesting your feedback to pass on to our vendor but await a response. At this stage I can only assume that the withdrawal of your offer may be due to the property needing a lot more work than you had anticipated which is why we always advise that properties are inspected internally before offers are considered. I can only apologise that you have been unhappy with ourselves on this occasion, but we do work in our vendors best interest and have received multiple offers on the property this morning from the viewings that went ahead over the weekend. All was smooth sailing until we got scammed of our rent. I had an email from what I thought was ‘Northwood Bolton’ telling me to pay our rent to a different account. I rang Northwood Bolton’s office, addressed my concerns and the lady I spoke to reassured me the email was in fact from themselves. So I went ahead and made the payment, only to receive a letter weeks down the line stating we was in rent arrears. Northwood Bolton never once apologised or took any of the blame. In the end I went through the property ombudsman who managed to get through to these morons and they offered me a good will offer of £100, which I accepted because I couldn’t be bothered with anymore hassle. We have just vacated the property we rented through Northwood and my god am i glad to be rid of them!! We paid for brand new carpet and left the property immaculate, however they are keeping the deposit and claiming it cost £456 to take a shelf down, wall brackets, fill the holes and paint the holes, it doesn’t take no genius to work out these absolute idiots don’t have a clue what they’re doing. The whole entire company is a shambles. Would avoid at all cost!!! Nothing but scammers. I will be contacting DPS as I have all the evidence needed to make sure we get our deposit back. Luckily they only got to keep £200 of it as we withheld some of our rent, which we was advised to do by several other tenants. My advice to anyone who already unfortunately rents with these morons, get rid ASAP and withhold your rent as I can guarantee you will not get any of your deposit back, no matter how spotless you leave the property.

"Northwood Bolton let my home..."

Northwood Bolton let my home go to ruin with tenants that I had continuously told them were dirty and thoughtless. When I got the house back, it was in a terrible state throughout. It is a mystery what Northwood was doing for 2 years. Were they visiting and not bothering to red flag the condition? Or were they not visiting at all? If the latter, is that a breach of contract? Naturally, COVID was a gift to agents that simpy take the money and don't bother visiting or don't care about what they see when they do visit. COVID lockdown lasted some months on and off, but to let a house get in that condition takes years. They made numerous excuses, such as the tenant not being there for scheduled visits. They are contractually obliged to be there. if not, just go unannounced? The condition report when the keys were handed back was 'unacceptable' throughout. When I mentioned to Northwood that I might take the tenants to court, I was told that I couldn't because the original condition report had been lost!! In sum, Northwood took around 1200 pounds over 2 years and it remains unclear to me if they visited once in that time. Just cleaning the house has so far cost around the same. I am left wondering what I paid Northwood the % commission for. Totally unacceptable.

The only delay I can see with our very limited dealings with you after our acuisition of Miller Metcalfe portfolio was between Christmas and New Year when we had a number of staff on holiday and your issue was not urgent (just clarifying where deposit monies were up to) so was not prioritised. If i could rate 0 stars then i would of . Its all smiles and good manners when taking money from tenants . Its when northwood have to give the money back the problems start. Bogus charges ,bogus issues and all to keep your money . I hope many people read this so they dont have to go through the same . AVOID . After over 12 months of dispute i can update . Northwood tried to charge me 450 as a deep cleaning fee when i left my property even tho it was clean. Well now the dispute service has awarded me 300 out of the 450 back . I still say there should of been no charge what so ever but at least this shows after a decision being made, northwood clearly try and shaft its customers . So hahahhaaha nice try northwood but you failed yet again . Stay away from these estate cowboys.

*** AVOID AT ALL COSTS *** - Please see below if you want an objective and unbiased review, it will be worth taking 5 minutes to read this. I moved into a house share which was very reasonably priced and cannot knock the actual facilities within the property. As for Northwood Bolton however just don't even bother - save yourself a world of stress. I don't know what Northwood admittedly are like when it comes to an unshared property and maybe they treat these individuals but if you are moving into a house share I would certainly think twice. These people will withhold your deposit at all costs beyond reason, they hide behind legislation and unreasonable contractual arrangements to protect their position and have absolutely no consideration for common courtesy or customer service. All they want is your money. They do not seem to care about professionalism or your needs, just their own. From the very beginning it was a nightmare. The contract was done wrong, they didn't tell the landlord that I had moved in so the heating and water wasn't set, they started my payment date from the wrong date and then blamed me for it, there was just problem after problem. Before and during the COVID 19 pandemic I requested very reasonably that I (we) simply be notified out of courtesy if any viewings were taking place and if any new tenants were to move in. I also requested the same for any maintenance being carried out. They have a fix flow site to report any issues, for example the front door came off the handle and they did not fix this for almost 3 weeks, yet the very day rent was alleged to have not been paid they were straight on the phone to me despite me having actually have paid the rent anyway. In house shares, they seem to just arrange viewings and move people in, they don't make any effort to let you know out of courtesy and then if you call and complain about it, in a nutshell cutting out any legal jargon their response is pretty much "We can do whatever we want because we're not coming into your room". I would point out that one time however their maintenance people had not properly fitted the doors and they were a fire hazard which delayed a second Tennant moving in by a week. They did not give me any notice to come into my room (despite this actually being in the contract) and they just started lifting the doors and painting them which meant the door had to stay open and I could not leave my property for two or three days despite having annual leave booked. I complained about this and surprise, surprise they were not really interested. In the end because of all the stress, hassle and multiple problems, I moved out of this property and we had many arguments about what was owed to who and who was to blame. They demanded their rent and I wanted my deposit back (They didn't request any reductions to it either). I had no sensible or empathetic discussions with any of their staff members. They were rude, dismissive and just dug their heels in. They actually addressed my complaint letter advising they were DISAPPOINTED that I had complained - what a way to open your response to a complaint! Scolding the complainer for making it in the first place! Everyone knows you start a complaint response APOLOGISING for the issues even if you don't actually agree with the complainer! They just don't have any compassion or courtesy. It wasn't until I spoke to their branch director that I got any degree of a sensible and meaningful discussion. In summary, all these guys care about is lining their pockets, they won't look after you as a tenant and they definitely don't care about you - Save yourself the hassle. I re-iterate they won't acknowledge their own flaws and will probably say they're DISSAPOINTED with my review! However I certainly won't be bothering to read it. I just hope other letting agents don't behave in this way, if I could have rated them minus stars I would have. You definitely won't get your deposit back from these cowboys so good luck to you if you rent with Northwood Bolton - you've been warned!NegativeQuality, Professionalism

Alex, I will take some time to respond to your review because I am sorry that you felt you had to complain but I will also say that I do not agree with the tone of your review and details that you have provided which do not reflect the actual situation but rather your chosen description of it. I went through with you in some detail all of the issues you raised on a number of phone calls that I had with you and you and I agreed that in some instances there had been misunderstandings on either side and not all issues that did arise were down to ourselves or our actions (or lack of) but rather due to contractors or communication between a number of parties (us, tenants, the landlord). I am not going to go through every issue you have raised as it would appear argumentative and you and I have already gone through these issues. However, what I will say is that I am very disappointed about your comment regarding the deposit. You did not give proper notice and sought to justify that – which relates to your comment about our demanding the rent (on behalf of the landlord as it is not our rent) and you wanting your deposit back. As you know I worked to reach agreement with the landlord so that you left and you only had to forego your deposit. You make it sound as though we benefit from the deposit – we do not – if monies have to be retained then they belong to the landlord, we are just the agent. Given I deal with all deposits I can tell you that over 95% of all tenants get their full deposit back. Ultimately there are a mass of positive reviews left by many of our other customers, it is very clear that you are very upset that you did not receive back your deposit and I believe this has influenced many of your misrepresentations of the facts of your tenancy. Took me weeks to get my

Took me weeks to get my deposit back even though the house was clean and no damage. Rip off merchants these lot. Avoid at all costs.
